Overview Building History &Exterior Architectural DetailsFeaturing Art Deco details on its facade, the building was constructed circa 1932 for the National Biscuit Company (the company known as Nabisco today). It is located within and contributes to the West Gervais Street Historic District, the city of Columbia’s most intact collection of commercial and rail-related buildings. 915 Lady Street is one of several brick warehouse structures that were clustered around the original passenger and freight rail terminal that served as a hub for commerce and transportation when railway travel was at its prime. This building is typical in appearance and history with the other warehouse structures in the West Gervais Street Historic District. It mirrors a “sister” building across the alley which was originally the railway line. The scale and materials of the two buildings together contribute to the historic feel of the neighborhood and create the scale of time and place in the alley. The building is described in the National Register of Historic Places Inventory as a façade with four multi-light windows centered with reeded bands separating and framing each element. Where these reeded bands meet, octagonal bosses with reeded cross inserts are placed. The façade materials are composed of brick with pre-cast panels forming the reeded bands described above. The western side elevation, along an alley, is brick with four large cargo bay doors with pre-cast concrete lintels alternating with two metal-framed windows featuring pre-cast concrete lintels. A terra cotta coping runs along the western, northern (rear) and eastern elevations.

Planned Renovations/Scope of Work• 915 Lady Street (front of building) – gently remove paint to expose original historic brick, pre-cast panels, art deco

motifs including pre-cast reeded bands and octagonal bosses. Install California style awning above the future primary pedestrian doorway, tenant blade signage, National Biscuit Company signage, square off concrete damage, refurbish/renovate all windows and paint tricorn black, replace metal gate with a “freight door” look (custom metal infill with clear glazing). Install quality planter pots either side of pedestrian door. Replace existing store front, anodized black aluminum.

• More than likely extensively renovate into authentic Class A loft office. Less likely but possible unique retail space (i.e., restaurant, brewery, food hall, etc.) maybe long term the front Suite A comprising 5,280 rentable square feet.

• IMPORTANT – Plans are to reposition/reconfigure entire building floorplan to capture the west side of building historic steel sash windows and original coiling roll-up doors as dedicated tenant space. The entire building will be vacated in early 2019. The new common area hallway corridor will tie into the existing plan south-east right door and proceed under the original mezzanine connecting to the plan north entry/exit. Install new high-quality ADA compliant restrooms convenient to the new hallway corridor.

• Refurbish the historic operable steel sash windows and thoroughly clean existing pane glass (glaze windows for energy efficiency). The 4 historic roll-up doors are to be left intact (repaired and refurbished) and left in current operational state. Roll-up door areas will remain operational (locked or unlocked from the inside) with an offset (directly behind) with high quality operable glass wall installed to flood space with natural light when roll-up door is upright. The operable glass wall will give the tenant flexibility to open and let in fresh air on nice weather days. Existing guard rails on the exterior will be upgraded to steel and cable railing where the roll-up door openings are present.

Planned Renovations/Scope of Work• Exposed existing historic brick in select areas and predominately sleek polished concrete floors throughout at project completion

(accent and runner rugs). Painted brick on the interior walls are planned to be repainted Eider white and interior steel sash windows and roll-up doors painted a contrasting Tricorn black.

• Towering ceilings as high as 18 feet with original wood decking ceiling, exposed spiral ductwork and sprinkler lines, skylights (replace all existing skylights with quality new acrylic panels or laminated glass with motorized shades) and cool mezzanine space. The mezzanine space for Suite A will be expanded consistent with the floor plan. Note the majority of the building insulation and gypsum board was added to the ceilings as part of the 2000 renovation. Our plan is to remove the insulation and gypsum board to expose the historic wood decking ceiling and enhance the high volumes of the warehouse space with the steel beams exposed as well.

• In conjunction with a new roof, we will install 2” polyisocyanurate insulation to increase R-Value to R-20 for energy efficiency. Likely install solar panels on roof.

• Install high quality LED lights throughout entire building and install occupancy motion sensor lights in common areas / hallway corridors as well as tenant premises (energy efficiency).

• 915 Lady Street (rear of building visible from Washington Street). Install new store front doorway (anodized black aluminum) to convert common area corridor, etc. to heated and cooled space likely recessed like current doorway. The updated entry will respect the existing opening, but provide an updated layout based upon the re-orientation of the interior floor plan.

Planned Renovations/Scope of Work• Rear parking lot – evaluate enhancing lighting and landscaping (work with contiguous property owners), plant fig

ivy base of cinder block wall, facilitate seal coating, striping parking lot, add parking bumpers and parking signs as applicable. Note currently 27 parking spaces under a 35-year lease. Likely utilize one parking space for a future small dumpster or herby curby spot with quality wood screening similar to 807 Gervais. Install high-quality parking signs later.

• Evaluate and replace select HVAC units with new energy efficient units. Some HVAC units are new others are not.

• Install security key pad access front and rear doors.

• Install fiber in the building.

• Protect and repaint historic bead board in numerous spots, install live plants near the top of the stairs on the front left side Suite A – sun from existing skylight. Plans are to evaluate a living wall in a high focal spot. The electric panels on the front far left side will need to remain in same spot likely need to box in or create a door / room with a low ceiling to properly screen from the future conditioned space. Riser room for sprinkler system will be installed in a portion of the basement space. A portion of the basement space will be storage space for Suite A at no charge.

Concept Example of steel and cable railing/guardrail

The proposed railing/guardrail is evocative of the industrial history of 915 Lady Street as a warehouse. The existing railings were installed during the renovation in the early 2000’s and are not historic.

From a distance the cables will disappear and you will only be able to see the industrial steel of the guardrail at the historic openings. Installed at a height of 42” with handrails located between 34” and 38” in height to meet IBC 2015 code and ANSI requirements.
