    Julie Ryan is the director and founder of Strategic Th inking, a company that helps agents sell themselves and their listings through eff ective and innovative marketing.

    She is a former real estate agent who lives on the Sunshine Coast, but works around the world helping agents incorporate traditional property market portals such as print advertising and sign boards with new avenues such as LinkedIn, Facebook and social media sites.

    Th rough new avenues, such as social media, we can promote the agent and build their social capital, which in turn helps them secure buyers and sellers who want to work with them, she says. Strong social capital helps agents receive referrals, which prompts other people to work with them.

    Online media, carried out correctly, can build reputations and help the success of an agent. Reputation is everything.

    Th e combination of traditional property portals and social media makes for a successful agent, provided their service and their abilities when they meet clients face-to-face are second to none.

    Th eres no doubt that more established media are still the main marketing tools for agents. Newspapers and magazines, television and radio play a vital role in assisting agents to reach out to the wider community, but news tools such as iPads and laptops, mobile phones and applications such as Facebook, Twitter and FourSquare are now being used to complement the existing media and enhance agents abilities, and in the process are making life easier for clients.

    technologies and integrating these with traditional media. Half our team has recently been testing iPads and the plan is for the majority of our agents to eventually have one, Next Property Groups general manager Damien Michael says.

    We started working with iPads to assist our agents to be more mobile and fl exible so they can cover the Coast and practically have their offi ce next to them the whole time.

    Its also allowing us to be more effi cient and its giving us that competitive edge.

    Damien says this piece of technology gives agents access to phone numbers, statistics, photographs, online data and a whole host of other tools while they are out on the road.

    One way the traditional and new mediums can complement each other is by working on their individual strengths. Print media is still unbeatable when it comes to being tangible theres still no way to match the experience of reading a newspaper or magazine in what is literally a hands-on experience but where it meets its

    It seems like only yesterday that practically all real estate agents were able to sell a house by simply placing an ad in the local paper, putting up a for sale sign in the garden and waiting for the phone to ring.

    In just the past few decades, that was the reality for a lot of agents besides newspapers and magazines, the agencys offi ce window space and perhaps a few letterbox mail drops, the only real option open to agents selling property was to attract passers-by with a sign in the propertys front garden.

    But not any more. In addition to becoming familiar with cooling-off periods, fi rst-home buyer grants and going unconditional, agents need to be up to date with jargon such as tweet, blog and social capital or run the risk of being left behind.

    Th e patterns of property buyers and sellers have changed. Th ey are educated, motivated and tech-savvy, and are looking for both constant and instant communication that doesnt threaten their intelligence.

    Th ey are looking for someone who can be a trusted and knowledgeable advisor. It is these consumers that are driving the change in the industry. And the birth of social media

  • limitations it can direct the reader to the benefi ts of new technology such as providing web address links.

    In the spirit of keeping up to date, My Property Preview launched its new comprehensive website last week to take readers to the next level.

    Managing director and publisher of MPP, Darryl Olson, says. We always planned to develop a fully functioning website that enhanced our successful magazine.

    Before we started the project, we conducted research on exactly where buyers of Sunshine Coast property came from. Th e results surprised even the agents almost nine out of 10 sales came from people who live on the Sunshine Coast or very close by. It gave us the green light to be able to make a diff erence.

    You dont need to be a multinational organisation to be able to provide excellent local content matched with the latest time-saving functionality and a highly targeted local audience. In fact, the MPP team has delivered on this and then some.

    We see the combination of the magazine and the website as a natural progression and one that will provide the results for sellers and buyers.

    Th e site has been fi ne-tuned to ensure we have provided every possible search process, he adds. For example, if youre looking in Buderim you can select exactly where you want to be if you want to fi nd property that is just on top of Buderim you can search for that, or if you only want properties with views on Buderim, you can search for that, or if you want to search in a particular estate, like Rainforest Sanctuary or Buderim Meadows, you can search just for that. Its all about narrowing the search to save time.

    So from seeing a printed ad displaying one or two pictures and a brief synopsis of

    the property, a reader can now log on to the My Property Preview website and carry out more in-depth research about the area the property is in, what facilities are nearby and, of course, see more images of the property itself to determine whether it is worth jumping in the car to go and see it.

    Modern consumers are more and more knowledgeable and research at great lengths before they actually view a property or meet the agent, Julie Ryan says. In America, for example, there is more information availableto the consumer about a listed property where

    the buyer can look comparatively at the market place, stalk the area, look at other listings, research the agent and property all before actually seeing the place or calling the agent.

    Th ey only look at places they have done all their research on or already ticks their boxes. Looking at the place is a fi nal step.

    In fact, statistically we found that [in 2009] buyers in the US physically looked at four properties when buying a property where Australians usually look at about 40 properties 10 times the volume, Julie adds.

    We are at least two to three years behind America when it comes to eff ective property marketing and the eff ective use of social media.

    Now, that all may sound like the hard-sell work of the agent of pre-internet days has been done for them, and while that may be true to a certain extent, the agent has to be savvy enough and aware of the scope of technology to have provided the potential buyer those options, and more, in the fi rst place.

    Statistically most people start their day by looking at Facebook where it used to be email, Julie says. We trust Facebook more and more. Its still the most popular social media. Via Facebook, people engage with each other, they ask questions about items and they are led by their friends or connections comments.

    [Online networking site] LinkedIn is another tool to utilise the benefi ts of user recommendations. People will look up a recommendation when considering someone. All of this works towards building up the social capital of individuals.

    Th ese mediums also provide an opportunity for buyers and sellers to rate their agent.

    Julie says blogs are another critical tool for agents. Blogs are a critical part of agents social media marketing as they allow [agents] to say what they want to say, including what they think about the market, items aff ecting the market and connecting with people, she says.

    A blog helps set them up as an expert in the market. It builds trust and respect for the agent as someone who knows what they are doing.

    It still takes a lot of time and eff ort, of course, and Julie points out that it eff ectively means the agent has no hiding place and is in the offi ce all day, every day, but the benefi ts of being able to engage more pro-actively with existing or potential clients far outweigh the negatives.

    Weve had an overwhelming response from the industry, MPPs Darryl Olson says. Our site really is a positive step forward as it arms the buyer with all the right information and facts and assists sellers to best reach theirmarket directly.

    As well as our defi ned search engine, we also have a smart phone site where you can connect with our website using smart phones you can even connect at a particular location that you might be interested in and search what listings are within that area.

    We use the iPads to be able to provide our sellers instant CMAs [comparative market analysis], which also links in with Google, he says. While sitting with our clients we can instantly provide an idea of what has sold in the area recently, what is on the market and collaboratively provide a price for our vendor that is based on instant data.

    We can also use the iPads to show our vendors our extensive database and how we can use it to help them sell their home. We can also show them stamp duty reports, CommSec market reports, commission reports all via iPad applications.

    We can provide this data straight away while sitting in their home. It also helps us to become greener, as theres less paperwork.

    Damien adds, Th ese tools improve our overall service and allow us to keep up to date, as buyers are more educated and have more information at their fi ngertips, which is great, but we have to keep on top.

    While for agents the days of simply waiting for buyers to phone in might be over, the beep of a mobile phone, the fl ashing of an inbox or the responses to a Tweet are the realities of the brave new world.

    For the rest of us, we can make the most of all of this great technology and use it as and when we feel like it giving us a great sense of control when buying and selling property without feeling under pressure to act upon anything until we are ready to do so.

    An original 1960s home for sale in Cotton Tree has MPPs retro-loving editor feeling groovy.

    I have a penchant for all things vintage, and I simply cant help but be drawn to anything from the 60s and 70s that is retro and original, whether its fabrics, cars, music, furniture and in this case, a house. Its pretty hard to fi nd an old original beach home on the Sunshine Coast that hasnt been tinkered with or drastically renovated at some point during its lifetime. So, I was rather inspired when I stumbled across this gorgeous, authentic retro house in Cotton Tree.

    It is in perfect condition both inside and out, and once you walk inside, its like going back in time. Th e ceiling features detailed cornices and original 1960s lightshades, timber fl oorboards remain untouched beneath carpet, while the kitchen is an absolute relic. Bright red and oversized, this room certainly would have been top of the range at the time. All of the cabinetry is original and still features the quaint cone-shaped handles, and theres even the built-in overhead glasses cabinet hanging above the bench. I had to wonder about the culinary

We all play guitar, and Brad has a sensational voice, so we oft en have a jam in the offi ce its a great stress release aft er a hard day of real estate.

    Th ere was also a sausage sizzle on the day, and Mike says it was a great opportunity for the Elders team to relax and get to know the local community better. Everyone who came along went into a competition organised by Mix

    Henzells celebrates 75 years Henzells Agency celebrated 75 years of business at a gala charity ball in Caloundra last Saturday night.

    More than 400 people attended the black-tie function at the Caloundra RSL to celebrate Henzells 75-year milestone. Guests enjoyed a delicious sit-down, three-course meal, whilst a live band created the ultimate atmosphere to dance the night away. A magician worked the crowd and created plenty of laughter, while Jason Andrew took to the stage and auctioned off a number of items to a very enthusiastic and generous crowd. All the proceeds from the night went to Compass Institute, which provides education and skills training for adults with intellectual and physical disabilities.

    Th ere were a number of quick speeches on the night, including the offi cial launch of the Henzells RSL Caloundra Foundation a joint initiative of Henzells Agency and the Caloundra RSL to assist community members in various sectors including health and wellbeing, sport, education, disability support and emergency assistance.
