The old saying goes “You can’t teach an old dog new tricks,” meaning you can’t easily alter or change something old and set in its ways. Suchman Retail Group is old, having been a presence in southern Florida for nearly 50 years, but still learning tricks, and its latest one is set for tremendous growth as it embarks on the launch of its newest venture, i-am-anti-recession.com, a landlord and retailer marketing program designed to increase traffic and sales at local retailers by providing value and excitement to consumers.

i-am-anti-recession.com, or iARC for short, is the brainchild of partners and cousins Larry Suchman, president of Suchman Retail Group, and Philip Leitman, director of development and operations for the company. Suchman says, “Philip came in excited one morning as he recalled how he had run a similar anti-recession campaign successfully in a prior recession, and how he could see a similar campaign being created with the help of the Internet and all the new social media to help our tenants.” It was then that the newest Suchman Retail Group innovation was created.

The company was founded in 1961 by Clifford Suchman, who serves as the chairman of the board. Larry Suchman, the second generation of the family-owned and operated business, serves as president and chief executive officer. Philip Leitman serves as the company’s de facto chief operating officer, and Ana Vega-Garcia is the director of leasing and property management. Suchman says, “Philip oversees the day-to-day operational matters and strategic planning and I am out there being creative, making deals, and looking for our next opportunity. Together as partners, we oversee every business decision of the company.” Today, Suchman Retail Group is a full-service commercial real estate firm, with brokerage, acquisition and development departments, serving the greater South Florida area.

Past projects for the company have proven a wide range of expertise and always with some “Suchman creativity.” The company developed, leased and owns Boca Glades Shopping Center, a 100,000 sq.ft. “condominium-ized” power center located at the intersection of Glades Road and Highway 441 in Boca Raton, FL. Suchman says, “Boca Glades was a unique project. We were the master developer and did all the infrastructure work to prepare the common areas and building pads. We sold pads to The Sports Authority and PetSmart while keeping the third pad to do a build-to-suit with Linens ‘N Things.” While Linens ‘N Things ultimately filed for bankruptcy and closed all its locations, Suchman notes that the lease was signed when Linens ‘N Things and CVS were part of the same company and CVS is now paying the rent as guarantor. “We are actively trying to lease all or part of the 42,000 sq.ft. box, but fortunately CVS is still paying us rent while it’s empty,” says Suchman.

While Boca Glades serves as an example of the company’s development skills, Shoppes at Dadeland, a project located across from Dadeland

Mall in Miami, FL, serves as a testament to the company’s third-party expertise. Suchman says, “That was a fun and challenging project. We acted as development consultants for a large California developer, from acquisition through design, permitting and construction. We also found the land and the tenants and handled the original leasing and management until the ultimate sale, which we co-brokered. It’s fun being involved from start to finish!” Both Boca Glades and Shoppes at Dadeland featured large, strong national anchors for the time, but Suchman says, “Our ideal development is a smaller, unanchored strip typically located on a pad or across the street from or in front of a big-draw anchor, or on a heavily-trafficked main thoroughfare.” Sheridan Shoppes at Muvico Theatre, a 30,000 sq.ft. specialty strip center, was one such development, nestled into the parking lot of a Muvico 18 Theatre and shadow-anchored by Lowe’s Home Improvement and Publix. This project was unique in that the company sold it. “Approximately two years ago, we got an offer on it that we couldn’t refuse,” he says. “Normally, we hold onto our centers indefinitely.”

Suchman Retail Group has handled the recession well. Suchman says, “We saw it coming. Philip (Leitman) is our ‘resident economist,’ and he and I agreed that the real estate bubble could not withstand such high-pressure growth for much longer.” In response, he notes, the company worked purposefully and mindfully to reduce its debt, de-leveraging where it could and securing new loans with low interest rates and loan-to-value ratios. Additionally, he notes, the company has worked to refresh its centers and keep them appealing to those tenants who continue to look to expand. “We are paying special attention to our maintenance and upkeep,” he says. “Additionally, we are planning to refresh facades and tenant signage at some of our older properties.”

In what is, without question, its largest step to combat the poor economy, the company is “opting out” of the recession with its iARC campaign, which it officially launched at the ICSC’s Florida conference in Orlando. They are committed to improving consumer and retailer morale while increasing traffic and sales at member stores, businesses and shopping centers. The multi-faceted

campaign is anchored by the eponymous website. Member stores provide discounts exclusive to the iARC campaign and receive marketing materials, including window, door and point-of-purchase signs, logo buttons and stickers, to display within the store. The campaign logo, a portmanteau of a smiling face and the campaign name, features prominently on all signage and serves as a traffic draw to those walking and driving by. In addition to signage, the company is making use of other promotional avenues, including consumer sweepstakes and a community component that allows consumers to donate to charity, along with traditional and new media outlets like newspaper articles and PR releases, Facebook and Twitter, all designed to steer traffic to the website and to member stores.

Originally planned as a regional promotion, Suchman now has larger plans for iARC. He says, “We originally developed the iARC concept for customers and tenants in the Miami area. Based on response so far, including the reaction at the ICSC show, we see nationwide potential for the iARC campaign now.” He explains that iARC will last the recession and into the future, though not in its current form. He says, “We are working on phase two, where we will continue working with retailers to maintain communications with their customers and reach out to new ones by offering creative and value-oriented specials which can be found on the website, where they can search by area, category, or by your favorite shopping center.” As of press time, iARC has offered exposure to seven shopping centers and more than 100 member retailers.

Future endeavors will certainly include the expansion of iARC, but the company will continue to do what it always has done — in the face of the recession, Suchman Retail Group is planning to break ground on Miller Crossing, a 30,000 sq.ft. strip center shadow-anchored by Publix and located in the Kendall area of Miami, FL. Small shop spaces and outlots are available at the center, which is slated to open before Thanksgiving 2010. Suchman says, “We’ve partnered with a long-time property owner who is contributing his land with low cost basis to a new venture where we will bring our expertise to create a great product and asset for both of us. This is a true win-win deal.”

As the recession wears on with an expected anemic recovery, many companies, old and new, continue to cut back and sit on their hands as they wait for better times. Suchman Retail Group, a 50-year-old mainstay of southern Florida, continues to develop creative projects, manage and refresh its existing portfolio while embarking on its iARC venture designed to improve business across the board.

Kohl’s Corp. (262-703-7000) is scouting locations throughout Manhattan, NY for possible Kohl’s locations, including sites in the Columbus Circle and Times Square areas. The company has developed a two-level, 120,000 sq.ft. prototype for congested urban locations. The company also plans to open 20 to 25 of the moderate-price department stores during 2010, down from the 56 the company plans to open this year, but has said it will open more if opportunities become available.

Citi Trends, Inc. (912-236-1561) is slated to open 45 Citi Trends stores this fiscal year, as part of a plan to increase its retail square footage by 15%. The company opened 16 stores during the first half of the year while expanding five locations, and opened 12 stores last month including its debut in northern CA. The remainder of the urban apparel chain’s openings will take place during October and November.

Wal-Mart Stores, Inc. (479-273-4000) will open a Walmart Supercenter along Panama Lane in Bakersfield, CA later this year. The company will also open a store along Gosford Road in Bakersfield during 2010.
