NOTICE OF ANNUAL MEETINGWinchester Country Maintenance Association, Inc.** will hold
its 2013 Annual Meeting for all homeowners on:
DATE: Tuesday, June 25, 2013 TIME: 7:00 pm (Sign-in @ 6:45PM)**PLACE: Winchester Country Swim & Tennis Club 9607 Rio Grande Houston, Texas 77064
This meeting is to be held to present the 2012 financial report and elect one (2) Board Member. These candidates will fill an expiring three-year term. Please be aware that in order to conduct this meeting, the Association must be represented by 10% of the membership, either in person or by proxy. It is imperative that you either attend this meeting or return your proxy.
The Board of Directors of the Association has established, Thursday, June 20, 20123** pursuant to Chapter 22.158 of the Texas Business Organizations Code (Non-Profit Corporations) as the record date (the “Record Date”) for determining those members of the Association entitled to vote at the Annual Meeting. To be defined as a member entitled to vote, the Association must have received by the Record Date: any changes in ownership.
All lot owners are members of the Association and are cordially invited to attend this meeting.
If you are unable to attend, please sign the enclosed proxy postcard and mail it so that it will be received by Friday, June 21, 2013 to ensure a quorum is obtained. You may also give your proxy postcard to a current Board Member or neighbor. Voting privileges are granted to all property owners.

Loan rates and terms vary depending upon loan type, loan amount, and credit worthiness. **Monthly payment at 3.52% APR for 60 months is $18.20 per $1,000 borrowed. Call for current home equity rates, as these change weekly. ***Effective 5/1/2013 rates are discounted by 0.10% on these loans of r each stipulation that is met from the following: 1) auto loans ,motorcycle, motorhomes ,travel trailers, boats, ATVS and jet ski loans if the LTV (Loan to Value) is less than 90% at time of the loan disbursement. 2) Auto, motorcycle, motorhomes ,travel trailers, boats, ATVS and jet ski loans if GAP is elected 3) If credit life and/or disability OR E-services is elected. Member may only elect either credit life and/or disability or E-services enrollment for purposes of the loan discount, may not select both to receive an additional discount. The maximum for all other loans is 0.10% if the credit life and/or disability stipulation is met. The rate discount excludes Visa Platinum Credit Cards ,Business MasterCard Credit Cards, Home Equity, Mortgage and Business Loans. Discounts are only given at time of loan closing. book your event. Requirements are you must be up to date on all maintenance fees.
2013 POOL ACCESS***IF YOU DID NOT FILL OUT AND TURN IN A 2013 POOL
REGISTRATION FORM YOU WILL NOT HAVE ACCESS TO THE POOL****
TO GAIN ACCESS: 1. You must be current on all Homeowner fees. 2. You must have a 2013 form on file.These forms were mailed with your assessment bill in December 2012 and
also have been in the February, March and April and May newsletters. They are also available on our web-site @ www.WinchesterCountry.org .Forms are also located in the plastic box in front of the pool gates.
To have your card activated you must fill out a 2013 Pool Registration Form; attach the $10 late fee and your card will then be activated (providing all fees are up to date). Any forms with out the late fee included cannot be processed.
If you need cards…. you must fill out a 2013 form and attach a $10 LATE FEE and a $10 replacement (per card) fee (a total of $20 must be included in order to process your form).You can drop it in the drop box located in front of the office and your form will be processed and your card will be mailed to you.

TENNIS CARD INFORMATION
We are happy to announce our Tennis Courts are NOW OPEN after having a complete facelift. That being said there is a new process in place for your tennis cards to be activated. If you currently have a tennis card YOU MUST fill out a Tennis Card Registration Form to have THAT card activated (and all HOA fees paid up to date). There is NO FEE for existing tennis cards to be activated when turning in your form. THIS FORM MUST BE FILLED OUT YEARLY, this is to insure that our current residents in Winchester Country are the ONLY RESIDENTS with access to the tennis courts. If you are requesting a tennis card for the first time or need a replacement card there is a $10 fee that you must attach to your Tennis Registration Form. You may put your Form with $10 in the mail slot located at the clubhouse / pool to the left of the gate under the bulletin board. You will be mailed a card that will automatically at that time be activated (providing all fees are up to date).

Winchester Country Seniors’ Club
If you are 55 years old and older we are looking for you. We meet the 4th Monday of every moth at the Winchester Country Clubhouse. We meet for snacks and fellowship. We play Dominions: Train and Chicken foot. We also play bingo, cards and other games all while enjoying each others company. We go out to eat and attend plays at the 1960 Playhouse, Houston Family Arts Center on Grant Road. All seniors in Winchester Country are invited to attend.
