Over the last few years, you could be forgiven for thinking that its been impossible to obtain a mortgage

unless you can lay your hands on a deposit of 20-25%. The reality is now somewhat di erent. There are

a number of 95% schemes for rst-time buyers, and they are typically provided by some of the smaller

    building societies.

In early summer last year there were about 64 rst-time buyer products in the market. This has since increased, and earlier this month there were 85 products available. Sometimes they are only to be had for a short period of time, then they disappear o the shelf, only to re-appear a little while later.

In recent months weve even seen schemes designed for rst-time buyers that have included features such as free standard valuations, cash-backs, and no completion fees. Its also worth noting that rst-time buyer activity is at its highest level for ve years and has been increasing steadily since last Autumn. Believe it or not, a rst-buyer moves in to a property every three minutes, and thats before any of the Help-to-Buy measures announced in the recent Budget kick in.

Mortgage Search GoFirst-time buyers have had it tough in recent times but things are getting better

This increase in activity has led to a change in the way rst-time buyers go about their business. In the past they would look for a property, nd the one they want, make an o er, get it accepted, and then look for a mortgage. As the market has become more complex, the rst-time buyer now looks for a mortgage rst in order to obtain an in-principle decision, and once this has been obtained, then goes on to look for a property.

This is where Mortgage Search Go can help. Well research the market and

obtain a decision in principle, allowing our clients to look for a property safe

in the knowledge that their mortgage has been pre-agreed.

The Mortgage Finder on our website is a great place to start to see what

schemes are available, and to get an idea of the costs and monthly payments

involved. Or you can call us for a no-obligation discussion.

    BAR 44

Having opened in December 2012, Bar 44 is now a rm xture on the Penarth social scene.

O ering unrivalled Spanish produce, modern creative dishes as well as tapas bar classics; the team have introduced a fresh and modern approach to new Spanish cooking which is sweeping the Spanish nation and elsewhere in the UK.

Menus and specials take inspiration from a new wave of Spanish chefs and bars on mainland Spain, as well as the best of local produce.

Complimenting this is a Sherry and Cava bar topping a 100% Spanish wine and Spanish inspired cocktail list.

The bar team are big on pairing superb Sherries, wines and Spanish beers with tapas dishes, whether for a glass and a snack at the bar, or when booking for a full on Spanish feast.

Customers are also welcome to grab one of the best seats in the house up at the kitchen and chat with the chefs when they pass your dishes to you or carve your Ibrico ham.

We are also pleased to announce that our Delicatessen has been launched! With picnic season (hopefully) upon us, why not treat yourself to some of our artisan Charcuterie, Cheeses, slow-rise bread and famous Gordal Olives to enjoy at home or in the sun? Our full Deli range can be viewed at or simply pop in and ask for a menu (and maybe enjoy an ice cold Estrella Gallicia while you wait!).

Now summer time is threatening to make an appearance, Bar 44 have teamed up with Jamie and his team at the Penarth-based Eden Landscapes to create a Spanish courtyard g
