Most Americans, when asked about New York, immediately think of 5th Avenue in Manhattan and the Statue of Liberty. Few think about parts of the state north of New York, NY, where Vanguard-Fine, LLC has established themselves as accomplished tenant and landlord representatives from its offices in Albany.

Kenneth T. Brownell and Barry J. Feinman are partners and co-principals in the firm and oversee a team including Paul Bulmer, senior director of real estate and associate broker; Alexander Kutikov, director of real estate and associate broker; Gordon Heeps, director of real estate and associate broker; Steve Lerner, director of real estate and associate broker, and Gina N. Sacco, office manager. Together, the team owns and develops properties and provides tenant and landlord representation services throughout Westchester County and the upstate region of NY along with parts of Connecticut, western Massachusetts, northeastern Pennsylvania and pieces of Vermont.

Feinman describes the team’s work ethic as focused and cooperative. He says, “We work hard and we keep everyone apprised of the goings-on around the office. Every other Monday we meet as a team and discuss current projects and listings. We brainstorm together.” The close communications with fellow team members insures that everyone in the company is kept abreast of all the various happenings within the office and is involved, in some part, with every transaction. He says, “We keep a lean team and work to make our operations as efficient as possible. There are no specialists here. Every one of our team members is capable of tackling any task they may be asked to do.”

Vanguard-Fine has long been an established tenant representative throughout its markets,

and is actively involved with a number of local and national tenants. Feinman says, “Working with retailers has been and is the mainstay of our business. Whether we are asked to serve as a retailer’s real estate department or simply consult, we understand that every job is different and strive to keep our clients happy.”

An example of the company’s flexibility is illustrated in its representation of easyhome, a rental company with roots in Canada. Feinman says, “When easyhome first entered the U.S. market, we served as their real estate department. Now that the company has gained its footing in the U.S. and established its own real estate department, we continue to work with them in a reduced capacity as they look for sites throughout western Massachusetts, upstate New York and Vermont.”

The company has recently begun working with Ultimate Electronics, a regional electronics retailer with stores throughout Arizona, Colorado, Illinois, Kansas, Minnesota, Missouri, New Mexico, Nevada and Oklahoma. Vanguard-Fine is representing the electronics store in its expansion throughout upstate New York, utilizing sites of 25,000 sq.ft. to 30,000 sq.ft. Feinman says, “With the economy where it is and several prominent national retailers no longer in business, opportunities exist for midsize companies that can come in and fill a niche. Ultimate Electronics is taking advantage of the absence of Circuit City and is growing, even considering some of the vacant Circuit City sites.”

Fast-casual dining and cost-conscious retailers are two segments Feinman expects will continue to grow during the next several years. On the fast-casual side, the company currently represents Texas Roadhouse, utilizing spaces of two to three acres in upstate NY; New York Bagel Café , using inline and endcap spaces of 1,500 sq.ft. in upstate NY; Subway, with sites of 1,000 sq.ft. to 1,800 sq.ft. throughout eastern NY; Five Guys Famous Burgers and Fries, utilizing sites of 1,800 sq.ft. to 3,000 sq.ft. in freestanding locations and endcaps throughout upstate NY and Salad Creations, using spaces of 2,000 sq.ft. to 3,000 sq.ft. in upstate NY. On the cost-conscious side, the

company represents Dollar Tree, utilizing spaces of 8,000 sq.ft. to 15,000 sq.ft. in upstate NY. He says, “We just finished negotiating a lease with A.J. Wright, and we are working to sign Big Lots to several sites. The cost-conscious retail segment is definitely growing.”

In addition to representing tenants, Vanguard-Fine is an accomplished landlord representative. Feinman says, “There are a lot of independent landlords in our market who were not able to analyze the market conditions. All they heard was bad news from the media. We are in tune with our market conditions and understand that upstate NY was largely insulated from the economic downturn. When we meet with these landlords and help them renegotiate with their tenants, very few take as drastic of a hit as they came in expecting.”

Vanguard-Fine has also developed its fair share of projects through Wood Partners, the company’s development arm. Feinman says, “We have done about 30 projects on the development side so far, with a lot of those being build-to-suits for banks, general merchandisers, Advance Auto and drug stores.” He says the company recently began work on the second phase of Central Square, a retail center located along Central Avenue in Albany, NY. “We have owned Central Square for several years,” he says, “and we recently bought an adjacent building, tore it down and are now constructing a specialty mixed-use expansion on the site.” The company currently owns five properties including Central Square, and is pursuing acquisition and development opportunities throughout its market individually and with partners.

As 2009 ends and brings to a close one of the more interesting decades in U.S. history, thoughts turn to 2010. As everyone prepares for what lies ahead, Vanguard-Fine, LLC stands ready to take advantage of whatever the future holds.

Hibbett Sports, Inc. (205-942-4292) plans to open a 5,200 sq.ft. Hibbett Sporting Goods store along South Illinois Avenue in Oak Ridge, TN next month. The store will offer athletic footwear, athletic apparel and team athletic equipment and will be the company’s 52nd location in TN. The company currently operates 760 stores throughout the Sunbelt and the mid-Atlantic and lower midwestern regions of the U.S.

Costco Wholesale Corp.
