Among the 2015 cohort of winners announced last month, residential restoration made an impressive showing for sheer outside-the-box thinking and vision. Here are the highlights. Jeff’s Residence: People’s Choice Located in Vancouver’s popular Grandview-Woodlands (aka The Drive) neighbourhood, this stately manor was once the home of Dr. Jeff, a prominent doctor and city coroner. Upon his death it was converted into a rooming house, until the 1907 struc- ture was reimagined as six dramatic apart- ment homes plus a one-of-a-kind, turreted penthouse. The building was also shifted 15 feet toward the street to allow construction of much-needed infill townhouses. As a bonus, the grand lawn that used to play host to exquisite garden parties, in the days when this neighbourhood rivalled Shaughnessy for prestige, has been restored to prominence. Opsal by Bastion Developments: Award of Recognition Located at Quebec Street and East 2nd Avenue, Bastion garnered its award for restoring the Opsal Steel Building, origi- nally built in 1918 for the Columbia Block and Tool Company. Once a star among Vancouver’s rising industrial presence, the barn-like structure had suffered the ravages of decades of neglect. Rather than put it under the wrecking ball, Bastion meticulously took the heritage build- ing apart, piece by piece, numbering and documenting each component so it could be put back together and begin a new life as a social hub for the two residential towers now rising on either side. Original cladding was reused in the interior courtyard, the iconic exterior signage was restored, and the rare giant Douglas fir beam used to support the gantry crane has been preserved. The crane itself will become an intriguing part of the building’s public art. Yale Hotel: Award of Honour Also proving that with careful design old and new can coexist, the revitalized Yale Hotel in downtown Vancouver is an integral part of Rize Alliance Properties’ tower resi- dence, The Rolston. For many years one of the grand old ladies of the City’s blues and jazz scene, the hotel received an interior and exterior restoration plus extensive seis- mic upgrades. The Rolston too has already garnered multiple awards for its distinctive, playful architecture and innovative design. 662-668 Union Street: Award of Recognition Two Strathcona heritage homes were reborn as showcases of modern-day ener- gy efficiency and gentle densification, with townhouse and coach house additions. All seven homes maximize passive solar oppor- tunities through state-of-the-art sustainabil- ity features, including solar hot water and a drainwater heat-recovery system. The two residences were repositioned 60 feet further back on the site and now have new founda- tions and a basement. Although the homes were never planned for presale, response was so positive that all units were accounted for prior to completion. Prefontaine House: Award of Recognition Built in 1902, this early example of resi- dential growth in the South Cambie neigh- bourhood was designed in the Edwardian- era architectural style and built primarily from local, easily obtained materials. This in-situ restoration preserved this house’s character and much of its original integrity. A welcome surprise came when the asbestos cladding from an earlier renovation was removed to reveal most of the original wood siding could be restored and retained. Now fully restored, this house presents a historically accurate example of early resi- dential architecture in Vancouver. Looking to BUY or SELL a home? City of Vancouver Heritage Awards: 36 Years of Excellence in ConservationIt’s a little-known celebration of

Vancouver’s heritage and history, a night honouring the architects, commu-

nity organizations, developers and ordinary citizens who go to extraordinary lengths to preserve the unique outlook and vision that defi ne this West Coast city.

Celebrating their 36th anniversary, the City of Vancouver Heritage Awards take place every two years in spring to acknowledge special achievements in furthering the City’s heritage conservation goals. Among the 2015 cohort of winners announced last month, residential restoration made an impressive showing for sheer outside-the-box thinking and vision. Here are the highlights.

Jeff’s Residence: People’s ChoiceLocated in Vancouver’s popular

Grandview-Woodlands (aka The Drive) neighbourhood, this stately manor was once the home of Dr. Jeff , a prominent doctor and city coroner. Upon his death it was converted into a rooming house, until the 1907 struc-ture was reimagined as six dramatic apart-ment homes plus a one-of-a-kind, turreted penthouse. The building was also shifted 15

feet toward the street to allow construction of much-needed infi ll townhouses.

As a bonus, the grand lawn that used to play host to exquisite garden parties, in the days when this neighbourhood rivalled Shaughnessy for prestige, has been restored to prominence.

Opsal by Bastion Developments: Award of Recognition

Located at Quebec Street and East 2nd Avenue, Bastion garnered its award for restoring the Opsal Steel Building, origi-nally built in 1918 for the Columbia Block and Tool Company. Once a star among Vancouver’s rising industrial presence, the barn-like structure had suff ered the ravages of decades of neglect.

Rather than put it under the wrecking ball, Bastion meticulously took the heritage build-ing apart, piece by piece, numbering and documenting each component so it could be put back together and begin a new life as a social hub for the two residential towers now rising on either side. Original cladding was reused in the interior courtyard, the iconic

exterior signage was restored, and the rare giant Douglas fi r beam used to support the gantry crane has been preserved. The crane itself will become an intriguing part of the building’s public art.

Yale Hotel: Award of HonourAlso proving that with careful design old

and new can coexist, the revitalized Yale Hotel in downtown Vancouver is an integral part of Rize Alliance Properties’ tower resi-dence, The Rolston. For many years one of the grand old ladies of the City’s blues and jazz scene, the hotel received an interior and exterior restoration plus extensive seis-mic upgrades. The Rolston too has already garnered multiple awards for its distinctive, playful architecture and innovative design.

662-668 Union Street: Award of Recognition

Two Strathcona heritage homes were reborn as showcases of modern-day ener-gy effi ciency and gentle densifi cation, with townhouse and coach house additions. All seven homes maximize passive solar oppor-

tunities through state-of-the-art sustainabil-ity features, including solar hot water and a drainwater heat-recovery system. The two residences were repositioned 60 feet further back on the site and now have new founda-tions and a basement.

Although the homes were never planned for presale, response was so positive that all units were accounted for prior to completion.

Prefontaine House: Award of Recognition

Built in 1902, this early example of resi-dential growth in the South Cambie neigh-bourhood was designed in the Edwardian-era architectural style and built primarily from local, easily obtained materials. This in-situ restoration preserved this house’s character and much of its original integrity. A welcome surprise came when the asbestos cladding from an earlier renovation was removed to reveal most of the original wood siding could be restored and retained.

Now fully restored, this house presents a historically accurate example of early resi-dential architecture in Vancouver.

Located on the banks of the Fraser River, the River Green community is a luxury master planned waterfront commu-nity unlike anything the city of Richmond has ever seen. It is being built by award-winning Aspac Developments Ltd., renowned for the development of Coal Harbour.

The River Green community is planned to be a unique enclave of natural attractions with 1.1 kilometres of water-front dyke trails just outside residents’ front door, as well as future boutique shopping, various lifestyle activities and cultural experiences unlike any other neighbourhood in Richmond.

Right next door, the award-winning Richmond Olympic Oval off ers River Green residents access to a variety of health fi tness options.

First release of 1 River Green encompasses six towers and 458 residences, featuring one-bedroom condos to penthouses and villas. Surrounded by extensive landscap-ing, public art and water features, River Green blends private gardens with resort-style amenities in an East-meets-West feel.

1 River Green showcases upscale residences with water-front and mountain views. River Green is like living in an exclusive fi ve-star resort; with 24 hour concierge, private shuttle service, and resort-inspired world-class amenities. The list of services goes on and on, including a private the-atre, party room with fully equipped kitchen, sauna, steam rooms and an indoor infi nity pool.

Sophisticated interiors include Snaidero of Italy cabine-try, Miele appliances, Caesarstone countertops, extensive fl oor-to-ceiling top of the line windows, marble or traver-tine heated fl oors in washroom and marble or travertine wall tile in ensuite.

Outside, the courtyard features interweaving pathways leading to landscaped islands. There are several decks with

contemporary seating thoughtfully positioned throughout the central courtyard, off ering semi-private outdoor spaces for residents. Individual decks appear like they are fl oat-ing on water and extend out from private residences on both sides of the courtyard. Hedges and semi-transparent screens ensure privacy for residents.

It isn’t surprising what the River Green community is growing into. Beginning in 1993, Aspac started reinventing the industrial waterfront strip along the northern edge of Vancouver’s downtown core into one of the city’s most pres-tigious postal codes. Today, Coal Harbour is considered one of North America’s most impressive urban waterfront com-munities. It is a blend of residential towers and townhomes complete with an eight-acre waterfront park, community centre, boutique shops and a 250-berth marina. Aspac’s vision for River Green is to transform it into Richmond’s Coal Harbour.

“We don’t follow the trends in luxury real estate, we set them,” says Raymond K. Li, Director and Senior Vice President of Aspac. “With each project, we strive to anticipate our clients’ needs and exceed their expectations. Some of the most discerning and successful people in the world live in our homes. It is this clientele that compels us to build to an international standard of excellence.”

There are only a few 1 River Green residences left, so this is your unique opportunity to live in a stunning home in what is dubbed the next Coal Harbour community. 1 River Green is now move in ready and 2 River Green is coming soon. Make sure to book a private tour available at 5171 Brighouse Way, Richmond.
