welcometo the fall edition of the wright group property report.

ben w. mccollum, broker

In the pages to follow, you will find the finest collection of plantations, recreational, timberland,

and agricultural properties available in the Southeast. In this report, I would like to discuss the

most recent trends that are unfoldingwithin our real estate community. The last fewmonths have

brought on a flurry of activity, which historically is not the case while in an election cycle. That

being said, I believe that there are many components at play that are contributing factors. The

stock market has hit levels not seen since 2007 and this market increase has certainly benefitted

many individuals. As a result, we are starting to see these investors taking their profits out of

the stock market and redeploying into hard assets such as real estate.. Perhaps this is further

compounded by the wave of uncertainty regarding our broader economy as well as our

questionable leadership status. This shift into hard assets comes at an all time lowwithin our real

estate market andmay ultimately allow the investor an opportunity to further capitalize on their

investment while at the same time allowing for broader diversification.

Our firm has been involved in recent sales and acquisitions within the plantation sector that

seem to indicate price stabilization. On that note, we are anticipating a record year, in terms of

population, for our beloved bobwhite quail. That being said, the Red Hills region has certainly

defined itself as the last bastion of quality quail habitat - period. Within the agricultural sector,

longterm commodity forecasting points to strong support within themarket, though downward

shifts in short-term prices often tend to quickly erode profits and undermine the value of the

small family farm. This growing season, we have actually seen weaker than expected commod-

ity pricing at a time when other input costs are at all time highs. This may create a buying

opportunity for those individuals looking to invest in farmland. At the same time, timberland

properties are once again garnering the attention of investors with a short term eye on recreation

and value and a long term focus on the investment. Here again, these purchases represent an

opportune shift into hard or tangible assets.

TheWright Group is the market leader in area land sales and this exposure gives us invaluable

insight into real estate trends and market conditions. If you are interested in selling a property,

please feel free to contact our firm for an in-depth analysis of your holdings. If you are a Buyer,

you will find our knowledge of the market and the experience of our team to be unsurpassed.

As we move towards 2013, I extend our thanks and best wishes to our growing list of loyal

clients and customers.

rich history, diverse wildlife and landscape, El Destino is an ideal candidate for a conservation easement. The

area’s plantation culture is a highly regarded way of life, and due to a relative small supply, access to this

exclusive lifestyle is limited. El Destino represents a “best in class” property that demonstrates exceptional value

within this unique plantation niche. As the name translates, El Destino is “the destination” for discerning Buyers

Miami Plantation consists of 1962+/- acres and is located in Brooks County, Georgia. Miami was first assembled in the

1960s by Pansy Poe, whose family holdings included Pebble Hill Plantation, Mayhaw Plantation, and Honey Lake.

Their portfolio collectively represented some of the finest shooting and recreational properties in the Red Hills area.

Over the last decade the property has been expanded and managed with an emphasis on wild bobwhite quail habitat.

The results have been nothing short of remarkable, with the owner regularly moving 15+ coveys a day. Located in the

center of the property is a 54 acre lake that offers exceptional views, fishing, and waterfowl opportunities. This large,

scenic body of water is an ideal location for the placement of a lodge. In addition to wild birds, Miami has spent years

cultivating it’s whitetail deer habitat. In the 1960s, a large population of Wisconsin whitetail were released in the

vicinity and these superior genetics attribute to the area’s massive deer characteristics. Consequently this area of Brooks

County has repeatedly produced state record deer

property further benefits from frontage along three roads and includes a managers home, barn, and equipment storage.

Good Timberby Douglas Malloch

The tree that never had to fightFor sun and sky and air and light,But stood out in the open plainAnd always got its share of rain,Never became a forest king

But lived and died a scrubby thing.

The man who never had to toilTo gain and farm his patch of soil,Who never had to win his shareOf sun and sky and light and air,Never became a manly manBut lived and died as he began.

Good timber does not grow with ease:The stronger wind, the stronger trees;The further sky, the greater length;

The more the storm, the more the strength.By sun and cold, by rain and snow,In trees and men good timbers grow.

Where thickest lies the forest growth,We find the patriarchs of both.

And they hold counsel with the starsWhose broken branches show the scarsOf many winds and much of strife. This is the common law of life.
