REAL ESTATE WEEKLY T here’s a new trend in the new condo market. A significant segment of wealthy baby boomers are selling their detached homes – but rather than downsizing and banking their profits (or passing them onto the Millennial genera- tion), these individuals are investing in large upscale condos. It’s called rightsiz- ing. It’s a strategy that local developer Grosvenor is using on all its projects currently in development in Metro Vancouver: Grosvenor Ambleside; Grosvenor Edgemont; and a new site at Pacific and Hornby. “Developers are either going towards micro units or larger suites,” says Michael Ward, Grosvenor’s senior vice-president and general manager. “We’re seeing a lot of buyers who are selling their single- family homes and purchasing a condo at the same price. It’s a shift in the market that wasn’t prevalent a year ago.” Evidence in West Vancouver Grosvenor has direct evidence of this at its Ambleside project. Phase one is just over half sold and more than 80 per cent of buyers are West Vancouver residents who, up until now, have not had many opportunities to purchase high-end con- dos locally. “The finishes and the view are perhaps better than what was in their house,” says Ward. “They might be getting slightly less in square footage, but it’s a lateral move in terms of price.” Grosvenor takes heed of feedback it receives during the development process and at public meetings. The developer also sits in on focus groups and meets with marketing firms whose job it is to follow trends. “Developers have to follow the needs of people and anticipate what they’ll want and what will be in demand,” says Ward. Prevalent in Wealthy Pockets Jason Turcotte, the vice president of development at Cressey Development Group, notes that the obvious areas for these upscale projects are pockets where there is already a lot of wealth, such as West Vancouver, Vancouver’s West Side and White Rock. “These buyers do not want to leave their neighbourhood,” he explains. “They’ve often been there for many years and they’re looking for options to free up their lifestyle. They want a place with low maintenance that they can lock and leave when they go on holiday.” Cressey is currently selling units at Beverley in White Rock where the average unit size is about 1,500 square feet. “Beverley has been extremely well received,” says Turcotte, noting that two- thirds of the homes sold quickly. “Buyers are looking for large square footage and quality... they are not willing to compro- mise. Often their new home is a step up from their existing one, which is already quite nice. Outdoor space is also impor- tant to this market. Almost all of the Beverley homes have terraces and roof decks or 30-foot-wide balconies.” The first project where Cressey began offering larger units was its Arbutus Ridge development. It will be apply- ing the same principals at Sterling in Kerrisdale, which it hopes to bring to market this summer, and Bellevue in West Vancouver’s Dundarave neighbour- hood. Density “No Guarantee of Affordability” Upscale projects like these are adding density to communities, but they certain- ly are not making their neighbourhoods more affordable. “There is no guarantee that den- sity makes for affordability,” says Tsur Somerville, director at the UBC Centre for Urban Economics and Real Estate. “Condos have traditionally appealed to first-time buyers, single people and empty nesters. What’s different now is folks with money who want larger condos. It’s not the old story of empty-nesters selling their homes to make money and it will change the type of products developers make.” “Densification has been a trend for decades,” added Gordon Price, director of the City Program at SFU. “The bigger change here is the equity some people are able to take out of selling their single family houses. They can afford something more luxurious. “Will it continue? I wouldn’t count on it... it will always be a low percentage of the overall population who can afford luxury product.” Rightsizing for Boomers: Emerging Trend Defies Affordability Factors GO TO REW.CA /NEWS TO READ THESE STORIES AND MUCH MORE REAL ESTATE NEWS AND ADVICE Sunshine Coast Luxury Oceanfront Homes: Cheaper than a Vancouver Bungalow How Do Strata Bylaws and Rules Affect the Value of Your Condo? There’s a new trend in the new condo market. A signifi cant segment of wealthy baby boomers are selling

their detached homes – but rather than downsizing and banking their profi ts (or passing them onto the Millennial genera-tion), these individuals are investing in large upscale condos. It’s called rightsiz-ing.

It’s a strategy that local developer Grosvenor is using on all its projects currently in development in Metro Vancouver: Grosvenor Ambleside; Grosvenor Edgemont; and a new site at Pacifi c and Hornby.

“Developers are either going towards micro units or larger suites,” says Michael Ward, Grosvenor’s senior vice-president and general manager. “We’re seeing a lot of buyers who are selling their single-family homes and purchasing a condo at the same price. It’s a shift in the market that wasn’t prevalent a year ago.”

Evidence in West VancouverGrosvenor has direct evidence of this

at its Ambleside project. Phase one is just over half sold and more than 80 per cent

of buyers are West Vancouver residents who, up until now, have not had many opportunities to purchase high-end con-dos locally.

“The fi nishes and the view are perhaps better than what was in their house,” says Ward. “They might be getting slightly less in square footage, but it’s a lateral move in terms of price.”

Grosvenor takes heed of feedback it receives during the development process and at public meetings. The developer also sits in on focus groups and meets with marketing fi rms whose job it is to follow trends.

“Developers have to follow the needs of people and anticipate what they’ll want and what will be in demand,” says Ward.

Prevalent in Wealthy PocketsJason Turcotte, the vice president of

development at Cressey Development Group, notes that the obvious areas for these upscale projects are pockets where there is already a lot of wealth, such as West Vancouver, Vancouver’s West Side and White Rock.

“These buyers do not want to leave

their neighbourhood,” he explains. “They’ve often been there for many years and they’re looking for options to free up their lifestyle. They want a place with low maintenance that they can lock and leave when they go on holiday.”

Cressey is currently selling units at Beverley in White Rock where the average unit size is about 1,500 square feet.

“Beverley has been extremely well received,” says Turcotte, noting that two-thirds of the homes sold quickly. “Buyers are looking for large square footage and quality... they are not willing to compro-mise. Often their new home is a step up from their existing one, which is already quite nice. Outdoor space is also impor-tant to this market. Almost all of the Beverley homes have terraces and roof decks or 30-foot-wide balconies.”

The fi rst project where Cressey began off ering larger units was its Arbutus Ridge development. It will be apply-ing the same principals at Sterling in Kerrisdale, which it hopes to bring to market this summer, and Bellevue in West Vancouver’s Dundarave neighbour-hood.

Density “No Guarantee of Affordability”

Upscale projects like these are adding density to communities, but they certain-ly are not making their neighbourhoods more aff ordable.

“There is no guarantee that den-sity makes for aff ordability,” says Tsur Somerville, director at the UBC Centre for Urban Economics and Real Estate. “Condos have traditionally appealed to fi rst-time buyers, single people and empty nesters. What’s diff erent now is folks with money who want larger condos. It’s not the old story of empty-nesters selling their homes to make money and it will change the type of products developers make.”

“Densifi cation has been a trend for decades,” added Gordon Price, director of the City Program at SFU. “The bigger change here is the equity some people are able to take out of selling their single family houses. They can aff ord something more luxurious.

“Will it continue? I wouldn’t count on it... it will always be a low percentage of the overall population who can aff ord luxury product.”

One of the most respected builders in the province, Marcon, is celebrating its 30th anniversary this year. It is fi tting then that Marcon unveil its newest project located in South Cambie - two low-rise red brick build-ings dubbed Park & Metro.

This collection of 73 one, two and three bedroom residences, ranging from 517 to 1,313 square feet, is located on a quiet residential street yet close to all of the urban amenities home buyers are looking for.

Ask any realtor to list the most important things a home should have and you are likely to hear: location, location, location. At Park & Metro, not only is it nestled in one of the city’s most coveted neighbourhoods and school catchments, it’s surrounded by parks, trails and athletic fi elds, and these homes are stunning.

Park & Metro’s interior fi nishes off er uncompromising attention to detail. The

one, two and three bedroom West Coast homes are distinguished by open interiors appointed with high quality, bright, spa-cious kitchens with Bosch stainless steel appliances, full-height pantry, Quartz coun-tertops, built-in microwave and generous size master bedrooms with room for a king size bed, and the comfort of air conditioning for every home.

“For those who love the outdoors, Park & Metro is close to Queen Elizabeth Park, Langara Golf Course and the North Arm Trail Greenway,” says Celia Chiu, Park & Metro Sales Manager. “With prices starting from $348,800, we are appealing to a large cross section of buyers.”

It’s the level of quality, features and fi n-ishes that is Marcon’s signature.

Since 1985, locally owned Marcon has stayed true to its mandate of consistently exceeding expectations, both before and

after homeowners receive the keys. Marcon’s trademark attention to detail

is unmistakable in Park & Metro; one need only take in the oversized patios, decks and terraces, parking and full size storage/bicycle lockers, and rain screen technology to know that this is a unique off ering.

Marcon has built a stellar reputation con-structing more than 8,900 quality homes across the province, but more importantly Marcon stands behind what they deliver with their Customer Care program.

“I don’t think anyone in the Lower Mainland can touch Marcon’s customer ser-vice department,” says Chiu. “Its compre-hensive service continues throughout the process and beyond.”

Since the Canada Line went in, this former sleepy enclave burst onto the scene as a cul-tural melting pot waiting to be discovered. It boasts a variety of upscale, bohemian and

chic boutiques, bakeries, bars and restau-rants. Then there’s Marine Gateway - soon to be home to a number of shops, cafes and restaurants, professional services, as well as a Steve Nash fi tness facility and an 11-screen Cineplex Theatre.

Don’t miss this opportunity to buy in South Cambie. Act fast as more than 70 per cent of the South building is sold and the North building has just been released. The Sale Centre and display home, located at 688 South West Marine Drive, Vancouver, is open daily (except Fridays) from noon to 5 p.m. For more information call 604-325-8111, email [email protected] or visit www.marcon.ca/parkandmetro. Estimated occupancy is Summer 2017.
