may be quick to give advice about the home-purchasing process. As a result, there could be several home buy-ing myths that may have found refuge in the back of your mind. Unfortunately, that friendly advice can help perpetuate some of the most common home-buying myths — especially when it comes to credit.

Home-buying credit mythsMyth #1: You need perfect

credit to purchase a home.Fact: It is true that an indi-vidual’s credit score has an impact on the mortgage loan approval process and ulti-mately the resulting interest rate. However, perfect credit is not needed to secure ap-proval for a mortgage loan. While credit scores can range widely, the higher your credit score, the more options you will have to find a mortgage with favorable interest rates.

Myth #2: Lenders have free rein in sharing your personal credit information.Fact: Not so. For a lender to share your information with an affiliate (any entity that is involved in making, hold-

ing or investing in bank loans or credit extensions), gener-ally you must first give your permission. State and federal privacy laws are in place to help protect your personal information.

Myth #3: Lenders only use one scoring model that de-termines creditworthiness.Fact: There are a number of credit-scoring models used to determine credit risk in today’s marketplace. ty, but it’s doubtful even he knew how difficult it would be to avoid the latter – espe-cially property taxes.

No matter where you live in the United States, if you own real estate, you must pay property taxes. Accord-ing to a recent study by Zil-low, a U.S. property owner pays an average of around $2,800, or approximately 1.4 percent of their home’s value each year in property taxes. Of course, that “aver-age” figure indicates some homeowners pay more while others pay less. The counties with the highest averages are Westchester County, NY ($14,829 per year); Essex County, NY ($12,051 per year) and Bergen County, NJ ($11,172 per year).

Do you know how much you pay in property taxes? Look up your home on Zillow – the information is there on your home details page.

Deciphering how property tax rates are set is not easy. There is no single formula used by states and counties to calculate property taxes. In fact, more than 13,500 local governments have the authority to assess property taxes; all states allow lo-cal governments to set their own tax rates even though many states place limits on their rates.

Still, understanding the process is your first step to-ward knowing whether or not you’re paying too much in property taxes. Start by vis-iting your local assessor’s of-

fice to find out how they as-sess properties. Ask how you might go about appealing your assessment. Most mu-nicipalities require property owners to lodge their appeal within 60 days of when an-nual assessments are mailed; check with local authorities for details regarding your city or county and get copies of the forms you’ll need to complete. Homeowners can-not contest their property tax rates, but they may be able to lower the assessed value of their home by filing an ap-peal.

Once you have a basic understanding of the assess-ment process, you’ll want to do your due diligence to de-termine whether you’re be-ing overtaxed:

from your local assessor’s of-

fice; in some municipalities, these documents can be ac-cessed online. Your prop-erty card – also known as a property’s “working papers” or “worksheet” – includes factors used to determine your home’s assessed value: square footage, lot size, number of bedrooms and bathrooms, etc. If, for exam-ple, the assessor’s office be-lieves your home includes a three-car garage but no such feature exists, it’s likely your assessment is incorrect.

Know your neighborhoodMost cities and counties

assess homes on a one- to three-year cycle. It’s natural, then, that a home’s assessed value will fail to keep up with changes in local real es-tate prices. A local decline in home prices could leave you paying more than your fair share of property taxes.

When determining whether your home has been properly assessed, you’ll need to know the assess-ment of comparable homes – same size, same location, same amenities. Using infor-mation available from your assessor or on Zillow, search for at least five comparable homes that have sold in your neighborhood within the past year. If you discover that your home is valued at least 5 percent to 10 percent higher than comparable properties, you may be able to file a suc-cessful appeal.

Present your caseThe National Taxpayers

Union estimates that up to 60 percent of U.S. properties are overassessed. If you be-lieve yours has been, gather documents that support your case and ask for an informal meeting with a representa-

tive from your local assessor’s office. If the assessor won’t agree to a meeting, or if your assessment isn’t adjusted as a result of the meeting, you may want to file a formal ap-peal.

The appeals process var-ies greatly, but most munici-palities require appeals to be submitted in writing along with evidence that supports the request for a reassess-ment. Once a formal appeal has been filed, a decision generally is handed down within two to four weeks. If you aren’t successful, you may be able to take your ap-peal to a state review board. If you’re still not getting the answer you want, you may be able to take your case to court – at which time you need to consider whether court fees outweigh any po-tential reduction in property taxes.

Homeowners hear that the real es-tate market has

finally turned a corner and assume that means mul-tiple offers and bidding wars are back. Even if your town is buzzing with real estate activity and sales are picking up, it doesn’t mean that you’re guaranteed multiple offers, or even one offer for that matter. For a seller to get lots of activity on their listing, there are three must-haves: location, price, and presentation.

Must have a good loca-tionOne thing is common among all properties that receive multiple offers these days: the home is in a good location. Loca-tion is nearly always what drives homebuyers in their search. Before consider-ing price, number of bed-rooms, or size of home, a buyer looks for location.If your home is on a busy street, not in the best school district or near a freeway on/off ramp, chances are you won’t re-ceive the kind of activity that a well-located home would. In that case, work closely with your agent to price the home correctly.

Must be priced rightBuyers in any market look for perceived value. Homes priced 10 percent (or more) over their market value won’t get noticed. Pricing isn’t an exact science, and it’s nearly impossible to pin a precise number to a home until the buyer and seller sign a contract and close.

Then, the price officially becomes the home’s mar-ket value. Until that time, agents can provide sellers with a value range. Have a good location? Does your home show well? Are you in a strong sellers’ mar-ket? Price your home on the bottom of that price range and you’ll be sure to attract buyers — and pos-sibly multiple offers.

Must show wellA generation ago, sell-ers simply did some deep cleaning and maybe some de-cluttering before their first open house. Presen-tation wasn’t as impor-tant then as it is today, given online listings. More buyers today develop an emotional connection to a home. They want to imagine themselves in your home and not feel like they’re a guest. What does that mean? Appeal to the masses. If you have a good location and you plan to price your home re-alistically, then you need to make sure you give buyers what they want. If you can afford it, make cosmetic upgrades; invest in some staging and work to turn your home into a “prod-uct.” Emotionally discon-nect from your home and try to see it more objec-tively.Plan on having the home in perfect condition for the photo shoot. A buyer’s first impression of your home likely will be via the Inter-net or an email from their agent. Make them want to step inside. The more buyers you attract to your home, the more activity.

Know your market

Don’t assume that na-tional trends apply to your region, city, or neighbor-hood. If you’re not in a strong sellers’ market or you spend a fortune on last-minute upgrades, you could be in for a gi-ant surprise. Just because you hear about bidding wars and multiple of-fers on the national news doesn’t mean that applies to your market. For ex-ample, while properties in San Francisco may receive multiple offers, a town like Port Chester, NY, still sees short sales and homes of-ten spend many days on the market.Work with a good local agent. A local agent has likely toured all the nearby homes for sale as well as ones that have sold over the past six months to a year. Knowing those homes, having walked in-side and personally know-ing the agents who have sold them matters. This is market data that an out-sider just doesn’t have ac-cess to. Putting the recession in the rearview: Home values at or near peak levels in 1,000+ US cities

Homes in more than 1,000 cities and towns nationwide

either already are, or soon will be, more expensive than ever, erasing any losses in value experienced during the recession, according to Zil-low.

U.S. home values climbed 5.7 percent year-over year in the first quarter, to a Zil-low Home Value Index of $169,800. National home values have climbed year-over-year for 21 consecu-tive months, a steady march upward that has helped put the housing recession almost entirely in the rearview mir-

ror in 1,080 of the more than 8,700 cities and towns cov-ered by Zillow.

In these areas, home val-ues are already at or expected to reach pre-recession levels in the next year, including in many hard-hit areas. Among the 6,781 cities and towns covered by Zillow that expe-rienced home value declines of 10 percent or more during the recession, values in 527 have either fully recovered or are expected to recover fully by the first quarter of 2015.

In a majority of metros, housing affordability is and will remain strong even as prices continue to rise. But homes in a handful of met-ros — including San Fran-

cisco, Los Angeles, San Jose and San Diego — are already unaffordable, with the share of residents’ incomes cur-rently devoted to monthly mortgage payments exceed-ing historic norms.

“The lows of the housing recession are becoming an increasingly distant memory as home values reach new highs and homes become more expensive than ever in many areas. This is a remark-able milestone coming only two and a half years after the end of the worst hous-ing recession since the Great Depression, and is a testa-ment to just how robust this housing recovery has been,” said Zillow Chief Economist

Dr. Stan Humphries. “So far, this steady appreciation has not created affordability is-sues in the majority of plac-es. But there are a handful of markets where affordability is again a challenge, even with mortgage interest rates incredibly low. Mortgage in-terest rates won’t stay low forever. And rents have also been marching steadily high-er for several years. As a re-sult, the housing affordability issues we’re already seeing in select markets could become a much more widespread concern a few years from now. As affordability wors-ens, more residents will be forced to search for afford-able housing farther from

urban job centers, and home values in some areas may have to come down.”

Nationally, rents rose 2.7 percent year-over-year in the first quarter and 0.9 per-cent compared to the fourth quarter of 2013, to a Zillow Rent Index of $1,315. U.S. rents have risen year-over-year for more than two years straight.

The inventory of homes listed for sale on Zillow at the end of the first quarter fell by 0.5 percent year-over-year, after showing annual gains in each of the past six months. Inventory fell month-over-month in each of the three months of the first quarter.
