Managing Asbestos W H AT YO U N E E D TO K N O WWith 30 years asbestos management experience under their belt, Kershaw Contracting Services address some of the common queries relating to asbestos and its safe management.

• Is my building likely to contain asbestos?Asbestos was widely used as a construction material in premises, and can often be found in roofing, insulation, fire protection, flooring, gutters and pipes. It wasn’t until the late 20th century that the true dangers of asbestos were realised, and it was banned from use within the UK. Therefore, any building built prior to 2000 is likely to contain asbestos materials. • Is it dangerous? When left untouched and undamaged asbestos is generally safe. Significant health risks arise when the material the asbestos is contained within is cut, broken or allowed to deteriorate in some way. It is then that the harmful fibres can be released into the air, which could result in serious health problems. Consequently, it is important that surveys are regularly undertaken to ensure that nothing has changed regarding its condition.

T R Freeman have recently been awarded the Roofing contract for phase 2B of the Royal Wharf development by main contractor Ballymore Group. The impressive Royal Wharf development in London’s Royal Docks is located minutes from Canary Wharf and will create 3,385 new riverside homes. The scheme is being developed by Ballymore & Oxley.

This phase of the development will include 9 buildings and to include 3 podium areas and 150 balconies, comprising of over 20,000m2. T R Freeman will be using Alumasc Hotmelt throughout with a combination of green and brown roofs using natural grey slabs with pebble borders. In addition to the flat roofing works, T R Freeman will be installing approximately 3,000 l/m of PPC aluminium capping and approximately 2,000m2 of decking.

Gary Webb, Pre-Construction Director for T R Freeman said “this is a major development, and we are proud to be part of it. The chosen materials are not only aesthetically pleasing, but hardwearing and robust” he continued “the use of green and brown roofs on this development will provide environmental benefits and long-term cost savings on heating and cooling.”

The Royal Wharf development will create an “urban village” inspired by the garden squares of Belgravia and Bloomsbury with a Marylebone style high street, traditional market square, 2.4 acre riverside park and a 500m riverfront promenade.

• What are my legal obligations? If you own or are responsible for a commercial, non-domestic property, you are required by law to identify and safely manage any asbestos within your building.

• Should I remove it or not?If the identified asbestos is in good condition, and not at risk of being disturbed or damaged you may choose to leave it untouched. In some instances, you may prefer to get the asbestos encapsulated, which should protect against ongoing degradation.

However, if it needs removing Kershaw Contracting Services HSE licenced asbestos removal service can undertake any remedial works required with the minimum amount of disruption. As holders of a 3 year HSE asbestos removal license, Kershaw Contracting Services can undertake a range of projects, removing all varieties of asbestos.

• What are my next steps?Even if you have had asbestos services in the past, as part of your management plan, you have a legal duty to regularly inspect any asbestos within your building.
