ly approved with a friendly handshake. In the aftermath of

this decade’s sub-prime lending crisis, borrowers are facing the

hardest line of loan applications ever put forth. Some, who just

five years ago would have been considered excellent loan

prospects, are being turned away for lack of required documen-

tation or if their credit score is less than impeccable.

“We encountered people this year with good credit and sig-

nificant assets having trouble getting financing,” said Atlantic

A Nickle’s Worth of Free Relationship Advice

I’ve been thinking a lot recently about relationships, and what seems to be the “stan-

dard” cycle of our attachments to our respective significant others. The timeline, at least

to my mind, goes something like the following.

When you first see each other, there may or may not be that instant attraction, but

there’s something about the other person that draws you to them. It takes a lot of courage

to make that first phone call to ask that person out on that first date. And then there’s the

lead-up to it, when you’re constantly worried about what to wear and what to say and

what to do. But when you finally have that initial date, it’s euphoric. Everything is beau-

tiful. There’s nothing wrong with the other person, nor is there anything wrong in the

world as long as the two of you are together. Parting is, to quote a better writer than I,

such sweet sorrow that it breaks you apart inside until you see your beloved again.

After a time, the honeymoon period slips away, though. Faults seem to emerge from

nowhere. Personality traits that used to seem quirky and cute gradually become annoying.

You start to question yourself as you begin to wonder if you’ve jumped into a river that

you can’t swim across. This is when you have that realization that a relationship involves

work.

This is the crossroads in many a relationship, that moment when the ugly W-word

emerges. If you’re willing to commit to the work, you’ll be rewarded with a meaningful

relationship that will last for quite some time. If, however, you’re not so inclined to extend

yourself outside of your happy zone, then you’re probably looking at starting over anew

with yet another person. Both options have their pros and cons; it’s simply a matter of

individual choice. The important thing is that you yourself know which choice you prefer

to make.

But this is, thank the Maker, not a relationship column. I’m not here to offer dating

advice or marriage counseling, but rather musings on real estate. But the thing is, buying

a house is like entering into a relationship with another person. Think about the home-

buying process for a minute. You start off looking around, and eventually find one that

speaks to you on a level beyond the “hey, it looks good from the street” plane. You decide

that’s the one you want, and then the game really starts in earnest.

You scrimp and you save and you scrounge to get the downpayment together. And then,

on that day of days, you go to the bank – after worrying, of course, about getting all your

financial documents in order and getting your suit dry-cleaned and having your hair styled

so you look your financial best – and meet with the loan officer. You get approved, you

close on the house, you get the keys. You move in. You are a homeowner. You have

achieved a major component of the American Dream. Could life get any better? You have

a beer sitting in your own backyard – YOUR backyard – and contemplate the beauty that

has, to this point in life, somehow eluded your vision. You are seeing the world as if for

the first time, and what a beautiful world it is.

And then it’s time for the mortgage payments. Maybe the first one or two or even three

don’t hit you that hard. You’re expecting them, after all, and you’ve budgeted for them.

But then comes that month when the dog gets sick and has to go to the vet during the same

week your youngest daughter gets braces and your oldest son has a “teeny-tiny fender-

bender” that requires a four-figure repair bill. Suddenly you question the wisdom of what

you’ve done.

But you weather the storm, luckily enough. You have to dip into your savings, but you

tell yourself you’re going to pay it back as soon as you can. After all, you’re building

equity in your home, and that’s the greatest investment there is. But then the repairs start

coming. Maybe a frozen pipe here or a leak in the roof there. Those shingles might need

replacing or the stove might go on the fritz. Don’t forget to mow that lawn while you’re

at it. And oh, by the way, your property taxes will be billed twice-yearly.

The point of all this is not to scare you off of buying a house. There are few pleasures

greater than walking in the front door of your own home for the first time and knowing

that it’s yours. And, so they tell me, sending that last mortgage check is quite possibly the

most rewarding experience a person can have. But it’s not all roses and ice cream. There

is work involved. Lots of work, in fact. If you’re willing to do it – just like with a rela-

tionship – the potential rewards are endless. But if you’re not, perhaps you should rethink

owning.

Homes are not short-term summer romances that end after Labor Day when everyone

goes back to school. Buying a home is a much longer-term commitment than renting. And

both are obviously viable choices, and each choice has its own good and bad points.

Again, the key here is to know which side you come down on, and to honestly look at

yourself and your situation before pulling the trigger on something that might not be right

for you. Nantucketers are a lucky bunch, because we’ve got a pretty wide selection in both

camps, and a lot of dedicated professionals to help us with whatever decision we make.

But it all starts with our making the best decision for ourselves.

and the recession, lenders have instituted more lengthy

and stringent processes. They may require more than one

assessment of a property and are looking more carefully at

unearned income. I just know that some people who were

easily financed in the past are no longer, and have had to

apply to more than one lender. Financing is taking much

longer than it used to.”

Today, applications for home and commercial mortgages

are unprecedented in their structure and strictness, delving

deep into people’s financial past and present abilities and on

a more personal level than at any juncture in lending histo-

ry.

Beth Ann Meehan, the Senior Mortgage Loan Officer at

Pacific National Bank, explained that while lending is con-

tinuing it comes with many strings attached. Applicants

must now possess a credit score close to 800. In bygone

days, a score of 620 was average but is now deemed a rela-

tively poor count. A score of 700 is considered good. This

year, even Federal Housing Administration (FHA) loans for

first-time home-buyers require a minimum score of 620,

Meehan said.

Besides the credit score hurdle, borrowers must show the

bank their last two years of tax returns and document where

their down payment has been on deposit for the past two

months.

“You can’t have under the mattress money anymore,” said

Meehan.

If a divorce has occurred, loan applicants must produce a

complete divorce decree listing income or payments as well

as documentation of child support income or payments, a

year-to-date profit and loss statement if self-employed and

the name, address and phone number of their landlord if they

are renters.

“If you get a bad verification of rent you can be declined for a loan

even if you have a perfect credit score,” said Meehan. “It is different

than what it was.”

Dalton Frazier of J. Pepper Frazier Company knows all too well how

difficult it can be for those who want to buy into the Nantucket real

estate market, but need financing.

“You just have to be a really strong borrower. You need really strong

credit, collateral and cash, and it’s even more so for commercial,” said

Frazier. “It definitely will hurt with the locals, but the off-island buyers

come in knowing what they can afford and are prepared. A lot of times

they are cash buyers, or they have the cash if their financing doesn’t

come through.

“We tell clients to call [the local banks] and see what their rates are

and call other people and see what you get. The local banks know

Nantucket. If they have the [competitive] rates they have the rates, and

if they don’t that’s too bad,” Frazier added. “Right now it’s tough

because they say you qualify or you don’t, even with the historical

rates.”

Compass Rose Real Estate principal Cindy Lenhart agrees with

Dey’s and Frazier’s observations on current lending restrictions and has

seen the frustration with her own customers.

“We have a commercial property to sell and a guy who wanted it. He

has a significant amount of cash to put down and good credit, but he

could not get commercial lending and he went to five different banks,”

said Lenhart. “Getting money to buy a commercial property is very dif-

ficult. There are several commercial properties available, but if [buyers]

can’t get the funding there is no way.”

Quint Waters, the Senior Vice-President for Commercial Lending at

Nantucket Bank, and Bill Welch, the Senior Commercial Lender at

Cape Cod Five Cents Savings Bank, explained that the primary imped-

iment in commercial lending today is the sluggish economy.

“There have been no regulatory changes that affect commercial

lenders — we still review corporate and personal financial statements

and tax returns we’ve always asked for. What has made it tougher for

us to make loans is the economic conditions,” said Welch. “The other

piece of it is real estate values that have declined. That has made it more

difficult to refinance because of loan to value issues. The economic

conditions have slowed commercial real estate transactions to a great

degree, but we are certainly looking to do business and find new loans.”

Waters said the lagging economy is placing pressure on banks to be

conservative in lending. Anticipating the current climate will continue

into the foreseeable future, Waters suggests that those seeking to bor-

row, whether for residential or commercial purchases, be prepared with

all the documentation required for a high level of inquiry. He strongly

advises commercial loan applicants to bring in a business plan clearly

indicating where their mortgage will be spent.

“A lot of information once was taken on faith,” Waters said. “The

pendulum has swung the other way, to check and verify.”

Cape Cod Five has a loan production office open by appointment as

it seeks to establish a full branch bank on the island. Though it consid-

ers itself a community bank with a degree of local decision-making

power, Dave Brennan, CCF’s Head of Residential Lending, cautions

borrowers that regulatory guidelines still apply to that bank’s applica-

tion process.

“Everybody’s kind of being punished. The requirements put forth

now are very arduous and require a lot of documentation. In our opin-

ion, the regulations have come too far now and made the process over-

ly cumbersome and restrictive,” Brennan explained.

“Being a community bank, if we see a loan that does not apply under

Fannie Mae or Freddie Mac [federal guidelines] we can take a look at

it from a standpoint of not selling it and putting it in our portfolio. We

may not be able to provide the same rate but we can offer an alternative

to the borrower in many instances. We would possibly be able to stretch

the debt to income ratio, though that doesn’t lower the credit score. You

must still provide some degree of common sense to any transaction.

“Try very, very hard not to acquire new debt before a closing or you

may be denied because your situation has changed,” stressed Brennan.

“This is the price everybody is paying for the lack of regulations and

enforcement in the mortgage market between 2004 and 2007.”

During the summer of 2010,

Nantucketers experienced

many of warmest, sunniest

weather over consecutive days,

and weeks, that it has seen in the

last decade.

No one, it seems, could remember more beauti-

ful summer weather in recent memory. And while

we soaked up the rays on the beach, a growing

group of relatively new sun worshippers — those

with solar panels on their roofs or in their backyards

— were also dancing in the abundant light from

above to the beat of clean, renewable kilowatts

pulsing into their buildings.

Rated as “Good” by the National Renewable

Energy Laboratory of the U.S. Department of

Energy’s Office of Energy Efficiency and

Renewable Energy, Nantucket bathes in

4.41kWh/sq-m/day of sunlight — measured by

NREL in kilowatt hours per square meter per day

and based on annual percentages.

However, despite the howling, incessant winds

of the nor’easters that pound the island during the

winter, forcing ferry boat cancellations, and the

strong southwest winds of summer that keep

kitesurfers aloft off Pocomo Point, NREL rates

Nantucket’s wind potential as only “Marginal” with

average annual wind speeds at 12.5 to 14.3 mph on

land, speeds that actually work well for residential

turbines.

Regardless of these mixed federal ratings of

solar and wind energy potential, Nantucket residen-

tial and commercial property are installing solar

energy (photovoltaic electricity-generating panels),

solar thermal (solar-heated water systems), and

wind energy conversion systems at a steadily

increasing rate. In 2008, the HDC approved 10

solar and wind energy systems, and 19 in 2009.

Not waiting for Cape Wind’s wind turbines to

start producing energy, the town is also installing its

own wind turbines and photovoltaic solar panels.

Nantucket High School recently erected a 190-foot,

100-kilowatt wind turbine designed to cover 20 to

25 percent of the high school’s electric demand or,

around $30,000 in annual savings. The town is

planning a wind turbine at the Department of Public

Works offices, and is in the early planning stages

for 10, five-megawatt wind turbines

south of Tuckernuck Island. It also

installed two solar-powered trash

collector/compactors at Children’s

Beach and Nantucket Memorial

Airport is working on a plan for solar

arrays as well.

There are, however, equipment

and installation costs, Historic

District Commission and infrastruc-

ture issues, and cloudy, windless days to factor in to

your renewable energy equation.

On Nantucket, installers of solar and wind ener-

gy conversion systems include Nantucket Solar,

Energy Independence Today, the Gravel Shoals

Group and the Nantucket Alternative Energy

Collaborative.

In 2009, the HDC adopted its green building

guidelines, “Sustainable Preservation,” an adden-

dum to its bible of island building recommenda-

tions, “Building with Nantucket in Mind.”

Unfortunately, for would-be owners of wind and

solar energy systems, although the HDC tries to

guide such accessory structures into the preferred

proper historical context and out of sight from pub-

lic ways, these new guidelines can be limiting,

especially to the placement of solar panels on the

sides and roofs of buildings.

The other hurdle is cost. Because every installa-

tion is different depending on power needs, build-

ing orientation, site-specific shading, wind speeds

and visibility, nailing down initial costs can be dif-

ficult. Licensed installer Bobby King, Jr. of

Nantucket Solar said homeowners installing a 250-

kilowatt system, around the energy level for the

average house, would pay $17,000 to $20,000 for

all components and labor costs and can expect a

rate of return of up to 30 to 50 percent off their elec-

tric bill.

If wind is your preferred renewable power

source of choice, Liz Huberman of Gravel Shoals

Group, the only licensed installer of residential

wind turbines on Nantucket, said the 23- and 30-

foot vertical Windspire wind turbines they use pro-

duce 2,000 kilowatt hours per year and cost

$19,000 to $22,000 to install. Like solar, however,

these costs are rough estimates, depending largely

on labor costs, siting issues, wind turbine model,

and energy needs.

The good news is that with both President

Obama’s and Massachusetts Governor Deval

Patrick’s administrations staunchly supporting their

own renewable energy policies, there are outside

funding sources for your project. These include the

Massachusetts Clean Energy Center, which offers

rebate incentives through Commonwealth Wind’s

Micro Wind Initiative and the Commonwealth

Solar II Rebate Program. There are also opportuni-

ties from the Massachusetts Technology

Collaborative, the Federal Residential Solar Tax

Credit, Solar Renewable Energy Credits,

Massachusetts Property Tax Incentives and

Massachusetts Renewable Energy Income Tax

Credits.

Historians are an interest-ing bunch. They love

libraries and the love doingresearch in libraries. They lovegoing through piles of oldbooks and documents, search-ing for that elusive clue thatwill shed some new light on arelatively obscure (what theylike to call “historic”) fact. A

lot of times they end up withfindings that include phraseslike, “It’s difficult to pinpointthe exact year when such-and-such-a-group actuallycame into existence, but thefirst recorded organizedmeeting was in whateveryear.”

I’m not a historian.

That’s not to say that Idon’t like research (I don’t, justfor the record) and that I don’tlike libraries (again, not theworld’s biggest fan). Butbefore anybody gets all out ofsorts and ready to yell at me,I’d point out that onNantucket, we don’t have alibrary. We have an

“I plan to apply for a mortgage loan to buy a houseby the end of the year. I was told I should get pre-approved first. What kind of financial documents areneeded for the pre-approval process?”

I’ll get to the documents part of your question in just amoment. But first, I want to touch on the reason for pre-approval. Through this process, a mortgage lender will reviewyour financial situation and tell you how much they are willingto lend you. It’s not set in stone, and it doesn’t obligate thelender into giving you that amount — but it’s still a useful stepworth taking before you start looking at houses.

Getting a mortgage pre-approval helps you in two ways. Forone thing, it helps you narrow your home search by giving youa price range. Granted, you should establish your own budgetbefore you even start talking to lenders, but a pre-approval isstill helpful in this regard. The second way it helps you is bymaking sellers take you seriously. This is especially importantin a seller’s market. If a seller receives three competing offers,but only one of the buyers has been pre-approved, they'll prob-ably take the pre-approved offer more seriously — and forobvious reasons.

When you arrange for a mortgage pre-approval, the lendershould tell you which financial documents you need to bring. Ifthey don’t give you a list of required documents, you should askfor one. Today, in the wake of our economic recession, lendersare asking for even more documents than they’ve required inthe past (See this week’s front page story). Here’s a list of themost common items needed during the mortgage pre-approvalprocess:

• W2 statements (or 1099 income statements) for the last two years

• Federal tax returns for the last two years• Bank statements for the last few months• Recent pay stubs and proof of other income

(if applicable)• Proof of investment income you are currently

receiving (if applicable)

Again, this is just a standard list of documents needed forpre-approval. Your lender may not require as many of theseitems, or they might ask for additional items not listed above.So, be sure to ask for a complete list before you go to yourappointment.

Why are all of these documents needed to get pre-approved?Basically, the lender is trying to figure out (A) how muchmoney you earn and (B) how much cash reserves/savings youhave on hand. Specifically, they want to make sure that youmake enough money to cover your mortgage payments. This ishow they determine the amount they are willing to lend you.It’s all based on the documents you provide and your currentcredit score — everything else is secondary to this.

What was the first house you bought?My first, and last house, is the one I still live in on Catherine Lane.We love the neighborhood and being close to the farm, beach, and now the Brewery.

What is your favorite benefit to living year round on Nantucket.I would have to say my favorite benefit was being able to raise two sons on Nantucket, and making so many great friends in the 30 years I have lived here.

Who would you choose to be shipwrecked with?I would prefer someone who would know how to survive and stay there forever!

How would you spend your ideal day?Shopping with an unlimited budget!

What is your favorite walk?This time of year, I love to walk along Miacomet Pond.The colors are amazing.
