Mold remediation can be a pricey venture.Here's what to look for and expect when youcall in the professionals..

If scrubbing and bleaching don't solve yourproblem, it's time to call in mold remediationspecialists who uncover and remove harmfulspores. Call sooner than later, because littlemold problems can become big mold has-sles quickly. Here's how to select, and whatto expect from, a mold remediation special-ist.

Who you gonna call?Mold remediation is the Wild West of homeimprovement. The field largely is unregulat-ed, and anybody can call himself an expertand call just about anything mold. There's norequired separation between who diagnosesthe problem and who fixes it. And homeinspectors, who evaluate your home's majorsystems, don't necessarily know much aboutmold remediation.

When you need professional mold remedia-tion, look for an independent consultantwith credentials in mold remediation andinvestigation. Such professionals should:

•Demonstrate completion of indus-try-approved coursework in mold investiga-tion given by the American Board of Industri-al Hygiene or the American Council forAccredited Certification (formerly the Ameri-can Indoor Air Quality Council).

•Provide a written report thatincludes lab results of air and surface sam-ples.

•Work independently from a moldremediation outfit.

•Refrain from selling you products.

Investigate the moldMold remediation begins with an eyeballinvestigation that takes anywhere from 20minutes to 2 hours, depending on where theproblem is hiding--in plain sight or behindwalls.

Next, the consultant may suggest taking airand surface samples, necessary only to iden-tify your particular mold for health or legalreasons. Always ask the mold remediationconsultant why he wants to take samples: Heshould be able to articulate whateverhypothesis he is trying to confirm.

Make a mold removal planIf cleanup is a simple DIY project, the con-sultant will advise you about procedures,protective equipment, and tools. He shouldalso tell you where/what moisture problemgave birth to the spores.

If cleanup is beyond amateur status, the con-sultant should draw up a mold remediationand removal plan that a professional moldremediation company or trusted demolitionand building contractor will follow. Makesure the professionals you hire have a longtrack record, provide references, and arebonded and insured.

Cleanup can be as simple as spraying anddisinfecting drywall, or as complex as:

•HVAC disinfection

•Drywall, stud, and insulationremoval

•Cleaning personal belongings

•HEPA (high-efficiency particulate air)filtration

How much it costsMold consultant: $250-$500 (which mightinclude air and surface samples: always ask).Air samples: $18-$225 apiece, depending onthe laboratory.

Simple mold removal: $500 for surface moldremoval.

Extensive mold remediation: $6,000-plus forsevere infections that require extensive dem-olition, disinfection, and restoration.

Check your insuranceHomeowners insurance typically coversmold remediation and removal only if theproblem results from a sudden emergencyalready covered under your policy, such as aburst pipe. Insurance usually doesn't pay ifthe mold resulted from chronic moisture,deferred maintenance, or floodwaters(unless you carry flood insurance).

Here's how to tell if you can getrid of mold yourself or if you need a pro-fessional.

Mold is never a good thing.Spores reproducing on counters, walls, orwood trim can take flight and aggravateasthma, allergies, and respiratory ail-ments, as well as ruin drywall, carpet, andwoodwork. But in every life, a little moldwill form, and not every patch is a reasonto panic. Here's how to tell if you can getrid of mold yourself or if it's time to callout the remediation cavalry.

Everyday moldSpores thrive on moisture, so

expect it to grow in areas that get andstay wet.

•Bathrooms with poor ventilation,

especially shower ceilings and tile groutlines

•Around kitchen and mudroomsinks

•Along thresholds of exteriordoors

•Basements near hot waterheaters and sump pumpsEveryday solutions

If you can see it, you probably canget rid of it with a little elbow grease,soap, and water. More stubborn formsusually succumb to a solution of 1:9bleach-to-water. Spray and wipe.

If you've better things to do thanhunt spores, cure the moisture problemsthat foster growth. Throw open a windowor run the bathroom fan after you showeror bathe. Thoroughly dry sinks and sur-rounding tile after washing dishes. Peri-odically clean and dry basement mois-

ture-prone areas.Problem moldIf you find spores growing on dry-

wall, studs, and subflooring--especially ifthe area exceeds 10 sq. ft.--then you'vegot a bona fide mold problem.

Don't bother buying a hardwarestore petri-dish kit, which claims to helpidentify airborne mold: it doesn't. The kitsmight grow some spores for you--they'realways present in indoor air--but the kitscan't guarantee that a statistically signifi-cant number of spores are flying around,and they don't confirm the presence ofdead spores (they can be harmful, too) ordetermine baseline levels in order tocompare results after remediation.

To get rid of mold that you sus-pect is serious, your best bet is an inde-pendent consultant with credentials.
