Electronic blinds that open gradually to allow morning light to seep into a bedroom, gigantic plasmas which rise slowly from a

concealed slit in the lounge room fl oor, fridges that tell you when you’re out of milk and showers that remember how hot you like the water. Images of such state-of-the-art gadgetry are perhaps what many of us conjure up when hearing the terms ‘smart’ ‘high-tech’ or ‘automated’ home. And while these devices are certainly not pie in the sky – the technology is here and in use – they’re not necessarily what a high-tech home is about.

Sure, we’d all love to have ovens that suggest meal plans and fridges that ‘talk’ to the online grocers, ordering supplies which are conveniently delivered to our doors, but today’s smart homes are more than just a few fl ashy gadgets, although the technologies in use are impressive.

Justin Bull is from Brisbane’s Electronic Interiors, which designs and installs the latest

in home automation, cabling, lighting, security and audiovisual technology.

He says people who are building a new home should consider home

automation like any other trade. “You get an engineer in to draw up plans, a plumber in to plumb and

it is the same for electronics,” he says. “It’s no longer just a matter of buying a TV and some speakers.”

A smart home, above all else, is an integrated one, where computers, lighting, audiovisual equipment, the home theatre, security, TV, intercom and home automation all work together. “Controlling the whole home from a simple-to-use control system,” adds Justin.

And because of this, unfortunately, if you want a really smart home, you’ll have to build it. Retrofi tting existing homes to take

on smart home capabilities is tricky.

Stephen Miller is the executive director of CEDIA, the Custom Electronic Design & Installation Association. Members include installers, designers, manufacturers and distributors of electronic systems for the home. For existing houses, many consumers look to wireless technology, and, says Stephen, “wireless is good if you can’t get a wire to it”, but he adds that cabling is still king. When once new home owners contracted an electrician to just wire in the dishwasher, and pop in light fi ttings and powerpoints, today’s home owners need to be thinking about wiring for smart technology as well, as retrofi tting existing homes is so much more expensive and diffi cult to do – once a wall is up you can’t get cabling in behind it.

Justin agrees. “We do existing homes because a lot of people are doing complete renovations”, but he likes to be involved right from the design phase

of the new home or renovation. “Design is the most important part of it – that’s where we come in. We design the right solutions to suit the budget and lifestyle of the home owner.” And that might be just a theatre room or integrating the entire building so that lights, security, the TV and blinds are all controlled from just one touch screen by the front door. “The design side is important because we hide all the technology and the cabling,” says Justin. “We have all equipment in the [communication] room and distribute from there to the whole home. Speakers and screens can be concealed, even hidden in the wall under the plaster.”

Right now the kind of technology that Justin and Stephen work with is reserved for the higher end of the property market, but average home owners shouldn’t discount smart technology as being beyond their reach. “It’s more accessible as the market is growing and maturing – we can

THE FUTURE OF LIGHTING

Once upon a time LEDs (light-emitting diodes) were merely those little dots on your clock radio and calculator. But LEDs are set to become the light source of the future in the home. While once the light from an LED was unfl attering and unappealing, now it is a cosy glow that can be dimmed and uses less power than conventional globes. LED strip lighting – which offers a wonderful ambient glow, is tough, has a long life and doesn’t get hot – is being offered for residential applications, and while the cost means it’s not accessible to the masses right now, as the technology is embraced, prices will come down. Is this the beginning of the end for ceiling lights and lamps? Only time will tell.

So what are some things you can expect from a smart home? “Lighting control is the big thing, especially for bigger homes,” says Justin. “With LED and strip lighting technology you need a control system that can provide the right effect.” And keep the home energy effi cient. “The big thing is energy monitoring – one control system to monitor all power,” Justin adds. “This eliminates having standalone systems for each fan and light, the air-conditioners and remotes.”

Stephen agrees that the latest in lighting control and energy-effi ciency technology are the big factors in clever homes. “Intelligent lighting will notice if there is no movement in a room and turn off all the lights,” he says.

Another example of current clever technology involves the humble television. Stephen says, “You can turn on the TV and see who is at the front door via a video camera, then pick up your phone and press some numbers and allow that person to enter the home.”

A recent job Justin completed set up the entire house to be controlled by iPads and iPhones, allowing the occupants to manage every aspect of the home – such as the lighting, security and air-conditioning – from their phones.

However, while we’d all like to future-proof our new homes so they keep performing for years to come, Stephen warns against crystal ball gazing. “Our industry changes daily, so you can never future-proof your home. What is the future? You can’t do it.”

That said, those homes that do include clever technology are paying dividends when it comes time to sell. While many owners choose smart technology for the lifestyle benefi ts and energy savings it offers, smart technology can also boost

a home’s resale value. Justin says buyers in the medium to higher end are more aware that integration is important to the value of that home. “It does add to resale value because the smart technology becomes a permanent feature of the home,” Justin says. “If the system is done properly it gives future options.”

overwhelming, complicated and discouraging. The advice the experts have is that if you are thinking of making your new home a smart one, seek out the help of those in the know while you’re drawing up the house plans. Justin adds that his job is to make “living with technology easier not hard – that is our goal. Our mission is to design systems that are simple. A lot of people are scared of technology but once we put the remote control in their hand and show them how easy it is, they don’t have to be scared of it.”

Dark or brightly coloured feature walls can be a distraction to potential buyers, so when selling, it’s best to repaint feature walls in a neutral colour. Better still, give all the interior walls a coat of the same neutral shade. Two colours I often recommendto my clients are Dulux ‘Whisper White’ and ‘Antique White USA’. These are good ‘safe’ whites that tend to blend well with most existing house decors.

Don’t forget the skirting boards, cornices and doors. To help create the feeling of space and high ceilings, paint the cornice the same colour as the ceiling. Skirting boards, doors

and door trims should be painted the same colour as the walls using enamel paint.

If you are refreshing the existing exterior colour of your house and aren’t sure of the shade, chip off a small section and have it colour matched at your local paint store. If you would like to change the exterior colour but aren’t confi dent about choosing colours, consult a paint specialist. Or, take a drive and fi nd other houses that are painted in colours that you like for inspiration. Just remember to keep your chosen colours neutral to appeal to a wide range of buyers.

Conference a hit with agents

Last week, more than 120 real estate professionals

from as far as the Gold Coast, Brisbane and Bundaberg joined local agents for the SHIFT real estate conference. The brainchild of real estate coach Peter Ford and auctioneer Jason Andrew, the event featured a number of respected industry speakers, and, says Peter, aimed “to get agents prepared for the kind of tough market we are in now”. Peter, who says he hopes to hold the event yearly, adds, “The comment from a few people was that the speakers went back to grassroots and it was challenging but it was stuff they needed to hear.”

National licencing for agents

According to the Real Estate Institute of Queensland

(REIQ), national licensing of the real estate profession is due to come into effect on July 1 next year. This means real estate agents will be able to work in any state or territory in Australia.

The REIQ, which has helped develop the national licensing framework, reports that agents will have to complete standardised training to achieve a national real estate license or registration certifi cate.

REIQ chair Pamela Bennett says, “All agents must currently complete training before gaining

their licence or registration certifi cate. However, the standard of assessment and quality of training from some training providers across the nation should be examined to ensure newcomers to the profession learn the skills and knowledge required to not only succeed in real estate, but to function professionally and within the multitude of laws that govern our industry.

The Federal Government is expected to release a consultation regulation statement on national licensing for the real estate profession soon.

Go Gecko still going strong

Go Gecko’s corporate arm, Go Gecko Pty Ltd was placed into voluntary administration on

July 22, with a small number of company-owned franchises subsequently going into administration. However, the Go Gecko name comprises two main components – the company-owned stores which have subsequently closed, and the franchises.

Chairman of Go Gecko group of companies, Noel Scully, says the franchises aren’t really affected by the closures.

“The Go Gecko Group is a well-established national real estate organisation which operates a large network of over 40 franchised offi ces and a separate business of eight company-owned offi ces.

“The group has decided to focus on continuing to build its successful franchised business model and to close company-owned offi ces and where appropriate offer them to franchisees.”

Caloundra’s Go Gecko principal, Shane Strong, says a few sellers have called him, concerned that franchises such as his are affected. And he is quick to point out that they are not.

“It’s only affected the company offi ces – they opened up under a different arm under the Go Gecko banner and due to a reshuffl e they have had to close down a couple of the corporate offi ces,” he says. “All franchise offi ces are owner-operated and are unaffected by the closure of the corporate offi ces.

“In Caloundra we are so well established. People can expect the exceptional service and great results that they have had for the past three years.”

Shane adds, “The phones are ringing and it is business as usual. In fact, it has probably picked up in the past of couple of weeks.”

Lack of interest

The Reserve Bank of Australia (RBA) decided to leave interest

rates on hold again at its monthly board meeting on Tuesday. The offi cial cash rate now remains unchanged at 4.75 per cent.

In the offi cial statement, Governor Glenn Stevens said, “The central scenario for the world economy over the next couple of years envisaged by most forecasters remains one of growth below the pace of 2010, but at or above long-term averages. Downside risks have increased, however, as concerns have grown over the outlook for the public fi nances of both Europe and the US.”

The RBA will meet on again on Tuesday, September 6 to reassess the cash rate.

The Queensland Government’s move to increase stamp duty charges after August 1 led to an increase in sales over the weekend, with four properties selling prior to auction to buyers eager to snap up a home before the higher fees came into play. Local auctioneer Jason Andrew confi rms this trend. “Since the State Government announcement that stamp duty concessions would be scrapped, we have seen a heightened level of buyer activity overall, resulting in an increase in the number of sales prior to auction as well as higher clearance rates under the hammer,” Jason says. “It was clear that all parties involved in the real estate transaction were motivated to exchange prior to August 1, and it will be interesting to note how the new landscape will affect both buyer and vendor sentiment going forward.” Among the happy buyers is a couple from the Blue Mountains in NSW, who purchased 21 Tibrogargan Place, Pelican Waters the night before auction. “They’re a lovely couple, and the sellers are very happy the home is going to them,” says marketing agent Denise Ruhle from Seaside Real Estate.

Adding to your property portfolio is a decision that no investor should take

lightly. Time should be spent conducting market research and the potential for capital gain on the investment. However, for the Sunshine Coast Council, fi nancial reward was not a key factor in its decision to add three historic hinterland Queenslanders to its collection of assets. While the heritage-listed homes are today worth a substantial amount of money, their value is measured in terms of what they offer to the community, which is a picture of the past that should be treasured forever.

The council’s Cultural Heritage and Collections manager, John

Waldron, says the council is occasionally approached to buy or accept as a gift old homes dating back to the 1900s. “They need to be places that tell the story of the Sunshine Coast,” John tells MPP.

“When council does acquire anything into a collection, and we’re talking about a collection of heritage buildings, there needs to be a signifi cant statement and a report produced which outlines why the property is special or unique to the local area.”

The Sunshine Coast Council is moving forward with a vision to put the region’s historical icons in the one spot. Councillor Anna Grosskreutz says $100,000 has been earmarked for a study into a possible heritage village at Landsborough.

“It has always been in our sites to create a heritage village on the Landsborough depot site,” Anna tells MPP.

“Our proposal is to move the Landsborough depot to Beerwah so the land can be freed up, so we can start to create this heritage village. The parcel of land sits behind what was the council administration building, which is now the Landsborough Museum.

“It would be a fantastic attraction for both locals and tourists.”

Our history in one spot

block at Poinciana Avenue, Tewantin was sold privately. The 1920 landmark Queenslander is temporarily being housed at Wallace Park, Noosaville while the council decides its future.

Division 12 councillor Lew Brennan says the residence, with or without the block, was worth keeping. It was the home of local legend Esme Tait for more than 80 years. Her family ties date back generations. Her mother was the daughter of Noosa Shire’s fi rst chairman James Duke.

“One of the important aspects here is the historical tie the home has to a family which basically started the political life of the Noosa

Shire, along with other councillors,” Lew says.“The home is one of the few Queenslanders

from that era left here. Many of the Queenslanders were replaced by beach-style shacks, used by farmers as holiday homes.”

The council’s long-term plan for Tait Duke House is to have it occupied by a community group, or a not-for-profi t organisation, although Lew admits the council will have to spend “a considerable amount of money” to get it to a standard where it’s safe for public use. Several organisations have already expressed interest in using the remarkable property.

And while other investors may have thrown complicated assets like these into the too-hard basket, the council will persevere in its efforts to preserve the homes rather than put them on the market.

“At this point in time, there is no consideration for us to sell them, although like any asset we could do so,” Anna says.

“We want to hold onto them because as we change to different building forms, and double in size as a region, we don’t have a lot of heritage left.

“And it’s nice to have something that refl ects our past to share with future generations.”
