This issue is being distributed at the ICSC’s Texas Dealmaking in San Antonio. I grew up in Texas, but it has little resemblance today to the towns where I misspent my youth. Most of my high school years were at Ft. Worth Country Day (don’t hold the private school tuition against me, my father worked seven days a week running a chain of supermarkets to pay for it). Summers were spent on

the lakes or wading creeks in east Texas, and winter vacation was South Padre. College, well, that’s a long story, but most of it was at University of Texas in Austin. So, I have a pretty good feel of the land, but I never dreamed San Antonio and Austin would grow so big that they would become one mega city. A few years ago, I flew over the expressway that connects SA to Austin and it looked like Highway 5 in Los Angeles at 5:30 on a Friday night - bumper to bumper for miles. I’ve also spent time in small towns that, thirty years later, are still small towns. Texas, excluding the major metros of DFW, Houston and the Austin/San Antonio markets, is, for the most part, a slice of middle- to low-income Americana, and they must buy a lot of groceries and spend a lot money on fast food. It seems like there’s a supermarket, a convenience store and a burger or taco joint on every corner and they’re still opening more. Although the aftershocks of a recession still resonating, Texas is pretty active.

Natural Grocers is opening its second store in the Dallas market with a 10,000 sq.ft. footprint. Sprouts Farmers Market, a specialty supermarket chain, is opening its fourth store in the Austin market during January. Whole Foods Market also plans to open a store in Austin during 2012. Kroger recently opened a 125,000 sq.ft. hybrid in a suburb of Houston, selling Ashley Furniture, jewelry, wine and small home appliances right along side traditional supermarket fare. This is the first of several mega-sized stores planned in Texas by Kroger. Another Texas player that’s diving into a new pool is Stream Realty, with its recent launch of a retail division to be based in Austin. The brokerage firm has had a strong presence in the leasing and sales of office and industrial property, but recently landed the assignment to lease several shopping centers in the Austin and San Antonio market. Best Buy plans to open a store in Odessa next year. Centergy Retail, out of Dallas, plans to break ground early next year on around 200,000 sq.ft. of retail in El Paso with 2011 slated as the opening date. 5P Development recently closed on 35 acres near Deerbrook Mall in a suburb of Houston and plans to develop a mix of retail and residential uses. Jo-Ann Fabrics is looking at opening a 17,000 sq.ft. store in Austin. Cavendar’s is opening a store in Conroe next year and plans further expansion of its western wear chain in the Rio Grande Valley. Anna’s Linens is still growing in Texas with an 8,400 sq.ft. store recently opening in Arlington and another to open soon in Weslaco, a border town to Mexico.

The adage “everything is big in Texas” most of the time holds true, and part of the reason is that the state has so many opportunities to expand the waistline, from Tex-Mex to chicken-fried steak with

flour gravy. (Throw in some pecan pie and I’m there!) Food concepts are still looking for growth opportunities throughout the state. Dixie Cream Donut, a Texas sweet spot since 1929, recently opened its first franchised unit with 1,600 sq.ft. in Oklahoma with plans to roll out the franchised concept nationwide through a joint venture with BBI, which is the branding developer of Camille’s Sidewalk Café, FreshBerry Frozen Yogurt Café and Sonny Bryan’s Smokehouse, among others. Sonny Bryan’s Smokehouse, a nine-unit chain based in Dallas, is projecting opening 50 units in the coming five years in Texas. RedMango is another food concept that’s growing in the Texas marketplace with plans to open six units using around 1,000 sq.ft. in the greater Dallas area. Fuzzy’s Taco Shop, a six-unit chain based in Ft. Worth, is opening a 3,700 sq.ft. quick-serve restaurant in Arlington next year. Smashburger has sold the franchise rights to open 30 locations in the Dallas market in the coming five years. Einstein Bagels is taking a stab at Texas, with two recent franchised openings in Tyler and San Antonio, along with a newly signed agreement for a multi-unit franchise development in the Lubbock trade area. Gigi’s cupcakes, a franchised concept based in Nashville with six units operating in Tennessee, recently entered Texas with a location in Midland. Jimmy Egg’s, based in Oklahoma, signed a 10-unit area development agreement with a franchisee for Texas. Their first unit in the state will be in Galveston using a former Hollywood Video space. To help compensate for the proliferation of all of these fast food concepts, Medifast Weight Control Centers is expanding in the Texas market too. It recently opened its fourth location in the Austin area and plans further growth in the state with franchisees.

It’s not all yellow roses in Texas; there are some problems. Margaux Development, owners of land and a few shopping centers in the DFW area, recently filed for bankruptcy to help buy them some time to get a few leases finalized on their proposed retail developments. They’re not alone, there’s quite of few landlords in the same boat. Luby’s, a cafeteria concept that originated 50 years ago in San Antonio, is closing 25 locations in Texas and the word on the street is that more closures are expected down the road. The market still has enough closed Goody’s, Circuit City and Linens ‘N Things, amongst other national chains that have gone dark along with a slew of mom & pop closed storefronts to keep leasing agents and brokers busy for a few years, but it’s evident that Texas remains strong since chains are still doing deals in the Lone Star state. As far as the sale of retail sites in Texas, I’m seeing a whole bunch of fully leased centers with national anchors on the market at 8% to 9.5% CAP rates, but not much news about acquisitions actually closing and that’s the case from coast-to-coast nationwide.
