What’s Happening Around Town?Virginia Festival of the Book Now Accepting Submissions for March 2017
The Virginia Festival of the Book, a program of Virginia Foundation for the Humanities, announces that it is now accepting submissions for par-ticipation in the 2017 Festival, which will take place March 22-26, 2017, in Charlottesville and Albemarle County, Virginia. Writers, illustrators, and pub-lishing professionals with a new book published in 2016 or early 2017 are encouraged to submit their books for consideration. All genres are accepted.
Submission guidelines and applica-tion are available at http://vabook.org/how-to-participate/. The deadline to submit is October 1, 2016.
Program proposals are also being accepted. In March 2016, the Festival partnered with 214 community organi-zations to develop, host, and promote more than 250 programs in 78 local venues. More details about submitting a program proposal are also available at vabook.org/how-to-participate/.
Kluge-Ruhe to Host Outdoor Event with New Exhibitions and Local Food, Wine, Cider, Beer and Music
On June 16, 2016, the Kluge-Ruhe Aboriginal Art Collection of UVA will begin its fourth annual summer series called Night at the Museum. It’s an op-portunity for locals and tourists alike to explore its newest exhibitions, eat from the best of Charlottesville’s mo-bile food establishments, sip on the ar-ea’s beers, wines and ciders, and listen to some of our best local musical talent, all outdoors on its beautiful Pantops location overlooking Charlottesville.
“Many locals have heard about Kluge-Ruhe, but just haven’t found
the time to visit yet. This event is so ac-cessible: those who are coming for the first time will discover a diverse and fascinating culture as an added perk to what they would probably already be doing at the start of a summer week-end, which is to experience the best this town has to offer in food, libations and music,” said Education and Pro-gram Coordinator Lauren Maupin.
For those who have attended in the past, things will be a little different. Local wine and hard cider will be served along-side beer, and the selection will change each month. Additionally, each night in the series has a food theme, showcasing the variety of BBQ, tacos and soul food in our local foodie culture.
On June 16, the event will feature a new exhibition of works from the museum’s permanent collection, beer from Hardywood Park, wine from Del-fosse Vineyards, cider from Albemarle Ciderworks, and BBQ food options. The Judy Chops, a local 7-piece Amer-icana group, will play ‘original moun-tain swing’ that features their own tunes, remixed covers and mash-ups.
July 21 will boast the talent of Low-land Hum, a local husband-wife duo, who will play two one-hour sets of their original melodic tunes. Beer from Starr Hill, organic wine from Loving Cup Vineyard, and Charlottesville’s best tacos will be served. The museum will unveil an outdoor yarnbombing exhibition titled Yarning History¸in celebration of Indigenous contribu-tions to art history.

What’s Happening Around Town?Virginia Festival of the Book Now Accepting Submissions for March 2017
The Virginia Festival of the Book, a program of Virginia Foundation for the Humanities, announces that it is now accepting submissions for par-ticipation in the 2017 Festival, which will take place March 22-26, 2017, in Charlottesville and Albemarle County, Virginia. Writers, illustrators, and pub-lishing professionals with a new book published in 2016 or early 2017 are encouraged to submit their books for consideration. All genres are accepted.
Submission guidelines and applica-tion are available at http://vabook.org/how-to-participate/. The deadline to submit is October 1, 2016.
Program proposals are also being accepted. In March 2016, the Festival partnered with 214 community organi-zations to develop, host, and promote more than 250 programs in 78 local venues. More details about submitting a program proposal are also available at vabook.org/how-to-participate/.
Kluge-Ruhe to Host Outdoor Event with New Exhibitions and Local Food, Wine, Cider, Beer and Music
On June 16, 2016, the Kluge-Ruhe Aboriginal Art Collection of UVA will begin its fourth annual summer series called Night at the Museum. It’s an op-portunity for locals and tourists alike to explore its newest exhibitions, eat from the best of Charlottesville’s mo-bile food establishments, sip on the ar-ea’s beers, wines and ciders, and listen to some of our best local musical talent, all outdoors on its beautiful Pantops location overlooking Charlottesville.
“Many locals have heard about Kluge-Ruhe, but just haven’t found
the time to visit yet. This event is so ac-cessible: those who are coming for the first time will discover a diverse and fascinating culture as an added perk to what they would probably already be doing at the start of a summer week-end, which is to experience the best this town has to offer in food, libations and music,” said Education and Pro-gram Coordinator Lauren Maupin.
For those who have attended in the past, things will be a little different. Local wine and hard cider will be served along-side beer, and the selection will change each month. Additionally, each night in the series has a food theme, showcasing the variety of BBQ, tacos and soul food in our local foodie culture.
On June 16, the event will feature a new exhibition of works from the museum’s permanent collection, beer from Hardywood Park, wine from Del-fosse Vineyards, cider from Albemarle Ciderworks, and BBQ food options. The Judy Chops, a local 7-piece Amer-icana group, will play ‘original moun-tain swing’ that features their own tunes, remixed covers and mash-ups.
July 21 will boast the talent of Low-land Hum, a local husband-wife duo, who will play two one-hour sets of their original melodic tunes. Beer from Starr Hill, organic wine from Loving Cup Vineyard, and Charlottesville’s best tacos will be served. The museum will unveil an outdoor yarnbombing exhibition titled Yarning History¸in celebration of Indigenous contribu-tions to art history.

Each event will have a kid’s zone with various activities for children of all ages. The exhibition Yimardoowar-ra: Artist of the River, which features work by 105 year old artist Loong-koonan, will also be on view through-out the summer. Flat-chat tours, brief ten minute tours that focus on one object from the permanent collection, will be a chance to dive a little deeper.

The Haven Receives Support from Starr Hill Brewery’s “Cheers for Charity” Program in June

THE RUGBY AREA EXTENDS from the University to the shops and restaurants of Barracks Road and in-cludes several popular neighborhoods located in the north central part of Charlottesville. Many homes there date from the 1950s and 1960s with some built as early as the 1930s. A big part of this area’s appeal is its walkability. Much of it is within walk-ing or easy biking distance of Barracks Road, the University and the Down-town Mall, making it a popular choice for those who like the option of leaving their car at home when they go to work or to their favorite restaurants, sport-ing events, or shopping venues. Walk-score.com rates Rugby’s Venable neigh-borhood as the third most walkable in Charlottesville with a walk score of 76 out of 100.
A wide range of buyers find the Rug-by area attractive, from families and young professionals to telecommuters and retirees, all of whom appreciate the peace, quiet and safety of a neighbor-hood that doesn’t have a lot of through traffic. For retirees who are fulfilling their dream of moving back to the beautiful area they enjoyed as students, the Rugby area appeals in part because it is reminiscent of the Charlottesville they remember from way back when.
Real estate activity in Rugby neigh-borhoods reflects the continuing im-provement in the greater local area, as highlighted in the first quarter market report from CAAR that showed 14 per-cent more sales in our region this year compared to the first quarter of 2015, and the highest number of first quarter closed sales in nine years. The Univer-sity is a continuing source of employ-ment bringing many new homebuyers to this area and reinforcing the stabil-ity of the real estate market. Howev-er, it is not the only source and many others move here attracted by Charlot-tesville’s natural beauty and its history, culture and lifestyle.
Agents active in the Rugby area de-scribe the market as healthy and homes there a good investment, including the ones requiring extensive renova-tion. One downside is the home prices that put it out of reach for the typical first-time buyer. For others, Rugby’s gracious lifestyle close to jobs, shop-ping and cultural attractions makes it a popular choice for both newcomers and existing residents looking for a home, and of course, today’s continu-ing low interest rates make buying them more affordable than ever.
Rugby’s Real Estate MarketLike agents who work in other parts
of town, those who work the Rugby area are positive about both the short and long term real estate market there.
Joan Jay, with Loring Woodriff Real Estate Associates, is a resident of the Rugby area and described the market in her neighborhood as “healthy and solid,” one where “properly priced houses sell well.” She said the market is more balanced now than it has been, which is “better and healthier.”
Jim McVay, an associate broker with Roy Wheeler Realty, Co., described home values in the Rugby area as “sta-ble,” adding that there is not a lot of turnover there. People purchase homes to hold for the long term because they enjoy the local lifestyle and feel they can reasonably expect their home to increase in value.
Part of what drives the market in this area is the retirees moving in from outside, McVay said. They seek out Charlottesville, attracted by its many desirable features, and then look for the best neighborhoods. Many choose the Rugby area for its properties that “rival the best homes in the north downtown area,” where neighborhoods are closer in and prices higher.
While there is good value in these neighborhoods, home prices are defi-nitely out of reach for the average first-time buyer. Inessa Telefus, with Loring Woodriff Real Estate Associates, de-scribed what she called a fixer upper on the market in that area for $574,000.

dining rooms, but no family room, as is the norm in more contemporary neighborhoods. It sold for $595,000. A similar home with an adjacent extra lot is currently listed for $690,000.
At the other end of the spectrum are homes for over $1 million. “It’s a di-verse area for sure,” said Karen Kehoe, with RE/MAX Regency, who explained that this is an area where many of the larger homes are older, renovated and classic, and where buyers can find list-ings from just under $500,000 to over $2,000,000.
Rugby’s PopularityPeople choose the Rugby area for
many reasons. According to Telefus the area is known for its spacious, old-er homes that have a lot of charm, and even the ones that are not updated are quality homes with “very solid con-struction.”
Jay described Rugby as a very desir-able part of town that lately is attract-ing a lot of young families. Some, but certainly not all, are connected to the University and like the neighborhood’s proximity to their place of work. Of course, downtown with its many em-ployment opportunities is also very accessible.
Part of what appeals to this group is the layout of the streets that Jay says, “loop around but don’t go through.”
The lack of through streets discourag-es strangers looking for a quick short-cut to another part of town, and most of the cars on the streets belong to peo-ple who live there and know each other. That makes it a pleasant place to jog or walk a dog, Jay said, and a place where in some instances kids can safely play in the street.
Young families also like the quali-ty of Venable Elementary School that serves the area, Jay added. Venable was given a score of 9 out of 10 by great-schools.org, where it also received an overall rating of five out of five stars by
community members who left glowing comments.
Still another family-friendly feature of the area is the nearby 14-acre Green-leaf Park where families can have a pic-nic in the shelter while their children enjoy the playground. strictly residential, which means there are few rental properties and most residents are owners with a long-term commitment to the neighborhood.
McVay also emphasized that peo-ple who work at UVA love the proxim-ity of the Rugby area. He explained that it was UVA people that originally built many of the homes in the area, which at that time was outside of the city boundaries. Eventually, though, between 1916 and 1963, the different neighborhoods that make up this area were annexed by the city. Today there are still UVA professors and adminis-trators who live in Rugby, McVay said, many of who walk or ride their bikes to work.
The increasing popularity of walk-ability suggests more and more people will seek out homes in close in areas like Rugby, pushing up prices. This is confirmed by a recent study based on data from Zillow that found that a 15 percent increase in a neighborhood’s walkability was correlated with a 12 percent average increase in its property values, but only if the area was not con-sidered car dependent.
Rugby Attracts a Wide Range of Buyers
One of the most famous Rugby buy-ers was Nobel Prize winning novelist, William Faulkner. Often introduced as one of the country’s greatest living novelists during his years here, he is also one the most well-known and re-spected people to live in Charlottesville in recent times. Towards the end of his life, he served as UVA’s first Writ-
er-in-Residence, and in 1959 he bought a house at 917 Rugby Road just three years before he died in 1962.
In today’s market it is often young professional couples that buy homes in Rugby such as the ones that recent-ly moved into Jay’s neighborhood and purchased a $600,000 home. These are individuals in their mid-30s with successful careers, one as an attorney, the other as a college professor.
Another group of people that grav-itate to this area are telecommuters, McVay said. Many of them are people who “can live anywhere in the country,” and choose Charlottesville. Those that come from high priced markets like Silicon Valley have significant eq-uity in their homes allowing them to pay cash for the one they purchase in Charlottesville, and often it is for a close in, walkable property.
Charlottesville’s expanding high tech sector and growing number of in-vestment firms also contribute to the demand for close in properties, attract-ing employees with high paying jobs who also appreciate what the Rugby area has to offer. As more people with these interests move to the area they will be competing for the limited num-ber of close in homes pushing prices even higher, McVay said.
Extensive Remodeling CommonMany people who purchase one of
the Rugby area’s older homes must be prepared to invest considerable addi-tional amounts for remodeling and up-dating. McVay explained that people are willing to do so because they love
the area and want to live there, but also because they believe their purchase is a safe investment.
Some years back McVay worked with a UVA grad that went out and made his
fortune but always had the intention of moving back to Charlottesville after he retired. He did just that and spent more than $1 million on the house he purchased. He then invested at least that much on renovations.
McVay described another retire-ment-aged couple he knows who al-ready live on Rugby Road and are ready to downsize. Fortunately for them, they have owned the lot next door for over forty years. Now that they are ready to downsize, they will build their retirement house next door to their present residence, a real testament to how much they love the area.
If you are someone who likes the idea of living close to town in a gra-cious older home, and if you enjoy be-ing where the action is at the Univer-sity, Barracks Road or the Downtown Mall, then the Rugby area may be just what you are looking for. Talk to your agent today before Charlottesville’s brisk spring market depletes existing inventory and makes it even more difficult to find the home you want in one of the area’s most desirable neighborhoods. n

Once upon a time only REALTORS® had access to the MLS, and buy-ers relied on print ads, open houses or driving through neighborhoods
to get independent information.Today buyers can search popular
websites like Zillow or Trulia, or access information at CAAR.com or realtor.com where they can also learn about dates and times of many open houses.
The easy availability of informa-tion means a buyer’s agent must be prepared to spend time helping his or her clients accurately interpret the enormous amounts of data they find online. On the listing side, agents rec-ognize that the term curb appeal (that once referred to the view of a home from the street) now describes online photos and virtual tours.
Many agents also have become ad-ept at using social media like Face-book, Twitter and YouTube to help get the word out about their listings.
For better or for worse, the Internet has changed the way we do real estate, opening up the market to buyers all over the world and demanding that agents learn the skills required to take advantage of digital marketing outlets.
How Buyers Find Homes“Most people today start their home
search online, and those numbers are growing yearly” said Amy Webb with Nest Realty Group. “It’s the number one place to go for anyone who is even remotely thinking about searching for a home.” She added that buyers also go to the Internet to get information on the metropolitan area, the schools, parks and recreation and job opportu-nities, and to compare different neigh-borhoods or look at satellite images.
“We see a much more educated and informed consumer,” who, Webb add-ed, is likely to be prepared with ques-tions about a nearby industrial facility they noticed on a satellite image, or about the potential flooding risk from a river or creek a few blocks away.
Unfortunately, data from online sources is not always either accurate or complete, and agents must be prepared to help both buyers and sellers correct-ly interpret the information they find there.
For example, it’s not uncommon for an agent to hear from a client excit-ed about seeing a home advertised as a “for sale by owner” on one of these sites. Often, though, the client is dis-appointed when their agents learns the
home is sold or was withdrawn from the market months ago.
Listing agents have similar issues when working with sellers who find online estimates of what their home is worth. Unfortunately, the figures are based on averages and often omit crit-ical details about similar, nearby sales. The result may be a price that does not accurately reflect the home’s true value.
In contrast, agents are familiar with the neighborhood, have been inside many of the homes and can speak to their condition and location in a way that no third party site can do. They also have access to details that may have affected a home’s final sales price such as that the seller offered a $2,500 carpet allowance or had already moved out and was anxious to close.
Understanding and communicating the nuances of a local market to both buyers and sellers is a big part of the agent’s job.
Most Agents Now Market Online
“I can’t imagine not having a web-site,” said Karen Kehoe with RE/MAX Regency. She believes prospects gravi-tate to sources with the most complete information. She explained that today
that also means using social media to communicate information about her listings as well as housing tips and real estate info. “Everyone should have a personal and business site, and the business site is where you advertise your homes,” she said.
Part of having an effective online presence is showcasing each property appropriately, Webb explained, and that means using excellent profession-al photos. First, though, homes must be in their best condition since in most cases consumers will see pictures on-line before they ever go inside. If they don’t like the pictures they may choose to look elsewhere.
Before the photographer arrives, sellers need to declutter as cameras are “distracted by small objects,” Webb said. Sprucing up the landscaping is also a must as the first view will like-ly be of the home’s exterior. Even if it is an older home it still needs to look “clean, bright and appealing,” Webb said.
Occasionally buyers even purchase a home based only on online resourc-es and assistance from their agent. Todd McGee, with Nest Realty Group, once sold a house to some clients from overseas that purchased the home and based their decision on the photos, vir-tual tour and agent video. They actu-ally never visited their new home until after it closed.
One Stop ShopAs consumers rely more and more
on information they find from online sources, agents are responding with websites that are one-stop shops with direct access to the database of homes for sale as well as lists of resources such as school information.
REALTOR® blogs also can be an important consumer resource. McGee and Webb blog regularly on topics of interest to homebuyers and sellers in-cluding updates on listings and neigh-borhoods as well as information such as how to clean a jetted tub, or how to spot termite damage, or understand your credit score.
