Florida is known in certain sporting circles, namely college football, as a state full of speed. Every athlete from the Sunshine State, be they a lanky receiver or a monstrous lineman, seemingly moves faster than they should. Konover South, located in the middle of the South Florida metropolitan area, echoes this attribute in its speedy, efficient business practices.

Konover South is the southeastern subsidiary of Simon Konover Co., which was founded by Simon Konover in West Hartford, CT during the 1950s. Today, the company oversees a portfolio in excess of 5.5 million sq.ft. from its offices in Deerfield Beach, FL and functions as a full-service brokerage firm, with services including retail acquisitions, development, leasing, property management, real estate and zoning, shopping center acquisition, construction and development and tenant representation. The company is lead by David Coppa, principal and representative of the third generation of the Konover family. Blair Hyatt, executive vice president; Bill Powell, vice president of asset management and Trey Patton, controller, round out the rest of the company’s leadership team.

Konover South is primarily focused towards development and property management. David Coppa says, “Leasing and management are two of our major strengths, and we have begun offering those

services to third parties.” He says, “We operate from an ‘at-risk owner’ perspective - we lease and manage centers like we operate our own.” He says, “Excess costs, even when passed down to the tenant, result in lower base rents and reduce cash flow.” In addition to cost analysis, he notes the company aggressively monitors its managed properties and tends to its tenants, using the

Internet, postcards and face-to-face meetings. The company operates all departments in-house, including leasing, development, construction, insurance, paralegal and property management.

Konover South is an established developer in the South Florida market. Its bread-and-butter has long been the grocery-anchored neighborhood center, but the company is breaking away from that archetype for its latest project. The Shoppes at Wesley Chapel, a mixed-use project the company is developing on 50 acres at the intersection of Zephyrhills Bypass and New Curley Road in Wesley Chapel, FL, will feature a 399,000 sq.ft. retail component, a 60,000 sq.ft. office component and a 40-unit multi-family component. The center will include a discount department store as its anchor, in lieu of a supermarket, along with four junior anchors, shop spaces and outlots. The company expects the project to open during the first quarter of 2012.

Recent deviations aside, the company’s typical center is the grocery-anchored neighborhood center and the majority of properties in its portfolio reflect that design. Publix and Winn-Dixie each anchor three centers in the portfolio. Winn-Dixie anchors Admirals Crossing, a 73,000 sq.ft. center in Jupiter, FL; Plaza at Davie, a 270,000 sq.ft. center located in Davie, FL, and Point Meadows, a 130,000 sq.ft. center located in Jacksonville, FL. Publix anchors Governors Crossing, located in Tallahassee, FL; Inverrary Falls, an 85,500 sq.ft. center located in Lauderhill, FL, and Poinciana Place, a 108,000 sq.ft. center located in Kissimmee, FL. In addition to the two supermarket chains, Coppa says, “We have long-standing relationships with a number of leading national retailers, including ABC Liquor, CVS Pharmacy, Home Depot, HomeGoods, Jo-Ann Fabrics, Kmart, Kroger, Marshalls, Office Depot, OfficeMax, Petco, Stein Mart, T.J. Maxx, Walgreens and Walmart.

In addition to development, Konover South will also acquire properties. Its most recent acquisition is Point Meadows, the aforementioned Winn-Dixie-anchored, 130,000 sq.ft. center located at the intersection of Interstate 295 and Baymeadows Road in Jacksonville, FL. Along with the supermarket, Stein Mart anchors the center and cotenants include Bank of America, Brooklyn Pizza, Jackie Lee’s, Jenny Craig, Planet Beach, Schroeder’s School of Music, Taylor Lane & Co. Day Spa, Verizon Wireless, Walgreens and Wendy’s. The company recently leased a 4,200 sq.ft. space in the center to South Jacksonville Baptist Church.

Every company has experienced difficulties in the current economy, especially those with interests in acquisitions and development. While Konover South has been affected, Coppa says the effects have been minimized through the company’s actions. “In property management, we are doing what most owners are doing - working with our tenants that need help to survive these difficult times and offering short-term leases with low rents for new tenants. All of our centers are experiencing what all other centers are experiencing, but we are not-too-highly leveraged, which is helping us withstand the market difficulties.” On the financing front, he says money is available despite the altered market, but it is available in lesser quantities. He says, “In the past, lenders would lend at 90% of value, but now they will only lend at 65% of value. Owners and developers have to come up with this 25% difference in cash, which is creating problems.”

By moving quickly to alleviate problems for its tenants and its clients, and by relentlessly working to improve its portfolio, Konover South has maintained its presence in South Florida and is prepared to grow.
