FIRST-HOME buyers may have had a hugeimpact on the property market in 2009, but itlooks like things will return to normal in 2010.

Federal and State Government incentives,combined with interest rates at a 49-year low,provided ample opportunity for those wanting

to break into the market and becomehomeowners.

WA had the highest number of first-home buyers during 2009 amid

191,000 Australians, making itthe highest volume of first

buyers on record.Rpdata research

anyalyst Cameron Kushersaid it was no real surprisethat the first-home buyerswere so active during 2009,

given the First Home Owners Grant Boost.“Adding to the Government windfall for first-

home buyers was a low interest rateenvironment,” he said. “This was further

complemented by incentives… such as low orno stamp duty on more affordable propertypurchases, plus the fact that most properties hadbecome more affordable during 2008 thanks toa fall in values.”

Mr Kusher said that the impact of the greatestever level of first-home buyer activity wascertainly felt across the rental market.

“This significant influx of first-home buyers tohome ownership eased rental pressure and hasbeen a factor contributing to falling rental ratesin many regions during the second half of 2009.”

However, Mr Kusher anticipates that first-home buyers will at least fall back to historicaverage levels during 2010, and said we canexpect to see a turnaround in rental marketswith higher rents ahead.

Also, with less competition, investors willbecome more active in the marketplace. ■

MOST investors do not make useof tax depreciation entitlements,according to national taxdepreciation company DEPRO.

Tax depreciation on either aresidential or a commercialinvestment property is a deductionagainst assessable income, allowingthe owner to reduce the amount oftaxation payable.

An investor is able to claim fortwo distinct types of depreciationon buildings.

The first is capital allowance,

which is based on the historicalconstruction costs of the property,which may include surveying,engineering, architectural andbuilding fees.

The second is plant andequipment where assets items aredepreciated at a higher rate thanthat applied to the buildingdepreciation.

Examples of plant andequipment include carpets, ovens,cooktops, dishwashers, clothesdryers, window blinds, air

conditioners, heaters and hotwater systems.

DEPRO marketing managerKarenna Tucker said: “It isestimated that only one in fiveresidential investors makes use ofthe tax depreciation entitlementswhich are available to all investorson all investment properties.

“They fail to understand that thetax benefits from depreciation canbe just as important as rentalincome, and tax benefits obtainedthrough depreciation can be

equivalent to 60 per cent of thetotal purchase price of theproperty. For an average newinvestment residential property inPerth, this can equate to over$200,000 in possible tax benefitsthrough depreciation.”

Ms Tucker said a largeproportion of these tax benefitswere never claimed, which meantthat each year hundreds of millionsof dollars in tax benefits were lostby investors not claiming theirlegitimate entitlements.

REIWA deputy president DavidAirey said most investors did nottake advantage of the hugedeprecation offsets they couldclaim on new or renovatedproperties to offset taxes andother costs by using a quantitysurveyor depreciation expert toassess their investment properties.

“They also overlook the securityand value that landlord protectioninsurance provides against loss ofrent and other damages caused byan absconding tenant,” he said. ■
