Whatever the case, the Greater Vancouver Home Builder’s Association (GVHBA) Fall Home Reno Show is offering great free advice, ideas and inspiration to help you get started. “Our fall home renovation show is exclusively about renovations and design,” says Bob de Wit, CEO of the GVHBA, adding that last year’s fall reno- vation show saw more than 600 attend- ees. “We have education seminars all day long, including talks about money and legal issues, permits and how to select the best renovator for you. “We also have our Ask-a-Pro Expo, which are free one-on-one sessions peo- ple can book to get tips and advice from renovators and interior designers.” The expo offers a wide variety of prod- ucts, services, and manufacturers, sup- pliers, contractors who are available to answer any question. Those who have already started planning a renovation are encouraged to bring along their plans for expert analysis. You will also be able to see the latest trends in interior design renovation ideas from industry experts. Todd Senft, principal of exhibitor reVISION Custom Home Renovations Inc., advises that home owners have to be very cautious before committing to a contractor. “Before the hammer hits the nail, get everything in writing,” Senft says. “By spending time in pre-planning you will have much smoother construction phase. Remember, it’s like you are in a short term marriage with your contrac- tor, so be sure you understand and trust each other.” Brent Repin, principal of Artisan Design Build Group, which is also exhib- iting at the show, agrees. “Some home renovation television shows give home- owners unrealistic expectations of how long or how much a major home renova- tion will cost. Many people don’t under- stand all the steps that are involved in a large renovation,” he says. “Home own- ers can trust GHVBA members because they are registered, certified and trained professionals.” The GVHBA’s free Fall Home Reno show is on Saturday, September 19 from 10am to 4pm at the Hard Rock Casino Theatre Vancouver, 2080 United Boulevard, Coquitlam. For more information or to pre-register, visit www.gvhba.org. Current Trends and Key Advice from the Experts Brent Repin, principal, Artisan Design Build Group: • Open concept inside and out is still all the rage and it isn’t going anywhere anytime soon. • Many people are interested in solar panels for more energy-efficient homes. • Trend is towards replacing windows with triple pane ones. “They typi- cally have about 20 to 30 percent better U-factors than a double pane window.” • Proving very useful in renovation proj- ects is a new online system called a Document Management System that allows homeowners to access every- thing about their project in real time. “They can see when and who will be working on their project that day, look at the budget, and they can leave com- ments all in one spot.” Todd Senft, principal, reVISION Custom Home Renovations Inc. • Putting in basement/secondary suites as mortgage helpers are on the rise. • Outdoor living spaces are still in high demand, even in the fall – especially with fire pits and heaters to enjoy dur- ing the shoulder season. When a new condominium project came across recently retired Delta Fire Department deputy

chief Rob Cullen’s desk, he was intrigued. Then, when he and his wife Debbie viewed the show home at Brio, they were instantly sold.

“I just retired after 37 years and we were ready to downsize,” says Cullen. “In addition, it is only two blocks away from our daughter and grandson’s home … it’s a win win.”

After more than three decades living in their large North Delta family home, the couple is ecstatic about all of the positives condo living is going to aff ord them.

“I’m really looking forward to the idea of not having to mow the lawn anymore,” he says with a chuckle. “For my wife, she is thrilled about having a brand new home … especially the gorgeous kitchen. She

hasn’t had new kitchen appliances in more than 30 years.”

The couple bought a west facing 1,100 square foot two bedroom, two bathroom home on the top level.

“The homes are beautifully built and close to absolutely everything we love - especially our wonderful grandson,” says Cullen, adding they look forward to the turnkey lifestyle that will aff ord them weeks of camping with their grown children and grandson.

The couple’s excitement has been echoed over and over again by those who have already bought.

“Many buyers tell us they love the location,” says Doug Lucier, sales and marketing manager for the Extol Developments project. “First and foremost the location is perfect, centrally located in Tsawwassen yet on a quiet street.”

In the heart of one of the most sought-after neighbourhoods in Delta is where you will discover Brio; a boutique four-storey wood-frame building featuring a stunning collection of 58 one, two and three bedroom homes ranging from 687 to 1,887 square feet. Miles and miles of sun-soaked beaches, picturesque walking trails, great shopping and coff ee shops are minutes from Brio’s doorstep.

Brio off ers truly livable suite designs by the award-winning Portico Design Group - luxurious fi nishing touches and a level of aff ordability that appeals to all types of home buyers. The contemporary West coast homes are distinguished by open interiors beautifully appointed with such features as engineered hardwood fl oors in the living, dining and kitchen areas, stainless steel appliances, quartz countertops in the kitchens and bathrooms, generous

nine-foot ceilings and oversized balconies or patios.

In addition, each residence is showcased by expansive windows allowing for lots of natural light and exteriors that include brick and Hardi siding. Brio is also next door to everything urbanites need, including good schools, shopping, transportation, and more.

With more than 80 per cent of the homes sold and prices starting from $399,000 for a 1,040 square foot two bedroom and two bathroom home, these residences won’t last.

“There is still a great selection of two bedroom homes to be had,” adds Lucier.
