G oldilocks had the right idea-you need to try things out and make your selection based on what is best for you… even when it comes to design! It isn’t always

the best idea to ask your friends and family for their opinion when decorating your home. Everyone has a different view, set of personal preferences, and many of us see colours differently. A number of people like their beds or sofas to be soft and comfortable, while others prefer a fi rm, supportive feel to such a piece. Comparatively, many are drawn to the cool

gray or blue hues of a West Coast colour scheme, while others crave dark, bold accent colours to add drama to their space. There really isn’t a right or wrong answer, but what is right for you! Try out a few options and see what works best for you and your family. You operate in the space on a daily basis, and must be able to live with the decisions you make. It is a good idea to ask those that have been through the process before for their advice and tips,which are very different from their opinion. They will be able to give you some insight on the things that they loved and hated, and possibly would even do differently if they had the chance to do it all over again. For example, one of my clients wanted to move her microwave off the kitchen countertop as it was taking up valuable real estate for dinner preparation. Her preference was for it to be up high, out of the reach of her young children. Because of this, an “Over-the-Range” microwave was the best option for her. Another client with a height of 5’ tall was horrifi ed at the thought of having to reach over her head to retrieve hot dishes. She opted for a low built-in microwave drawer in her island. This option would never have worked for my fi rst client, as it would be much too accessible for her little ones.

Neither answer was necessarily the correct one, but each clearly had a very personal option that worked out in the end. I suggest that you spend time gathering the facts for your design or renovation and research all of your options before making any rash decisions. Please remember that there are experts and professionals that can help to guide you in your decision making process. Don’t be afraid to ask for their opinion!

A total of 704 properties sold in the Victoria Real Estate Board region this September, an increase of 24.6% compared to the 565 properties sold in the same month last year.

There were 3,478 active listings for sale on the Victoria Real Estate Board Multiple Listing Service® at the end of September, 18.2% fewer than the 4,253 active listings in September 2014.

We certainly have less inventory in the market than we saw at this time last year, though higher sales have contributed to a reduction in the available inventory. With almost 1,000 new listings entering the market in September, there is still a continual supply of new inventory for those folks who hope to make a move.

The Multiple Listing Service® Home Price Index benchmark value for a single family home in the Victoria Core last year in September was $558,600. The benchmark value for the same home in September 2015 has increased by 8.7% to $607,100.

While September often signals the re-start of the market after the traditional summer slowdown in sales activity, our market remained strong right through the summer and September. This September is different than past years. Our busiest month last year was in May, and 714 properties sold. That’s only 10 more transactions than we saw in September this year. The question now is - will we see the normal winter lull in sales and listings or will the market continue at this pace?
