Q: I’m having ahard time with afew doors in myhome that aresticky and willnot close. I’m ableto do some wood-work myself butI’m afraid toplane the doorsbecause the latchdoes not fit andplaning would nothelp that prob-lem. Can you givesome advice?

A: As homes age,the floors may settleor sag and the doorsmay no longer fitsquarely in the origi-nal framed opening.It’s the framed open-ing that haschanged and thedoor needs to beadjusted to fitsquarely into theframe that is itselfnow out of square.

When the doorpanel is planed,small portions of thedoor’s panel areremoved, which willalter the door forev-er. There are a fewsimple things youcan try to see if thedoor will fit in thechanged opening.On most interiorand exterior doorsthere are threehinges. If the doorstrikes the frame atthe top of the door,you can remove thecenter screw fromthe bottom hingeand replace it with aNo. 8, 2-inch twistfast wood screw. The

screw is long enoughto reach the woodframe of the wall. Bytightening thisscrew you can adjustthe door to fit intothe frame.

If the door is strik-ing the frame nearthe bottom of theopening, remove thecenter screw fromthe top hinge andrepeat the process.

What this does isto pull the doorpanel in one direc-tion or another.When a door’s boltmisses the strikeplate on the frameand will not latch,you will need to findout just how much itis off. Color the endof the door’s boltwith a temporaryremovable markersuch as chalk, lip-stick, crayon, etc.,and close the dooragainst the frame.The mark indicateswhere the bolt hitsthe frame.

You can thenadjust the strikeplate either up ordown to accept thebolt. If the screwholes for the strikeplate are damaged,use several woodtoothpicks and woodglue to fill the dam-aged hole.

After the glue hasdried you have anew surface for thescrews where youcan attach the strikeplate. Anotheroption is to removethe strike plate anduse a file to expandthe opening.

The days of decod-ing cumbersomemortgage documentsare over. As ofOctober 3, 2015, newrules have stream-lined the documenta-tion process to makeit easier for you tounderstand theterms of your loan,including all costsand risks. New stan-dardized forms alsomake it easier tocomparison shop forthe best mortgagerates and fees.

For more than 30years, the mortgageindustry has provid-ed the same pile ofdocuments and dis-closures to con-sumers. In the past,after you submitteda loan application,you were given twoforms: a Good FaithEstimate (GFE) andan initial Truth-in-Lending (TIL). Theseforms, which offereda summary of yourmortgage, weredeveloped separatelyby two different fed-eral agencies andwere often complicat-ed to follow.

Now, the GFE andTIL are combinedinto one disclosurecalled a LoanEstimate (LE). TheLE spells out the ini-tial details of yourmortgage, includinginterest rate, project-ed payments, lenderand third-party fees,loan costs and theamount of cash you’llneed to bring to clos-ing. When you sub-mit a loan applica-tion, lenders arerequired to provideyou with a LE withinthree business days

of your application. Until now, lenders

may have ordered ahome appraisal theday you submittedyour application tohelp speed up themortgage process. Ifyou decided not tomove forward withthe loan process, youstill had to pay theexpense for theappraisal. Now,lenders cannot takeany action until yousign a Notice ofIntent to Proceed.You have 10 days toreview the LE andcomparison shopbefore making adecision.

The loan estimatealso provides a prac-tical comparisontable that calculatescosts over the life ofyour loan. You caneasily see the totalamounts you willpay in principalinterest, mortgageinsurance and loancosts during theterm of your loan.When making adecision to buy, it isessential to under-stand the actualprice of your mort-gage beyond theclosing table.

In the past, whenit was time to closethe loan, you wouldbe handed anothertwo forms, a HUD-1and a final TIL,which outlined the

precise details andclosing costs of yourmortgage.Sometimes, borrow-ers didn’t see theseforms until momentsbefore walking to theclosing table.

New laws combinethe HUD-1 and TILinto one ClosingDisclosure (CD),which looks virtuallyidentical to the LE.While the LE is aguesstimate, the CDwill list exact costs ofyour mortgage trans-

action. Lenders arerequired to give youthe CD at least threebusiness days beforeclosing, now calledthe consummation.You will know up-front exactly whatfees you are beingcharged and howmuch cash is neededto consummate theloan.

New changes tothe mortgage docu-ment process aredesigned to protectborrowers andempower you tomake fully-informeddecisions when shop-ping for a mortgage.

Landlords ofteninclude a clause intheir lease contractsthat many co-ten-ants don’t realizemakes them respon-sible for a room-mate’s missedrental payments.

DEAR MR.MYERS: Myfriend and I justgot out of college,and we decidedto rent an apart-ment together inorder to savemoney. Most ofthe lease applica-tions we haveseen say that ifwe get one of theapartments wehave applied for,we would be“joint and severalliable” for themonthly rent.What does thismean?

ANSWER: A“joint and several”liability clause isfound in manyrental contractstoday, whether it’sfor an apartment ora single-familyhome. It basicallymeans that each co-tenant is both joint-ly and separatelyresponsible for pay-ing the entiremonthly rent, evenif another co-tenantcan’t do it.

To illustrate, let’ssay that you andyour buddy leasean apartment thatis $1,000 a monthand each agree topay $500.Everything goesfine for the firstseveral monthsuntil your room-mate loses his joband can’t come up

with his 50 percentshare of the rent.

The landlordcould then exercisethe joint and sever-al clause in thelease to make youpay the full $1,000monthly rent, eventhough your co-ten-ant had agreed topay half of it. And ifyou personally don’tpay up, both youand your roommatecould be evicted andsued for the unpaidamount.

MYERS: The costof our currenthomeownersinsurance policyhas skyrocketed,so we have beenshopping aroundfor a new insurer.Each one asked ifwe had a pet, andthen automatical-ly rejected usafter we said thatwe have a dogthat’s a pit bull.Our dog, Daisy, is

the sweetest inthe world and hasnever bitten any-one. Can aninsurer refuse toissue a policybased solely on adog’s breed?

ANSWER: Yes.Insurers can rejectan application for anew policy for anynumber of reasons,and the type of dogthat the applicanthas can be thedeciding factor.

Though Daisy hasnever bitten any-one, some insurersshy away from issu-ing a new policybecause pit bullshave a reputationfor being dangerousand unpredictable --a rep that the pet-loving HumaneSociety of Americadisputes if the dogbelongs to a respon-sible owner likeyou.

ny that specializesin dog-liabilityinsurance, recentlycompiled a list ofthe 10 breeds con-sidered “most dan-gerous” by insurers,who often won’tinsure them. Afterpit bulls comeDoberman pinsch-ers, Rottweilers,Chows, GreatDanes and the rarePresa Canario.Surprisingly, per-haps, Akitas are No.7 on the list. Thencomes the sleigh-pulling AlaskanMalamutes, thepopular GermanShepherds andSiberian Huskies.

MYERS: I make alot of money andhave excellentcredit, but thelast three applica-tions that I filedto rent a newapartment wererejected becauseI smoke ciga-

rettes. Isn’t thisconsidered dis-criminationunder fair-hous-ing laws, consid-ering that doctorssay that smokingis an addiction?

ANSWER: No.Landlords have theright to reject anapplicant basedsolely on the factthat he or shesmokes.

The federal FairHousing Act bansdiscriminationbased on a person’srace, color, religion,sex, handicap,familial status ornational origin. Buta tenant’s personalactivities, such assmoking or drink-ing, aren’t protect-ed, and thereforearen’t covered bythe law.

Some drug usershave filed suit

under the law,claiming that theiraddiction consti-tutes a handicapthat should keepthem from beingevicted or denied anew apartment.However, a provi-sion of the actspecifically statesthat people who useillegal drugs are nothandicapped or dis-abled and thereforehave no grounds tosue.

MYERS: In thepast few months,we’ve seen sever-al real estate adsthat say the homefor sale includesa “She Shed.”What is this?

ANSWER: It’s thefemale equivalent ofthe proverbially“Man Cave,” anoverused (and per-

haps sexist) term todescribe part of ahome that a guyoften uses to watchtelevision or enter-tain guests withoutinterference fromhis wife or children.

Some She Shedsare in the convertedguest room of ahome, or in a fin-ished basement orattic. But others areactually an easy-to-build small shed inthe homeowners’backyard, or even acustom-built smallcottage.

Many owners ofShe Sheds use theirspace, just like theirhusbands, to set upa nice television sothey can watch ituninterrupted bytheir kids. Othersuse it to pursuehobbies or simply towork on their com-puter.

Q: I’ve beenreading youranswers for sev-eral years, but Ican’t rememberreading about aproblem we’rehaving. Everyyear when itstarts to get cold-er, we get thisstrong smell inthe house like asewer problem.Before we canfind out whereit’s coming from,the smell goesaway. It neverhappens in thesummer orspring, just in thewinter. Have youever heard ofthis, and if so,what can we doto fix it?

A: You are notalone with thisproblem. In thepast I’ve run acrosssimilar situationswhere the conden-sate drain from thefurnace is connect-ed directly to thehome’s sewer sys-tem. Inside the fur-nace is a coolingcoil that collectsmoisture from theair inside thehome. As the mois-ture condensateson the coil, it hasto be drained to acollection pointthat is usually asewer opening. Ifthe plumber hasinstalled a P-trapfor the condensa-

tion drain, theheating techniciancan place the con-densate drain hoseinside the trap andeverything shouldwork as intended.Odors can become aproblem if a P-traphas not been pro-vided or if the opentrap has beensealed with thecondensate draininside of it. I haveeven seen installa-tions where a holewas drilled into thesewer pipe and thedrain was connect-ed directly to thesewer.

An acceptableinstallation wouldbe to drain the con-densate to a sewerat a P-trap openingas long as there is

a one-inch airbreak between thetwo pipes. Thebreak prevents thefurnace fan frompulling sewer gasesback through thedry drainpipe andinto the air systemof the home. This iswhy you only expe-rience the odors inthe winter whenthe air conditioner

is off and the drain-pipe is dry. Even ifyour condensatedrain has an airbreak, there is achance the P-trapcould become drythrough evapora-tion. Pouring asmall amount ofwater in the opendrain will establisha water seal in thebottom of the trap.
