Take advantageof a final check

IF you are considering buying a home thatis more than 15 years old, it is importantto carry out a detailed inspection beforemaking a final decision.

According to Home Owners UtilityServices managing director ToddAllender, the quality of the electrical andplumbing systems are crucial and can varygreatly depending on the age of the houseand the parts and equipment used.

“As a purchaser you are entitled to,and should take advantage of, a pre-settlement inspection of the propertybefore you make the final payment,’’ he said.

Homebuyers should check the following:❏ power points; ❏ electric and gas hotplates and ovens; ❏ pool pump and equipment;❏ dishwasher;❏ remote controls for garage doors and security gates;❏ reticulation;❏ water pressure in taps and constant hot water flow; ❏ plumbing inside cupboards. ■

Buyers should inspect properties to avoidcostly plumbing or electrical problems.

Site is quay to success

SUBIACO architects Doepel Marsh said inspirationfor their newly completed apartment project atMandurah Quay was taken from its idyllic surrounds.

Janine Marsh said the design of the Aqueous Quayapartments brought out the best of its naturallocation with conservation of the established trees aprimary focus.

“It really was a pleasure to have such a lovely, unique site to work with – it feels like a park orreserve – so our main aim was to keep it that wayand design the apartments to fit in with the naturalplacement of trees and shoreline,” she said.

“Preserving long-standing trees has given theapartments a sense of privacy and permanency – andprovide a wonderful backdrop for every balcony.”

Constructed and developed by a Pindan-ledsyndicate, Aqueous features a heated indoor pool, spa, steam room, gym, tennis court, BBQ area, boatparking as well as a meeting and boardroom forresidents.

It consists of 59 penthouse-style apartments,offering two-bedroom/two-bathroom, three-bedroom/two-bathroom and four-bedroom/two-bathroom layouts.

Apartments start from $595,000.The new display suite is now open from noon to

4pm Monday to Friday and between 11am and 3pmon weekends, or by appointment.

Premium market leaves the blues behind

RECENT statistics from real estate expert RPdatashow house and unit sales in a number of westernsuburbs municipalities are on the rise.

The Town of Vincent showed a 33.8 per centincrease in house sales, with 91 homes sold in 2010,compared to 68 at the same time last year.

In the City of Subiaco, 52 homes have sold this year, compared to 47 to the same time last year, indicating a10.6 per cent rise in sales.

The median price in the area has also jumped from$970,000 last year to $1,247,500 million in 2010.

According to RPdata, the premium property marketacross Australia is experiencing a healthy boost in salescompared to last year’s results.

“In all but one instance, the capital city council areas

which recorded the strongest change in sales volumeswere within premium markets with median prices wellabove the respective metropolitan median price,”RPdata senior research analyst Cameron Kusher said.

“With higher volumes there have also been higherprices.

“Thirty-one of the 35 regions which showed thelargest increase in house sales have also shown positivemovements in the median house price between April2009 and April 2010.”

Unit sales across the western suburbs also lookpromising, with Nedlands showing a significant 45.5 percent change in sales, from 22 sales in 2009 to 32 sales in2010. Melville and East Fremantle experienced 19.8and 15.8 per cent changes respectively. ■

Sale prices and volumes show sharp improvement year on year.

SEEMINGLY close to the river,it is ironic that this beautifullycrafted home has arresting viewsof the ocean from its second andthird floor.

On the morning I visited thehome, the sand on Rottnest Islandwas clearly visible.

The ultra stylish home is on acommanding corner block on theedge of Chidley Point Golf Club.

Designed by Einar Fredrikssonand built some 2½ years ago, theresidence spans three epicallyproportioned levels, eachdesignated a purpose.

Stone, marble, timber andstainless steel gutters create anawe-inspiring exterior.

The ground floor houses a four-car garage, accessed by remotecontrolled gates on WellingtonStreet.

Through the garage, a sizeablelaundry connects to a wine cellarwith a separate air conditioningunit to ensure the room is

temperature controlled.Entrance to the home is on the

first level via a travertine marblestaircase from the street.

Travertine continues bothinside and out, giving the home asleek, polished edge.

A sensational alfresco terrace isframed by a turquoise-colouredheated lap pool that runs thelength of the western boundary.

Three sets of oversized bifolddoors open out from the kitchen,

lounge and dining area, effortlesslyconnecting the external with theinternal.

Imagine the entertaining. The minimalist kitchen features

Caesarstone bench tops andGaggenau appliances with designerpendant lighting over the breakfastbar.

The master suite is also on levelone and occupies its own wing, east of the central living area.

Double doors enclose the

luxurious, hotel-like-suite, whichfeatures a massive travertineensuite, walk in robe and bifolddoors opening out to an enormousprivate courtyard, strictly for theadults.

There is also a home office witha built in desk.

The third level of the homecomprises three minor bedroomsand a central lounge flanked bybalconies on both sides.

Savour the individual flavourEACH time I view an apartment at the OldSwan Brewery, I am surprised at how greatlythey differ.

This time it was a first-floor apartment atone end of the complex.

The owner and I discussed what sectionof the original brewery it might haveformerly occupied but regardless, it is aunique and striking space.

A long hallway or gallery area forms theentrance to the home.

Black and whitechequered tiles linethe floor leading upto an exposed brickarchway thatconnects it to therest of the home.

The previousowner was anarchitect andcreated a concrete-floored courtyard withinthe centre of the home, the only one of itskind in the complex.

Alongside the courtyard is a guestbedroom, ideally positioned away from theother two bedrooms.

The large open-plan living area featurespolished jarrah floorboards, soaring ceilingsand white plantation shutters, which alsofeature throughout the rest of the home.

There are two bathrooms plus a powderroom off the entry.

A balcony accessible from the living areahas a stunning aspect including the greeneryof Moreton Bay fig trees, Kings Park and the

Swan River. It is a perfect spot to sit andenjoy a morning cup of coffee.

The kitchen has stainless-steel benchtopsand a glass splashback in the home’s sleek,

low-maintenance style that suits the ownersperfectly.

“We both travel a lot,so it’s been very handy

to have somewhere thatis so easy to lock up and

leave,” he said. “We have also found

that we use Kings Parkregularly for walking and

cycling.”Ironically, the owner

admits he and his wife have only been to therestaurants on their doorstep a handful of

times since they have lived there. The glamour of a bygone era blends

seamlessly with contemporary appeal in thisdistinctive home.

As I walk out through the lobby, past Carl– the loyal, round-the-clock concierge – I

think how lovely it must be to have aconcierge. ■

residentialWESTERN SUBURBS WEEKLY

THE words “cutting edge” and “fireplace” are not usuallyfound together, but a West Australian design company isforging that union.

Cocoon Fires is the brainchild of Perth Gallery directorAnthony Hinchcliff and US-based designer Federico Otero.

The two formed an unlikely partnership when Hinchclifftook a two-year sabbatical that saw him travel extensivelythrough South America in 2004.

There he stumbled upon a vivacious Latin American designculture, made up of a new breed of designers pushing thetraditional boundaries, and recognised the opportunity tointroduce it to Australia.

In 2008, Hinchcliff established Apartment By Design, aNorthbridge shop and gallery space showcasing thefurniture and artwork of several Latin Americandesigners, including Otero.

Cocoon Fires are a unique range ofsleek, pod-shaped, stainless and carbonsteel fireplaces that come in compactfreestanding or suspended form.

The fires run on ethanol, a biofuelthat can be derived from plantsincluding corn, wheat, barley and sugarcane.

Ethanol releases no harmful emissionswhile burning, making the fires clean and

environmentally friendly. While Otero is the creative force behind Cocoon Fires,

Hinchcliff has propelled their product into a global market.Since launching the innovative and striking fireplaces in

New Zealand in late 2009, the product is now available inAmerica, Canada, South Africa, Japan, Europe and the UK.

After exhibiting at the 2010 International ContemporaryFurniture Fair in New York, the Cocoon Fire was declared a“hot pick” by the NY Daily News.

The product was also the recipient of an excellence awardat DecorEx South Africa earlier this year.

“The principle behind the cocoon fire is a functional pieceof art,” said Hinchcliff.

“We like the notion that when it’s not being used, itlooks great just standing on its own.”
