“location, location, location” may be the three most important rules of real estate. But when shopping for a home, size can matter at least as much as the address - which is why it’s essential to select a home that meets your spatial and square footage requirements.
Consider that the average interior size of a single-family home has grown from approximately 1,800 square feet in the years following World War II to about 2,300 square feet today, says Ron throupe, assistant professor in the Burns school of Real estate and Construction Management at the University of Denver. a recent survey of builders by the National association of Home Builders reveals, however, that the average new home floor plan is expected to decrease to roughly 2,150 square feet by 2015.
according to data from the most recent U.s. Census, 34 percent of new single-family homes completed in 2009 were no larger than 1,800 square feet, while 27 percent were between 1,800 and 2,399 square feet. But while the average square footage may be trending toward a more modest footprint, that doesn’t mean your next home will or should be smaller.
“It’s important that buyers move into homes that match their lifestyles,” says adam Iobst, broker/owner at a-team Realty in silver spring, Md. “the answers to essential lifestyle questions will determine what factors they should be considering when home shopping. Do they

personal preference,” says angela self, co-founder of the smart Cookies money group in Vancouver, Canada. “We worked with a family who was contemplating downsizing, so we went over to their home and roped off the basement, dining room, one bathroom and part of the living room. We asked the family to live in the smaller space for two weeks. they realized they didn’t miss the space, in fact they preferred the closeness.”
If you’re planning to downsize, keep in mind that two-bedroom
homes may be a more difficult sale later on, so it may be best to stick to a traditional three-bedroom home, says lisa Johnson sevajian, with Coldwell Banker Residential Brokerage in andover, Mass. additionally, consider your storage needs objectively and prepare to part with belongings you no longer need or want if you do choose a smaller home.
Many downsizers are baby boomers who no longer seek large homes with five bedrooms and expansive yards, says stephen Melman, director of economic services for the National association of Home Builders, Washington, D.C. Boomers more likely to want a well-designed home with a bedroom equipped for hosting grandkids, boomerang children, aging parents or caregivers. Up-sizers, on the other hand, are typically young families who expect to or have already grown out of their homes and now prefer a residence with a combination of kitchen, family room and living room, walk-in closets in the master bedroom, and a well-designed laundry room.
Move-up purchasers, conversely, are often looking for a home with 500 to 1,500 more square feet than they currently have, Iobst says.
“If you’re single or just two people, most probably a two- to three-bedroom home will do using one bedroom as a spare and the other as a study,” says Greg Frost, founder of Frost Mortgage lending Group in albuquerque, N.M. “typically, 1,500 to 1,750 square feet is a good range for one or two people,”

ansWer:Prior to the mortgage meltdown borrowers in
many cases could get financing with no-doc and low-doc loan applications. Concerns regarding credit quality were often ignored and the result was that unprecedented numbers of borrowers had foreclosures, investors wound up with losses and taxpayer help was needed to fund a
massive bank bailout.today the world is a
very different place, and borrowers need to pre-qualify or get a pre-approval.
(the terms “pre-approval” and “pre-qualify” may overlap, the important point is to speak with lenders.)
First, the overwhelming majority of loans made today are FHa, Va or conventional. each has plain qualification standards and each requires a fully documented loan application. thus, the first reason to see a lender before buying is to assure you have all required information in hand.
second, borrowers should review their mortgage options to see what type of loan financing makes the most sense in their situation.
third, it may be true that many markets have slowed, but no seller wants to waste time dealing with a possibly-unqualified borrower. Buyers will have a stronger bargaining position if a seller knows that the prospective purchases
have the financial ability to close the deal.Under Wall street reform lenders want to
make qualified residential mortgages - QRMs - to avoid liability and reserve requirements. there are a number of standards loans must meet to attain QRM status, and many of them have to do with loan applications. the result is that by speaking with a lender you can determine precisely what documents will be required to have a successful application. Gather the paperwork you need, stick it in a folder and then when it’s time to actually qualify for a loan your application can fly through the system.

a HelOC - a form of revolving credit in which your residence serves as collateral - usually is determined by taking a percentage of the home’s appraised value and subtracting from that the balance due on the existing mortgage. Formerly, you could typically get a combined loan-to-value ratio of 100 percent of appraised value at prime, or prime minus a percentage. But today very few banks will exceed a combined ration of 80 percent. additionally, appraised home values have dropped, which has subsequently lowered the credit amounts banks are willing to lend out.

advantages of lines of credit versus other types of loans include the interest rate, which can be variable or fixed, is usually lower than what you’d pay on the average credit card or other form of non-secured debt, and the interest you pay is generally tax deductible. at the time of writing, the average interest rate for a $50,000 HelOC was 4.41 percent, according to Bankrate.com.
When applying for a HelOC, shop around carefully for the best rates and terms, and be prepared to provide more documentation than years ago to prove your credit worthiness.

Home is where the heart is - and it also ideally is near a bunch of fun stuff, according to a recent survey from Better Homes and Gardens Real estate.
the survey respondents - 84 percent of the 1,085 respondents currently own a home; 10 percent plan to purchase within three years - said they would place more weight on lifestyle criteria in future home searches, favoring family-friendly neighborhoods and easy accessibility to cultural activities like museums and music venues.
One in fi ve homeowners has either moved or would like to because their neighborhood or community wasn’t ideal for their lifestyle, the survey notes.

When a person comes to a certain age and the children move out and on with their own lives, a home may become too big for its occupants. at this point, residents may feel it’s time to downsize to a smaller home.
Downsizing can be exciting and challenging at the same time. Going through and packing belongings can be a trip down memory lane. But chances are a smaller space will mean that a person will have to part with a number of his belongings collected over time.
to make the process easier, first assess how much space there will be in the new home. Many times floor plans or room dimensions are available. First measure large items, such as furniture, to be sure they will fit in the rooms. then think about storage possibilities.
Next, make a running list of what items can be discarded and where those items will go. some belongings can be donated to charity, while others may be given to family and friends. Many other things could end up in the trash or recycling bins. knowing where things will go will make them easier to sort.
For those doing a major clean-out of the home, it could be efficient to hire a dumpster to be placed on-site. this way, larger bulk items can simply be tossed inside. some municipalities restrict what can be placed in the regular trash or how much garbage can be collected, so this alleviates the stress of dealing with excess trash.

Belongings stored in the attic or basement may be simply taking up space and hold less sentimental value. People can then work their way toward items that are used on a regular basis.
