Home Seller SeminarsRoy Wheeler Realty Company’s Zion Crossroads office recently held Home Seller Seminars in Spring Creek and Lake Monticello.  Approximately 50 people attended the workshop to hear about the local housing market and what it means for those who are inter-ested in selling their home.   Company CEO, Michael Guthrie shared that “the turnout shows the market is improv-ing as sellers are once again feeling like now may be the time to put their home on the market.” Congratulations to Dennis (seen in photo with Susan Stewart) Terry Hansen for winning the drawing for the Ipad. 

Computers4Kids HonoredComputers4Kids (C4K) is featured as a model program in the Afterschool Alliance/Metlife Foundation’s February 2013 Afterschool Alert Issue Brief on Digital Media in Learning in Afterschool. The Afterschool Alliance is a national

organization that works to ensure all children have access to affordable and quality after-school programming. They partnered with the Metlife Foundation to create Issue Briefs that make the case for greater afterschool investment by showcasing effective programs.

C4K’s Executive Director Kala Somerville says, “C4K is honored to be recognized by a national after-school advocacy organization for successfully using technology in after-school pro-gramming to improve the lives of at-risk youth. We also greatly appreciate recent local support that will help make it possible for C4K to continue imple-menting and enhancing high quality programming for our students.”

C4K’s Teen Tech program was granted $10,000 from the Bama Works Fund of DaveMatthews Band in the Charlottesville Area Commu-nity Foundation. $10,000 was granted for new educational workshops, sum-mer and Saturday academies, and internship funds for students from the Community Endowment Fund in the Charlottesville Area Community Foundation. C4K received $10,000 from the Batten Family Fund in the Charlottesville Albemarle Commu-nity Foundation, and $2,500 from the Quantitative Investment Manage-ment Fund in Charlottesville Area Community Foundation for program operating expenses.

C4K is a grassroots nonprofit that provides free services to low-income middle and high school students in Charlottesville and Albemarle County. Students take advantage of an after-school learning lab, one-on-one men-toring, technology training, college-to-career guidance, and the opportunity to earn a free home computer.

Charlottesville’s Commercial REALTORS® Expect a Profitable 2013By Celeste M. Smucker, PhD

After several challenging years, relief may be in sight for the commercial real estate market. A re-cent annual survey by

National Real Estate Investor (NREI), which follows trends in commercial real estate, found a high level of optimism amongst REALTORS®, developers and other players in this market. In fact, the study authors stated that, “investor confidence is not only surging forward, but investors also are preparing to ac-celerate their commercial real estate buying in the coming months.”

Clear evidence of positive change is reflected in the NREI Investment Sen-timent Index, which measures views of investors on key indicators of market health such as occupancy rates, prop-erty values and whether or not they have plans to expand their number of hold-ings. In the third quarter of 2012, that index moved to its highest level since 2004, the first year of the survey, and indicates growing confidence in the market.

All of this suggests that 2013 will be a very profitable year for commercial real estate, both nationally and in our area.

Charlottesville’s Commercial MarketLocally, agents and developers are in agreement with the NREI findings expressing a high degree of confidence in the strength of Charlottesville’s mar-ket. Many expressed relief that the phone has once again started to ring with people inquiring about available space, or showing interest in relocating to our area.

Mason Graham, with CB Richard Ellis, described the current market as “much more positive.” She explained that the commercial market lags behind the one in residential. Since residential is making a nice recovery, there has also been a “huge uptick” in the commercial market. The other good news, she said,

is that there is interest across the board—from multi-family housing to office space to retail and investment properties.

Pricing is also more stable now than it was when the market was slower, Gra-ham added. Since the market has be-come more competitive, owners do not have to cut prices as much to get tenants in the door.

United Land’s Wendell Wood agrees stating that Charlottesville’s commercial market has definitely improved. “Four or five months ago the phone just started ringing,” he said. Definitely good news.

“Things have really picked up,” said Bill Howard of Real Estate III Com-mercial Properties. “We see properties being leased today that have been on the market for over two years. It’s a good feeling for my cohorts and me.

I’m excited about what’s happening right now.”

“The turn around is finally here,” said Hock Hockensmith with Roy Wheel-er Realty. “We are seeing very positive results.” He explained that new enter-prises are starting to come in to fill up the spaces left vacant by businesses that were forced to close during the reces-sion. He explained that with the econ-omy recovering, there are more jobs, which means more money and a stron-ger commercial market.

Where are the new tenants coming from? Howard estimates that about 70 percent are local and the rest from out of the area. Companies coming from elsewhere appreciate Charlot-tesville’s natural beauty and quality of life, which makes it easier to attract employees who need to relocate to work here.

Apartments and SubdivisionsApartments are doing very well, Hock-ensmith said when describing the dif-ferent sectors of the commercial market. Some people have lost their homes to foreclosure. Others are unable to qualify for a mortgage, given the stricter standards in place today. They still need a place to live and the result is more people seeking rental options. This in turn means higher rents, making multi-family properties more attractive to investors and developers.

There are also more people out buy-ing new homes, which means developers are able to sell more residential lots. Wood referenced increased activity at Riverwood, a Ryan Homes subdivision

north of town that is looking forward to an active spring and summer market. They sold 32 homes in 2012, Wood continued, and have just opened a new section that will have 330 lots.

Retail MarketWhile we still see a lot of vacancies in the retail market, it too is rallying. Howard described the retail market as “healthy.” He expects that the Fresh Market, now located in Albe-marle Square. will attract new tenants to that development. He also refer-enced Shoppers World, an older center that was acquired by Federal Realty Investment Trust and totally renovated.

The biggest new tenant at Shoppers World is Stein Mart, which features up-scale clothing and household goods at discount prices. You can also shop for shoes at DSW Designer Shoe Ware-house or have lunch at Jason’s Deli. While many stores moved out of this center after it changed hands, you still will find some old favorites like the Book Room, Staples and Massage Envy.

The recovering retail market is also evident in the development of Stone-field, the new center that includes na-tionally known names like Trader Joe’s,

Pier One Imports, Williams Sonoma and Blue Ridge Mountain Sports. Stonefield appeals to national chains that prefer new buildings, Hocken-smith said. Stonefield also features the new Regal Theaters as well as upscale apartments that are now in the process of being leased.

Look for some new retailers on the east side of 29 just south of Hollymead Town Center near Stellar One Bank. Gander Mountain, whose tag line is “We Live Outdoors,” is a national sporting goods retailer that will be moving into a 46,000 square foot stand alone build-ing at that location, Wood said. United Land is also negotiating with another national company that will be occupying a 26,000 square foot building nearby. The name of the company is still a closely guarded secret.

In addition, Wood added, the Jim Price auto dealership will be expanding to this site, which will become the new home of its Hyundai division.

Wood is awaiting final approval from the county to start work on this new project. They just received com-ments back from the architectural review board with a green light subject to conditions that he feels certain they can meet.

20velopment Group. A year ago there was much speculation about Roell’s negotiations with Cracker Barrel, which was considering building a res-taurant on his Fifth Street site.

Cracker Barrel elected to forego Charlottesville, but Roell says today he has a half dozen other restaurants that are possibilities for that site. “There is a lot more interest due to the proxim-ity of Wegmans,” he said. His company’s goal is to choose a restaurant that will serve the interstate traffic as well as the people who live on that end of town.

Roell’s company is also building a new 11,000 square foot building in Crozet that features condo units. Some will be leased; others purchased. Lo-cated on Library Road across from the new Crozet Library, this project is suit-able for a range of tenants or owners including insurance agents, retail stores and restaurants. A big feature is a roof top sky bar with a 1,600 square foot patio. As evidence of today’s fast paced market, much of the space is already taken.

Commercial FinanceIn today’s commercial market, “more people are looking to buy rather than rent,” Howard said. Fortunately banks are bending over backwards to get in front of people who qualify, he continued. Rates under 4-percent are available from local banks and closing costs and points are also rea-sonable. “Almost every week banks call and say ‘bring me your busi-ness,’” he added.

Of course, today borrowers must have really good credit and more money to put down than was required in the past. They also will have to provide a good business plan, Howard said.

Standard commercial loans typi-cally have a five-year balloon provision at which time the bank has the option to adjust rates. There is a real benefit available for business owners who pur-chase buildings and also occupy some of the space. These individuals may qualify for an SBA loan, which comes with a low (currently 3.0 to 3.5 per-cent) rate that is fixed for 30 years, Roell explained.

He added that today when buyers obtain financing for new buildings, loan amounts are based on a percentage of the cost rather than on the appraised value, as was the case previously. Money is available given the right set of condi-tions such as strong equity, he contin-ued, but banks are not extending themselves like they used to.

Further up 29 at Hollymead Town Center, United Land has added to its holdings with an additional 25,000 square feet of space now 55 percent leased. Tenants include Ntelos and Holly’s Nails. Snap Fitness Center, a 24-hour health club and gym, will soon join them.

Office Space“Downtown is very busy,” Mason said. “We are suddenly seeing lots of activity.” She explained that people like to be where they have easy access to restau-rants and other activities on the Mall.

Howard agreed. “Downtown is going crazy, “ he said. He has joined the many people who have chosen this location for their office. “At one time I thought I would never have a real estate office downtown. Then five years ago I moved there and I love it.” He enjoys being able to walk to the mall and being in the center of things. When he works late, it is easy and convenient to walk to a restaurant for dinner, and he is fortu-nate to have parking at his building.

Demand is also up for office space in Hollymead, said Steve Melton with Virginia Land Company, which has benefited from the government con-tractors here to serve the NGIC/DIA complex north of town. Some of these are short-term contracts, but they are reliable tenants, he added. Melton’s company has its own construction crew that works full time maintaining their various properties and doing build outs for new tenants.

Pantops is another popular area with a growing demand for office space. Vir-ginia Land Company is building Luxor Commercial, a three-story office com-plex near Wells Fargo Bank on Route 250. Melton said he has a number of prospects interested in this space, as the inventory is low in Pantops right now. He expressed excitement about this office project, which is new and differ-ent. “There is not a lot of other building going on right now,” he explained.

Restaurants and Grocery StoresSouth of town there has been a lot of interest in Fifth Street Station, which will feature the upscale Wegmans gro-cery store and at least one other an-chor tenant to be named. There are some environmental issues that need resolution, but eventually this center will include a five-story parking garage and connector road between Fifth Street and Avon.

Spring is Ideal time for PruningBy Marilyn Pribus

Few things add more to the curb appeal of a home than good landscaping. Healthy, well-shaped shrubbery pro-vides an appealing frame to

a dwelling and hints at a tidy and well-kept interior as well. One key to attrac-tive landscaping is seasonal pruning of plants and bushes and spring is a prime time.

“Spring is a great time to prune be-cause it gives plants the maximum time to heal,” declares Charlottesville Master Gardener Janet Anastasi. “Ornamental grasses, chrysanthemums, Shasta daisies, Black-eyed Susans and other fall-blooming flowers should be cut right down to the ground.”

This is also the time of year to prune summer-bloomers like Beautyberry, Rose-of-Sharon, Nandina and Crape Myrtle. On the other hand, she says, “As general rule evergreens such as

in.” Tools can be sharpened with a flat file or knife sharpening stone.

Clean tools are also important. “You can clean them with rubbing alcohol or a solution of one part bleach to nine parts water,” he says. “Dip and then rinse well, because alcohol and bleach are corrosive.”

He also recommends cleaning the tools after pruning so they will be ready for the next time. “It’s a good idea to wipe blades down with WD-40 to keep them from becoming corroded. This also cleans off any residue of sap.”

He agrees with Crockett that spring is an ideal time to prune, however he cautions, “You should never prune off more than one-third of the over-all growth on bushes or shrubs. More than that is just too stressful for the plant.”

Master Gardener Anastasi has a final recommendation: Don’t prune spring-bloomers like forsythia, flowering quince, cherry, and even Bradford pear trees before they flower. Instead, she suggests judicious cutting of small branches to put in water in the house and “force” for an early taste of spring. Complete the pruning of spring-blooming plants right after they have blossomed.

Remember, just as a great haircut makes you look good, careful pruning enhances the appearance of your land-scaping and your home.

Marilyn Pribus lives in Albemarle Coun-ty near Charlottesville. She keeps a well-weighted vase of forced forsythia branches on her dining room table start-ing in January and says the cheerful yel-low blossoms are a wonderful promise of spring.

Since it’s difficult to know just when, what, and how to prune specific bushes and plants in the garden, she recom-mends a visit to a local nursery that is interested in educating the public. She specifically mentions two in Charlot-tesville—Snow’s Garden Center and the Ivy Nursery, Inc.—and points out that a measure of their customer service is that their websites have easy links to the Virginia Cooperative Extension Service, a trove of regional gardening information. She adds that there are many other helpful garden centers, both large and small, in our area.

Why prune at all? Ivy Nursery hor-ticulturalist Heidi Crockett lists three basic reasons. “We encourage a plant to grow in a certain shape or form. We do corrective pruning where branches

are crossing or rubbing against each other. And we prune out diseased parts of plants.”

And, she agrees, spring is an ideal time to prune most shrubs. “When plants are dormant, we can see the structure more easily and it’s easier to make good pruning decisions. Usually plants respond to pruning with more vigorous growth, but when they are dormant, they don’t grow so fast and the plant will stay more compact.”

She adds that when it’s still cold, diseases are a lot less active. “Since you

are opening a wound in the plant, it’s less likely that you’ll have problems with disease or insects.”

The actual pruning process is im-portant, too, according to Norm Carl-son, operations manager for Snow’s Garden Center and one of the “answer people” on Snow’s call-in radio show. “One of the most important things is to be sure your shears are good and sharp to get a nice, clean cut,” he says. “If your tools are dull, you get crushing and tearing as you make your cuts which damages the stems and lets disease get
