A powder room to die forA powder room is defi ned as

a bathroom which does not have a bathtub or shower and is intended for use by guests.

They are often over looked and neglected in the design of a home because they are – let’s face it – simple. However, I happen to think that updating, renovating or making-over a powder room can be one of the best opportunities to have some fun with your design. For many reasons, it is a room that you can go all out in and make an impact without blowing the budget. A powder room contains very few elements, making it a great place to try some dramatic style.

Wall treatment: There is usually very little wall space in a powder room and often is broken up by a mirror and possibly a window. It is a great place to try out that wallpaper you have been dying to hang, or a deep rich paint color that was just a little too much of a

commitment to use to paint the entire house. Why not try out that trendy color that you are worried you may be sick of in a couple years? It is a small room, making

materials and labour cost relatively low. It also won’t be a huge commitment if you want to change the style in a shorter period of time than you normally would.

Plumbing Fixtures: With the thought that traditionally, a powder room consists only of a toilet and a sink, why not install a beautiful vessel sink, or a free standing pedestal sink that will keep your guests talking? It will make a big impact and achieve that high-end, custom look.

Lighting: Do something interesting with the lighting. There won’t be too many daily tasks done in this room like makeup and shaving, where a bright light is key. I love hanging a sconce on either side of the mirror, they add interest and allow you to use some interesting pendants.

Splurge: This is a great opportunity to use some of those luxury fi nishes that aren’t fi nancially feasible in larger rooms. Visit one of your local stone yards and fi nd a remnant for the vanity counter top.

Off cuts are a great way to use a granite, quartz or Neolith product in your space and make big impact.

The year’s real estate market ended with a bang! We wrapped up 2015 with numbers we haven’t seen since 2007. This past year we saw 8,295 transactions on the Multiple Listing Service®, an increase of

23.8 per cent from last year. A total of 465 properties sold in the Victoria Real Estate Board region this December, an increase of 19.5 per cent compared to the 389 properties sold in the same month last year.

There were 2,517 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of December, 21.6 per cent fewer than the 3,210 active listings at the end of December 2014.

The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core in December, 2014 was $560,900. The benchmark value for the same home in December 2015

has increased by 9.4 per cent to $613,600.

The Victoria Real Estate Board serves more than 1,200 REALTOR® Members. The great news for our Board’s membership is that in 2015 more than sixteen thousand buyers and sellers hired a local agent to

sell or purchase a property. Our profession couldn’t be happier about that kind of consumer confidence. With a market that’s ever-changing, and with a transaction process that gets more complicated each
