How to find investors?
• Investment opportunities need to be presented to international investors in a professional format. The potential
investor needs to be able to quickly understand all the parameters of the investment opportunity, including pricing,
development potential, risks, financing structures and investment issues. The use of investment marketing tools such
as Investment Flyers, Information Memorandum and Newsletters are the most efficient means to inform potential
investors.
Step 1: Preparation
• A successful investor sourcing process begins with the preparation of detailed and objective documentation used to
initiate the first approach as well as for future negotiations. The land owner needs to be able to answer basic
questions such as the asking land price or building future value, development options and investment criteria. In
addition, the investor must be in a position to be able to negotiate further details such as investment structure,
expected ROI, master plan subdivision and plot allocations.
• The investment marketing preparation stage will not only help to source more investors by allowing a more complete
marketing campaign, but it will also allow the land owner to reach a stronger negotiating position in the later stages
of the process.
• Alternaty will work closely with the land owner to prepare an Investment Valuation, Feasibility Study, Development
Recommendations and other analyses to be used for internal discussions and will prepare the investment marketing
tools used for the process of investor sourcing.

• Once all the marketing documentation is ready, Alternaty will utilise their
extensive database of local and international investors by targeting each sector
specifically with the right information.

• It is important to consider all the investment options available, from the normal
outright sale or JV partnership, to a more exotic structures and investment
options such as long term building lease, sale and lease back, fractional
ownerships, guaranteed returns and management.
• As an example, approaching a large retail investor requires focused retail
information and options of head lease and rent options with a full list of
supplementary documentation in order for them to make timely and informed
decision. On the other hand, approaching hotel investors requires detailed
options on guaranteed returns, expected room rates and performance as well as
detailed tourism arrival forecasts.

• After a thorough analysis is completed and appropriate investment options identified, Alternaty will discuss with the
Client the selection of appropriate investor target groups. Alternaty will then proceed with the preparations of the
targeted marketing material. The Information Memorandum is a formal document containing full details of the
investment opportunity for a potential investor to be fully informed about the opportunity after reading the
document

Investment Flyer Investment Services Stage 2 – Sales & Marketing
• The Investment Flyer is a summary document several pages in length that contains the salient points of the
investment opportunity for potential investors to quickly gain an overview of the investment opportunity. The aim of
the Investment Flyer is to be a brief document containing limited non-confidential information that can be widely
distributed. Once a potential investor shows further interest, then a fully detailed Information Memorandum can be
sent.

Investor Database Shortlist & Selection Investment Services Stage 2 – Sales & Marketing
• Alternaty has a database of more than 13,000 active contacts in the SEA region. This database will be used to first
identify target countries and target groups of investors, funds, developers and financial institutions. These target
groups will then be discussed with the client.
• For each target group selected, potential investors will be carefully identified and shortlisted.
• For each identified investor, a single person will be identified who has authority to action an investment opportunity.
