to be a powerful accent wall,” Gorder continued. “Then, you can complement it with neutral upholstery and grounding accents in the accessories to balance it all.”

For additional guidance, inspiration -- and even liberation -- here are this decorator’s favorite tips.

• If you want to incorporate a trendy color into your home but feel intimidated, start small with paint or decor accents that are inexpensive. This way, you can always change your mind if you fall in love with something new or want to refresh the look of your room.

• Use the chip rack at your retailer to find color families and their complementing shades. A popular way to find an accent, for example, is to go a few shades darker in the same family.

If you drive by a home and see a lush lawn out front, you may wonder how the homeowner achieved such a thick and healthy turf. although many factors go into creating a beautiful lawn, starting out with the right seed for your location can play a big role.

some homeowners simply go out and buy whatever grass seed they find. However, if you plant a warm-season grass where it frosts over in the winter, you could end up spending money for nothing -- and finding a dead lawn come springtime. the same can be said for planting a cool-season grass variety where the summer sun will scorch the lawn and kill it off. these are some factors you will need to consider when planting a lawn.

1. Select the right grass seed or mix of grass seed for your climate.

Determining your zone area and seeing where your location falls on a turfgrass selection Climate Zone map, which gauges temperature as well as climate and rainfall amounts, can help you select a grass seed. For example, bahiagrass, Bermuda and zoysia are better for warmer climates, while bluegrass, fescue and ryegrass may work in cooler-weather to temperate areas.

2. Determine yard needs.

Certain homeowners have no problem spending hours upon hours caring for the lawn. Others prefer minimal upkeep, while some can handle moderate maintenance. Homeowners can choose a grass based on how much time they want to spend caring for it. you should also determine how the lawn will be used. Will it be a focal point with no foot traffic? Or will it be a play area for kids and pets? this, too, will help you determine your grass type.

If you’re in this 50 to 64 group (also know as the Baby Boomers), you can do some quick calculations and see how your housing expenses relate to others in your demographic cohort.

While it’s interesting to do comparisons, experts say pre-retirees should be concerned only with their own personal numbers. Indeed, the EBRI findings can be interpreted different ways, experts say, reflecting different savings habits and tracks toward retirement.

And, even if high housing costs leave you with little savings, there could be solutions. Here, a look the complicated housing-retirement equation:

Castle QuestThe data may support the argument that Boomers traded up to more expensive homes, even as they approached pre-retirement years, something previous generations didn’t do.

EBRI researcher Sudipto Banerjee explains that in later years, Boomer households spent progressively more on housing. The median housing costs in 2001 totaled $13,486, or

38 percent of all dollars spent, jumping to 47 percent in 2009. The 50-somethings were in their forties in 2000, suggesting the younger study participants bought or rented increasingly expensive housing.

That’s exactly what Melville, N.Y., financial planner William Hammer has observed: “If I look at my clients who are in their 70s and 80s, many of them lived in the same house for thirty, forty, or even fifty years. That length of ownership would be a lot harder to find with people who are in their 50s and 60s.”

Slice or Sliver?While Boomer housing spending grew in the last decade, the fact that housing accounted for nearly half of all expenditures doesn’t necessarily “send big warning flags up about retirement preparation,” notes John Karl Sholz, University of Wisconsin-Madison economics professor.

Indeed, it could be that Boomer households have reduced their total spending to save more for retirement, and so housing occupies a bigger slice of their total expenditures, adds J. Michael Collins, director of the University of Wisconsin-Madison Center for Financial Security.

Personal DecisionsOnly Boomers and their financial advisors can determine whether their personal housing spending and saving habits will mean enough income in retirement to remain in their homes.

Many people are loath to move to a less expensive home, feeling “defeated” by the necessity of downsizing, Hammer says.

But more Boomers are downsizing for financial reasons, and if they gain a sense of control, they will feel better about moving to smaller, less expensive quarters, says Valerie Kistenbroker, co-owner of DV Home Staging, Northbrook, Ill.

“We advise keeping a separate calendar strictly devoted to downsizing, and giving yourself enough time to decide what items are really important. Focus on it as a controlled exercise,” she advises.

Another solution that might allow homeowners to stay is to take a reverse mortgage, and use the proceeds to pay off the existing mortgage on your home, explains Tony Webb, research economist at the Boston College Center for Retirement Research.

The U.S. self-storage business has grown eight-fold in the past decade, with total revenue of $6 billion, according to a recent report by Dublin Research.

Moving is the top reason people may pay $100 or more monthly for a 5 foot by 10 foot storage unit, which is the most popular size, according to a recent survey from Sparefoot.com, a website that allows users to compare storage facilities’ prices and amenities.

It’s nice not to say goodbye. But since the average length of time people rent storage is 11.5

months, according to Sparefoot.com, “the price of deferred decisions” could be relatively steep, notes Boston-area certified professional organizer Lynne Johnson.

Try to avoid paying for storage simply because you can’t decide whether to keep an item or not, advises Denise Lee, a St. Louis-based certified professional

organizer.“Usually, my recommendation to rent storage

is based on a short-term need,” Lee says. “I worked with a family that was moving overseas for a couple of years. Although they downsized their possessions, there were still a fair number of well-loved items they wanted to keep but not move.”

People may love items enough to pay for storage, notes Washington D.C.-based certified professional organizer Scott Roewer, but he’s seen people forget to retrieve their stuff. “I tell clients to not put [storage fees] on auto-pay so they have to write a check monthly. QuESTION: several lenders say they can refinance loans

at “no cost,” not even an appraisal fee. What’s the catch?

ANSWER:I did a “no-cost” refinance about a year ago. the deal worked like this: My lender offered to refinance my loan to a lower rate with no cash closing costs. By “no-cost,” the lender meant that it would pay all settlement expenses except escrow account deposits.

It may seem unlikely, but lenders can find it beneficial to offer this “no-cost” refinancing option for some specific borrowers, depending on the economic climate and the borrower’s financial standing.

since lenders – like everyone else – are in business to generate a profit, how could they possibly make money on a loan with a lower interest rate and no cost to the consumer at closing? two ways.

First, the lender could charge a higher interest rate than you might get elsewhere. even though the new rate may not be the absolute lowest rate available, if it means smaller monthly costs than what you’re paying today, it could be attractive to the borrower, especially if there really are no closing costs.

second, the lender can sell the loan to mortgage investors and get cash from the transaction that way.

But why would the lender want to refinance an existing loan with a higher rate from a steady borrower?

Most probably, the lender no longer owns the loan. the mortgage has been sold and the

lender now provides servicing such as collecting the monthly payments from the original borrower. the lender knows from credit records that the borrower is making payments and that the loan is likely to be refinanced because rates have fallen. Rather than lose a good borrower, the current lender steps in and offers a new loan, a better rate and lower costs. the sweetener is that the borrower pays nothing for closing costs.

If you’re considering a “no-cost” refinance, make sure the lender provides a good faith estimate of closing costs before you accept any offer. Check the sheet with care and shop around. also, see if you need cash at closing for any items not covered by the lender’s offer.
