On May 21, 1890 in New

York City, the Coatue

Syndicate held its sixth organi-

zational meeting.

According to the minutes of

that meeting, they voted unan-

imously that the Syndicate “Shall receive

the entire revenue of the “Coatue Club”

including the initiation fees, dues and

board (which is to be $2.00 per day) and all

receipts; and in return the Club is to have

use of House, grounds, and all expenses

are to be paid by the ‘Syndicate”.

Later in this meeting, the members also

voted to build houses on their individual

lots on Coatue, just four of them, and that

they were to cost no more than $1,500. The

Syndicate is also to buy a “canal

from Nantucket Harbor, build

NEWS REPORT built a bathing pavilion, the country’s first

toboggan slide, this one into Nantucket

Harbor, and other buildings. The compa-

ny also ran a small steamer to ferry people

between Coatue and Steamboat Wharf.

Unfortunately, this resort went belly up a

few years later.

Yet, another such summer resort, the

Cedar Beach House, opened the same

year the Coatue Land Company was sur-

veying land, with a clubhouse, pier and

bathhouse. It burned down in 1908.

During this time, there was a telegraph

line on telephone poles running the length

of Coatue from a submarine cable that

also carried power running across the

main harbor channel from Brant Point to

First Point and on out to the Great Point

lighthouse. There were also numerous

horsesheds at between Coatue and First

points for transportation on Coatue.

Hence, the local shellfishing location

known as the Horseshed.

“My great-grandfather used to run the

surrey rides down Coatue. He had hors-

es,” said David L. Murray, Jr. whose fam-

ily currently owns one of two cottages at

Second Bend. “He also did a taxi from the

steamboat wharf right up to the Sea Cliff

Inn.”

Murray’s family beach shack, and a

handful of others dotting the length of this

sandy beach grass, embody the evolution

to a quieter Coatue from the days when

Nantucket as a summer resort destination

was just blossoming during the late 1800s

into the early part of the 20th century. But

as the island grew and uses of its beaches

by surf fishermen in four-wheel drive

vehicles expanded, the Nantucket

Conservation Foundation, which acquired

(by purchase or gift) most of Coatue from

the middle of Chatham Bend west to

Coatue Point in 15-plus parcels from

1966 to 1998, needed a way to protect its

new properties during the summer

months.

Joel Davis and Sarah Shed were the

Foundation’s first rangers in its fledgling

Coatue Ranger program that began in

1974.

These rangers were fortunate enough to

work out of and live in a small cottage

amongst the Eastern red cedars at the

northeast corner of Fourth Bend, owned

by the late Joan Craig and her husband,

Sandy.

Nantucketer Nat Lowell spent his

childhood up on Coatue and recalls hav-

ing a breakfast of blueberry pancakes

with Davis and Shed in the house his

father built in 1967 at Third Bend. He and

his brother, Andy, who now handles their

Coatue cottage for the Lowell family,

were allowed one friend each per week-

end. The late Andy Lowell, Sr. built two

identical cottages side by side, but

reversed the westernmost shack so its

kitchen faced the harbor.

“John Welsh bought the one closest to

town because Sheila, his wife, liked the

view through the kitchen window,” said

Lowell. “The kitchen’s are reversed.”

Lowell’s father had purchased the 1.83-

acre lot from C. Clark Coffin in the late

1960s and employed the late Henry

Coffin and Billy Moore to help him build

both. Around 1980, Welch became the

first and only Coatue cottage owner —

Lowell believes — to actually part with

his property for money, as nearly every-

one else passed their properties on to their

children. Welch sold his house and land to

Chris Vallett, the late Bruce Killen and

Danny Cassano for $75,000.

Murray guesses his grandfather built

his family’s cottage at the turn of the 20th

century, so it is likely the oldest structure

on Coatue.

“The original building, my uncle and

my father built half of it,” said Murray.

“That was recent. Say, about 1960. But

the other part of it, the original part of it,

goes way back. It’s only sitting on

stones.”

There are others as well. Says NCF

Executive Director Jim Lentowski,

Captain Eric Nord Gilbertson owns and

still occasionally uses a small beach shack

at the middle of First Bend, just east of the

Murray’s shack, the Foundation owns a

one-room cottage it acquired from Craig

Hunter in the late 1990s, Martha Butler

and her family own the easternmost cot-

tage in Third Bend. And there is a dilapi-

dated, overgrown cottage at Fifth

(Chatham) Bend formerly owned by Mike

Todd and now part of the Foundation’s

Coatue holdings.

“That place hadn’t been lived in since

before I was born, Lowell recalled. “I

remember [driving by it and] my father

saying ‘yup, Mike Todd’s got a little work

do on that.”

There is also a beach shack northwest

of Coskata Pond between The Cedars and

the sound owned by the Trustees of

Reservations, which it uses for visiting

researchers, and two larger cottages in the

Great Point dunes south of the lighthouse

owned by Pam and Christopher Lohman.

Pam Lohman’s father built both shacks in

1946 after acquiring the land in a tax sale.

Unlike the comparatively opulent

beach resort clubhouses of the early days,

today’s cottages are decidedly sparse and

utilitarian, typically one- or one-and-half-

story buildings. Because clean, fresh

water is so hard to come by, cottage own-

ers haul their own water out to Coatue.

Attempts at drilling wells have brought up

only brackish water as the former

Station personnel found when they drilled

300 feet for water.

Murray and the other owners employ

propane for cooking and powering refrig-

erators, wood stoves are common for

heat, and the Butler cottage has solar pan-

els on its roof for electricity. Although

outhouses were once the norm, sewage is

collected in barrels beneath the shacks

and then transported off of Coatue, said

Lowell.

Sounds rustic and tranquil, right? For

the ecotourist or those requiring a respite

from town and the buzzing beehive of

summer activity on the rest of the island,

it’s a camping experience in a wildlife

refuge for people who appreciate the sim-

plicity and natural beauty of Coatue. It’s

also a breeding colony for mosquitoes,

and the reason why most cottage owners

avoid their personal beach Shangri La’s

during much of the summer.

“Most of the time I spend out there is

mostly the spring and the fall, and a little bit

during the winter, you know, when the

mosquitoes go,” said Murray. “This time of

year, whatever days I happen to have off, I

go up. If the wind’s blowin’ right and the

mosquitoes aren’t too bad, it’s fine.”

“I thought I’d get all these bits of information, add

a little commentary and send it out to my friends,” he

said.

That first, picture-less newsletter went to about 200

people. It didn’t take very long for the newsletter to

move beyond Mahon’s early email list.

“It just grew,” Mahon said.

It grew in subscribers and in content. Writers have

been hired recently for stories, and Mahon’s photos

serve as an island version of Facebook, albeit without

Farmland and the like.

After about two years, advertisers began approach-

ing Mahon, and a labor of love morphed into a busi-

ness. While Mahon has never, as he said, “knocked on

a door to sell an ad,” business has been strong. In the

middle of August, Mahon counted 60 display ads in

the newsletter. That same week, he counted 150 in the

Inquirer and Mirror.

The comparison of the newsletter to the newspaper

underscores Mahon’s growing reach as a source of

island news. Of the pivotal points in the newsletter’s

history, he points to two where readership figures

rose: the grounding of Cape Air in June 2007 and the

tracking of last year’s Hurricane Earl.

“I wanted to know what was going on up to the

minute,” Mahon said.

Particularly with Hurricane Earl, speed was impor-

tant.

“I figured it would affect a lot of people, so I blast-

ed it out,” he said.

And he kept those blasts going. What came back

were emails of appreciation from across the country,

reinforcing for Mahon and his readership the newslet-

ter’s value as a source of information in emergencies.

About town, really

Mass emails and calendar maintenance are vital to

the enterprise, but Mahon About Town would not only

suffer for content but also be misnamed if Mahon

weren’t, in fact, about town. Summertime sees him

out up to five nights a week, sometimes covering

many as 10 events in those evenings. Last year, by his

count, Mahon covered 186 events.

Not that he gets caught up with far-off planning.

“I have a habit,” he said, “of not looking more than

a few days ahead on the calendar.”

There is, however, at least one perennial favorite on

his schedule: the annual Boston Pops concert. Mahon

admits, though, that he’s not there for the music –

sorry to conductor Keith Lockhart if he’s a newsletter

subscriber – he’s there for the people.

“I look at it as a giant town beach party for 8,000

people,” he said. “Where in the world does that hap-

pen? The first time it happened here, I just went,

‘Wow!’”

There have been plenty of other memorable events,

as in the first farm dinner put on by Bartlett’s last year.

Mahon remembers about 100 people seated at a long

table eating food that had been grown almost within

reach of the diners.

“John Bartlett got up to start talking. He described

everything we were eating. To hear him talk about his

passion, it was a magical moment,” Mahon said.

So many of those moments Mahon captures with

his camera. The result, he said, is that the full experi-

ence typically becomes evident after an event.

“When I’m shooting, I’m actually not 100 percent

experiencing what’s going on,” he said. “When I’m

editing later –— at night, usually with a glass of wine

— I remember the conversations I had, the sensory

data I picked up on. That’s when I really experience

it.”

Land of opportunity

Mahon reached Nantucket more than 40 years ago

on the word that painting houses paid well. He came

for business, and before long he was running his own

— the first of many, as it turned out. He recalls walk-

ing into the Camera Shop several months after arriv-

ing and the former owner literally tossing him the

keys and telling him to run the show. Mahon bought

the business, for a now paltry sum of $7,000, some

months later.

He’s also been responsible for several island firsts:

first video store, first copy center, first outdoor mar-

ket, first photo gallery, first poster store. He spear-

headed Nantucket TV and ran a nightclub and a record

shop.

“I realized in the first year or two that this was a

land of opportunity,” he said. “Yeah, there’s the big

fish, small pond thing, but I thought I could do any-

thing I wanted to do here.”

So, what’s next? Mahon’s short-term goals include

bolstering the island’s public access television station.

In the long-term, he envisions establishing an island

radio station. Like Mahon About Town, radio would

offer a way to stay in touch with the island for those

on or off the Grey Lady.

The idea, he said, came while traveling to

Washington, D.C., last year after his younger brother

died.

“I felt like I needed to be connected to the island in

some way,” he said.

Without a radio station to tune into, Mahon ended

up using his iPhone to listen to Nantucket’s police

scanner.

The story is, in a way, Mahon’s own story con-

densed: To identify a need and start planning a way to

see it through — whether that’s setting up a business

or finding a way to bring friends together, or sticking

with both long enough for them to cross over each

other.

Such undertakings require effort and time, but that

seems to be fine Mahon.

“I like,” he said, “being busy.”

Building Things, One Cliché at a Time

“Team effort” is one of those terms that gets bandied about a

lot, usually by guys who just got voted MVP of some sporting

championship. Think of the Patriots.

“So, Tom Brady, how does it feel to be one of the most recog-

nizable personalities in the sporting world, making more in an

hour than most people make in a lifetime and dating a supermod-

el?”

“Well, you know, it_s a team effort, and everyone in this organ-

ization deserves credit.”

Or something like that, anyway.

But, seriously. I don’t claim to be any kind of world-class ath-

lete. That said, though, I do sail pretty competitively. Or at least I

compete in sailing. Saying that I am, in fact, competitive some-

times requires a liberal definition of what it means to actually be

competitive, but I digress. On the boats I sail, there’s more than

one person. On these boats, you’ve usually got five or six people,

each one doing their own specific job. Every other person has to

rely on everyone else to do what they’re supposed to do so that

they can focus on doing their own job at a specific time. It is, to

quote a pretty overused cliché, a team effort.

The same kind of thing holds true for any kind of construction

project. If you think about it, the framer has to do what he has to

do before the drywall guy can do his thing, and that means that

none of the interior decoration can be done until everyone does

what they need to do. In other words, building a house is a team

effort, too.

Here’s the catch with this whole team effort thing. You have a

few options when it comes to hiring the team. Anybody who has

done this whole thing before — and I’m talking any kind of con-

struction or remodeling project — knows that you get multiple

estimates for the work. So let’s say you get five bids for a project

you want to do. Theoretically, all five are going to be different

numbers. Depending on the size and scope of the project, your

numbers are going to vary in size. But you can pretty much count

on having one high bid, one low bid and a few bids between those

two extremes.

Now comes the moment of truth — that time when the rubber

hits the road, since we’re using clichés here — when you’ve got

to pick one of these suitors to do the work you’re trying to have

done. It’s not an easy decision to make, that’s for sure. In order to

whittle down your list, it might make sense to ask for references

from the contractors and call them. Of course, it doesn’t make the

most sense to list somebody as a reference if you don’t think

they’re going to praise your work, so let’s just say that everyone

you get bids from comes highly recommended. What then?

There’s an old adage (call it a cliché) that says that the lowest

bid is the no-brainer, simply because you’ve got somebody who

will do the work you need done for the least amount of money.

That’s one way of looking at things. Another cliché suggests that

the highest bidder might just be the best, because, after all, you get

what you pay for, right? Then there’s that guy right smack-dab in

the middle. What about him? He’s the guy politicians love — he’s

a moderate — and he’s going to balance quality with price. So

we’re stuck right back where started this whole thing.

The best way that I’ve ever heard of to determine the true skill

and value of a contractor is to go watch him or her at work. See

what they do. Look at what they create. See how they work with

the other people on the job site. Does everyone run for cover when

the plasterer shows up? Does everyone shudder when the name of

the painter comes up in conversation? Might be time to keep shop-

ping around.

The most important consideration in all of this is to remember

that Nantucket is blessed with an abundance of incredibly talent-

ed tradespeople. I’ve said that until I’m blue in the face, but it

never ceases to amaze me when I take an early boat over from

Hyannis and I see all of the toolbelts on the other passengers.

Sure, they can probably undercut the bid by somebody who is try-

ing to raise a family on Nantucket, simply because their cost of

living is so much less. But just think about what’s going to hap-

pen when you need something repaired. Is it worth a few bucks in

the short term to hire somebody who might be somewhere on the

mainland when you need him to fix whatever it was he built for

you? Hire local, regardless of what you’re doing. That’s the best

advice I can give you.

That, and don’t hire Tom Brady to do your project. Despite all

the “team effort” talk, I have it on pretty good authority that he’s

not all that good with a hammer.
