There’s something about the look of old original beach shacks that gets me every time. Perhaps
it’s the quirky use of angles or the timber fl oors, or maybe it’s just my inner hippy and love for
all things retro that gives me a soft spot for the design. The Coast has some of the country’s
most adorable beach houses and you only have to go for a drive around some of the headlands
at Caloundra, Mooloolaba and Noosa to see some of these original weekenders still nestled
on prime pieces of land right near the beach. While some get bulldozed and redeveloped for
their prime location, some withstand the test of time and fi nd owners who are more than happy
to nurture and keep the authentic design. And whilst we’re getting all nostalgic, turn to page 8 for a quick trip down memory lane in tribute to
the 2011 Hayden Winter Longboard Classic that is on at the Bluff. It’s time to honour the beach house, drag out the retro single-fi n and
enjoy this long weekend. To the beach!

Old is gold
For many Sunshine Coast home owners who didn’t grow up here, the desire to live this lifestyle of salt air and sandy feet started
decades ago with simple weekenders. From the Brisbane-ites whose families regularly drove ‘up to the north coast’ to the rural Queenslanders or interstate southerners who fl ew in for school holidays, they all wanted a Coast holiday house to call their own. Land was cheap and so were the structures the newcomers built, in the basic styles of each era. The priority was choosing a block close to the beach so the surfers could surf, fi shermen could fi sh and kids could swim. Media rooms and air-conditioning were the farthest thing from their minds. Who wanted to stay indoors when the weather was hot and the waves beckoned?
These quaint beach shacks have dwindled in
number since the 1980s, made obsolete by household upsizing, urbanisation, design trends and the soaring value of seaside land. Real estate agents who have worked the region for years have seen many shacks bulldozed or transformed to fi t modern needs and images. But with the fi nancial and environmental pressures of 2011 marking a desire to return to the simple life for many Coast residents, savvy home buyers are hunting down the last of the traditional beach houses.
Agents and builders say the key reason for purchase is still location, with target suburbs from Caloundra to Coolum. While some old houses are snapped up by investors wanting to rebuild and make money on resales, others are bought for nostalgia and lifestyle, with emotion often playing a big part in deciding what renovations are needed.
Coast media personality Caroline Hutchinson, who does breakfast radio on 92.7 Mix FM, is in the latter category. Three years ago, she and husband John bought an original-condition 1965 house at Alexandra Headland. “We chose it because of where it is,” Caroline says. “We’re beach people and we wanted to live as close as we could to the water. Our kids go to the beach every day and we all enjoy swimming or surfi ng or surf lifesaving.”
It was a big decision, considering they were downsizing from a four-bedroom, two-bathroom home at Twin Waters and paid $810,000 for the more humble, two-bedroom, fi bro home sitting atop a brick garage. Caroline’s friends assumed they would knock it down. “But I love old things,” she says. “I want to slowly do things to make it more liveable but I don’t want to change it.”
For a family of six, this means a bit of compromise – especially considering there’s only one bath and one toilet. “The line-up at the bathroom door in the morning isn’t fun but it’s reminiscent of my childhood,” Caroline laughs. “The house still has just two bedrooms but we converted the shed and lined it and now three of our kids (up to age 19) live in it. And they love it!”
The couple’s interior decorating included ripping up the purple carpet to polish the timber fl oorboards and repainting the pale green walls white. “We saved the original pink bathroom though and I will never get rid of the two ’60s kitsch feature tiles – a kangaroo with a joey and a dachshund pointer on a hunt.”
For Caroline and John, the home purchase was all about “fi nding a nice, small place to grow old in”. It was a reaction to the ‘bigger is better’ trend in house sizes. “I like the way we grew up and I want to give that to my kids,” Caroline says. In

time, she may consider one structural addition. “In 1965 people apparently built houses by the beach but didn’t build balconies. I would love a balcony for more outdoor living.”
Architect Tim Bennetton, who has worked for more than a decade with highly awarded Coast architect Gabriel Poole, says deciding whether to remodel or demolish 1950s and 1960s beach houses was often a lineball decision based on the client, the structure, the land and the economics of working with materials such as hardwood frames
and asbestos. “To design with the original structure, you need the right building team and a client who respects that coastal holiday vibe,” Tim says. He’s delighted with the outcome of a recent extensive renovation of a two-bedroom shack 600 metres from the sand at Moffat Beach, encouraged by an “adventurous” client, dietitian Lydia Sutakowsky.
Their architectural adventure began with pushbike riding through the suburbs of Caloundra, as Lydia pointed out the elements she liked in old beach houses and their gardens. The University of
the Sunshine Coast staffer had moved from Cairns to Moffat Beach in 2006 “when there was very little on the market” and bought the cute asbestos fi bro cottage on 405 square metres for $360,000.
“I’d always wanted to do a reno and I was interested in the simple look – timber and tin,” Lydia says. The low-set shack was simple – two bedrooms, one bathroom “and the only cupboard was the broom closet”. She loved the home’s charm but realised the lack of storage was only one of its impracticalities. “It had no insulation and poor ventilation so it was really hot in summer and freezing in winter,” she says. “The wiring was so old we couldn’t even put in ceiling fans.” Her brief centred on improved functionality, comfort and storage without losing the retro appeal.
It wasn’t a small job. Lydia wanted her dream home, setting a budget around $200,000 and moving out for seven months of the two-year project. “There were so many decisions but it was awesome fun because I learned I could trust the team working on it,” she says. “Now I’m enjoying what’s basically a new house in an old shell that still suits these streets of long, skinny blocks. It suits me perfectly.”
From the 10-metre-wide street frontage, the house looks attractive but modest. It’s repainted in shades of green, with a small timber deck added to the original raised dwelling and the original carport converted to a living room. Lydia didn’t want a lock-up garage and the driveway is still strips of grass and concrete. Inside is ’60s heaven, created with modern craftsmanship and innovation. She loves cooking in her new orange kitchen and scours shops and the internet for pieces such as the star-shaped clock and apple- shaped sugar bowl. “We ripped out all the lino

“However, traditional materials such as corrugated iron roofs, louvres and timber fl ooring are still used extensively to achieve the style.
“Modern home owners love how the look refl ects the emotions of bygone days – we remember family unity, sitting around the lino-top table playing cards. Parents want to reinforce with their children what they had growing up – before technology.
“In a Sunshine Beach renovation we did last year for the holiday rental market, the classic style was recreated in a sophisticated way, such as retaining small spaces but painting them crisp white.
“The beach house style remains popular in all coastal areas, although some clients prefer travertine limestone to lino fl oors!”

and shagpile carpet and discovered beautiful fl oorboards,” Lydia says. The extent of the reno is evident as a breezeway links the original house of timber fl oors and vinyl blinds to a two-storey extension with angled walls and stable doors that offer back garden views from top and bottom bathrooms. It’s still two bedrooms, but both were shifted from the hot, western side of the house and the main now sits at the top of a bamboo staircase.
Lydia maintains a native garden with vegie patches, fruit trees and chooks, and is delighted not to need air-conditioning. “I barely use the fans. I didn’t want an energy-guzzling house and my power bill is less than $150 a quarter.” The new design takes advantage of a northern orientation and ensures ventilation.
“People said, ‘why don’t you tear it down and build something big?’ but I had a strong desire to
retain the fl avour of a cute old weekender,” Lydia adds. “The tiled roof was so hot it had to go, but the house frame and materials were sturdy.”
She adds, “I may have overcapitalised in the current market but that doesn’t matter because I’m not moving any time soon.”
The prime positions and character of the region’s old beach shacks attract a lot of buyers with trade knowledge. “The new owners generally want to live in them and update with the thought of selling and making money down the track,” says Glennis Schindler of Vic Murphy Real Estate.
Glennis, who has sold property on the Coast for three decades, says these houses are easy to sell but getting harder to fi nd. “Prices can start in the mid $300,000s for original fi bro fi shing shacks – four walls with gabled roofs and a few stairs to the front door – but depend heavily on the land value,” she says. “A plumber just bought one on 600 square metres in Maroochydore and he’s going to deal with the asbestos, put on a new roof and live in his new bachelor pad near the beach.”
Other shacks in development zones can sell for well over half a million dollars.
While shack designs vary, Glennis lists common 1960s elements such as external walls on slight angles that fan out at the top, bench seats under windows, bedrooms running off a standalone central kitchen and lounge area, plenty of chrome and light green or pink Laminex. “No ensuites, no security or fences, no indoor/outdoor entertaining,” she says. “It was all about grabbing your malibu and heading for the surf.”

Alexandra Headland will be a fl urry of activity this long weekend as swarms of cars line the edges of Alexandra Parade
and locals drag out the malibus to surf in the 2011 Hayden Winter Longboard Classic. This year marks the 29th anniversary of the event, which dominates one of the most popular point breaks in the central Sunshine Coast. Colloquially known now to surfi ng locals as ‘the Bluff’, the rocky headland that sits between the estuaries of the Maroochy and Mooloolah rivers was originally known as Potts Point, named after an early settler in the region, John Potts.
John resided at William Pettigrew’s 330-acre property in Alexandra Headland, which was purchased in 1864 and is recorded as being the fi rst land sale in the Maroochy District. Unfortunately, there are no records to indicate how much (or how little) William paid for the property, but it is known
that the area was fenced as a paddock for bullocks and was used to haul logs from Cotton Tree across Potts Point to the timber depot at Mooloolah Heads – now known as Mooloolaba.
The area was later renamed Alexandra Headland in honour of Queen Alexandra. Now it is a mecca for holiday-makers, surfers and locals who live in the prime beachside area and prestigious ‘Golden Triangle’ residential precinct. A small purpose-built viewing platform, lush lawns, showers and pandanus trees line the iconic rock wall, which shapes the headline and provides the ultimate viewpoint to watch the waves roll in, especially when cyclone swell makes other points along the Coast unridable. Whether it’s young surfers learning to duckdive in kiddies corner or a sixty-something mal-riding veteran hanging ten, the Bluff is a watery playground all year round – and this weekend is no exception.
The 2011 Hayden Winter Longboard Classic is hosted by the Alexandra Headland Malibu
Club, which has been established for almost 30 years. President Gary Foster says the
forecast is looking favourable and he’s hoping come 4.30am Saturday, the surf check will keep the contest at the Bluff location.
“There are almost 160 entrants with 12 different divisions from junior boys and girls to the over sixties. There are three other divisions this year including the old mal, which has pre-1967 boards, the retro single-fi n category with boards from the early ’70s and a stand-up paddle division. Contestants are coming from all over the east coast of Australia and from Western Australia, plus there will be ex-world ranked surfers and Australian and state title holders.”
With an association to the Coast that stems almost 50 years, Hayden Surfcraft is the main sponsor for the event, which joint business owner Michael Hopper says is the perfect fi t. The board factory originally started in a building opposite the skate park at Alexback in 1962, right near the Bluff and the contest site. “We’ve been involved with the area for so long it’s exciting to still have a presence and be involved in a competition like that,” says Michael. “It’s more of a grass roots contest than a professional thing, it’s got more of a laid back feel about it.”

The right rateThe Reserve Bank of Australia (RBA) decided to leave the cash rate unchanged at 4.75 per cent at its monthly meeting on Tuesday. Naturally, those with home loans can exhale for another month at least, and the decision is welcomed by the real estate industry and the Real Estate Institute of Queensland (REIQ). “Given the poor economic indicators released recently, the Reserve had no justifi cation to increase interest rates this month,” REIQ chair Pamela Bennett says. “The property market continues to be adversely affected by subdued demand, given buyers are wary of the patchy economy and the number of interest rate rises that came into effect last year. We need a period of stable interest rates, coupled with better economic conditions than what we are currently experiencing, before confi dence returns.”

Henzells Agency has teed up former professional golfer Jon O’Sullivan as a new

The majority of Queensland’s property markets are currently at, or near, the bottom of their real estate cycles due to
the continued economic conservatism amongst the population as the national economy appears to not be out of the woods just yet – a situation further compounded by the natural disasters earlier this year.
According to the Real Estate Institute of Queensland (REIQ), with property prices and buyer demand subdued, the current market is providing opportunities not experienced for more than a decade.
“There is no denying that a correction in property prices has taken place over the past 18 months to two years in many areas as the delayed impacts of the global fi nancial crisis unfortunately coincided with Queensland’s summer of natural disasters,” REIQ chairman Pamela Bennett says.
“In the majority of cases, sellers currently have to be very realistic about what price they can achieve for their property, which

An REIQ survey last year found that 74 per cent of investors across the state were buying Queensland property for potential capital growth, which shows confi dence remains strong in the long-term prospects of the Sunshine State’s economy and its property market.
The survey also found that 65 per cent of would-be fi rst-home buyers were last year waiting for prices to reduce or had been put off by high prices – a situation that is no longer relevant.
Given the complexities of the current market, the REIQ has developed its fi rst seminar to assist buyers and investors who may be considering purchasing property.

Last weekend’s auctions have turned up a couple of bargains for people looking to build a dream home. Lee Sutherland of RE/MAX Property Sales took two blocks at Donna Place, Buderim to auction, and is now seeking further interest on the prime residential lots. “We had bidders on each and we’re negotiating with a couple of those people now,” he says. The lots were passed in at $150,000 each and Lee is after offers above this. “The sellers are very motivated, and these would be the cheapest blocks of land on top of Buderim.” For savvy buyers at the other end of the Coast, a 900-square metre block on the lake at 13 Rutherford Place, Pelican Waters is now on the market for $329,000 with Debbie Shellshear of RE/MAX Property Services, after being passed in at auction. But if you’d like an established property to go with a water view, the four-bedroom family home at 12 Jessica Boulevard, Minyama is also still available. “This one has a homely, relaxed feel and the lounge and dining opens right up to the waterfront,” says marketing agent Trevor Martin of Property Today. More than 40 people attended Saturday’s auction and the home was passed in at $1,075,000.

cattle, now is the time to buy, with large parcels of land on the Sunshine Coast hinterland currently on the market. Last week MPP examined agriculture farms for sale, and this week we look at livestock and lifestyle.
There is something intrinsically Australian about rounding up a few cattle on horseback, dusting off the Akubra, cracking open a beer and sitting down to a meal of beef and vegetables after a hard day on the land. It may come as a surprise to learn that there are still properties on the Sunshine Coast where this kind of rural lifestyle exists. But while quad bikes have replaced horses, the hard-working farming mentality is alive and well in the
Yandina hinterland, especially on the Colly family cattle ranch, on the market for $3.75 million.
“The 120-hectare property has a frontage to south Maroochy River and a long frontage to English Road, which is an unmade road, and Kiamba, which is in the foothills west of Yandina,” Yandina Realty property consultant Peter Bourke tells MPP.
“The property also has a frontage on three sides to state forest, which runs all the way to Kenilworth. It is also one of the largest parcels of land so close to the coast. It’s a very private property with a very successful cattle-raising venture carried out there over the years.”

When it comes to commercial leasing activity, the central Sunshine Coast appears to have performed well over the six months to June, according to the latest data gathered by Propell National Valuers. National Research Operations Manager, Aaron Parker, says Maroochy had the most activity with Maroochydore attracting the highest number of leases followed by Mooloolaba and Kunda Park.
“In terms of property type, retail led the way followed by offi ce and industrial,” Aaron says.
The sales data was almost a mirror image of the leasing activity with Aaron noting activity also in the northern regions. “Noosaville, Noosa and Cooroy posted the second largest number of sales, seven collectively and fi ve for
Noosaville, while once again Maroochydore took the title with 11 sales, Buddina had three, Coolum had three, Kunda Park had three and the rest were scattered around. Property type sales were dominated by industrial, then retail and offi ce..”
Despite a somewhat sluggish market, Aaron says the Coast is still attractive.
“The sales and leasing activity in the industrial sector is a good sign because industrial activity is often the precursor to expanding economies and thus retail and offi ce activity. The effects of the economy at the moment are hitting the retail sector, yet retail leasing is strong so owners and lessees must still be optimistic about the area,” he says. “Buying commercial property right
