The value of a view has alwaysbeen one of those nebulous things– much like beauty being in theeye of the beholder – and whilesome people do not care about it,many would see a panoramicocean or river view as beingpriceless.

Now, Paxton Hoad directorChris Ehlers has a solution todeciding the right price for yourview.

He has recently developed a

view scale, whereby eachincrement of a view represents apercentage increase in the value ofa property.

Mr Ehlers said the scale couldbe used on any view, and the valueof a view was a factor of bothdistance and size.

“The further away from theobject, the less the value,’’ he said.

“However, even the mostdistant view still manages a value.

“The size of the view isdetermined by what proportion ofthe full view is accessible. If the fullview is an arc of 145 degrees in alldirections, then every lesser viewis a proportion of this.”

A 19-year veteran in theproperty industry, Mr Ehlers has

been asked numerous times overthe years how much a view isworth, and now he is confident hehas the answer.

“I decided to put some thoughtinto what is obviously a verysought-after question and usedCity Beach as a testing groundbecause it is very hilly with greatocean views,’’ he said.

“I started with homes that hadno view and then searched for salesof similar homes with the bestview. That gave me my parameters.The rest was simple maths.”

He said it took three months ofchecking property records todetermine the difference in pricesof one view to another, and afurther two months to work out

the value ofthe viewsbased ondistance andsize.

“Themaximumvalue adds 20per cent tothe value ofthe property, and as the view sizediminishes and the distanceincreases the value factor dropscorrespondingly,’’ he said.

When asked what the best viewsin Perth were, Mr Ehlers said theriver, because it is central, highlysought after and it does notdisappear when the sun goes down.
