Meeting called to order at 7:00

Meeting was called to order at 7:05Proof of notice was posted and written 3 days prior

Officers/ Committee reports:
Lighting committee report
-The dumpster light is a work in progress. The city has fallen through on theirend. We should have some resolution in the near future.
Presidents report
-Two dogs were reported roaming loose. They belong too 211. A letter was senton Oct 26 to the home owner concerning them.-A&A will clean gutters & blow off roofs this week.-The suit against DS has been dropped by 108s homeowner
-BG moves to ratify the emergency meeting decision to indemnify DS. DJseconds, AIF, DS abstains.
-BG moves for the Board to repayDS up to $35 paid to counsel. LR seconds, AIF, DS abstains-Graffiti has all been removed, with the exception of the concrete wall. Rumor hasit that there is a product that will remove the paint from the wall without sandblasting. Well look into it.-Stucco and painting needs to be done.

-Mr. Monroe needs to get certified before he can do the work.-LR will call Carlos from A&A to see if he is certified.-2 different painters will be dropping off their credentials for consideration
-BG moves that news letters be mailed to residents, DJ seconds, AIF.
Treasurers Report-As the trial balance, budget, and A/R reports are included in this document, andwe are given copies to read, BG asks for questions.
-BG moves to pay Jenkins Roofing $6707 completion of work, DJ seconds, AIF.-Concerning the Financial statements fund balance for roofing, BG moves to be
permitted to adjust for roofing and any other needed for 2007 and report to the accountantfor review. LR seconds, AIF
-BG moves to be authorized to pay the auditor (Betts, Rogers, Schench, andJones) $4500 for work done. DJ seconds, AIF
-We will have Gutter Solutions look at 401 and 101 to evaluate their level of needfor new gutters.
-BG moves to reimburse DS $77.12 for pool keys made for a home owner. DJseconds, AIF, DS abstains.-An issue has come up concerning the gates on the units porches. In checking the
records it was found that they are the homeowners responsibility to repair or replace.-BG moves that the treasurer be authorized to transfer money from the operating
account to reserves as needed for capital items. DJ seconds, AIF.
Tree committee report
-On Nov 26, H&H laid more sod in several places, sprayed and sodded 419 run-off problem area.
New business
-The Hand book has been tabled until the next full meeting.
Old business
-Unreported bylaws1. The original articles of incorporation say anybody can be Board
Members. This needs to be changed to include only owners and renters.2. A revision needs to be made to change directors terms from 3 to 2
years.3. Changes that were voted on but not recorded need to be put into effect.
See attached article Amendments to WHA, Inc included in this record.-BG moves to put on the agenda for the annual meeting the proposed changes put
forth by the previous document. LR seconds, AIF.- Revision of clubhouse rental policy- extra billing, for damages, clean-up, etc.,
will be included in the home owners monthly bill.-BG moves for the $25 rental fee to be billed accordingly. LR seconds, AIF
