Tyler 1st Comprehensive Plan and Downtown Tyler: This plan aims
to accommodate development and redevelopment in downtown that
creates a walkable, mixed-use city center with residential, commercial,
entertainment, arts, institutional, park, and government land uses. The
district is intended to ensure that future development is compatible with
the existing development and will enhance the economic, cultural, and
historical significance of downtown Tyler.
Density: The DBAC zoning allows for a maximum building height of 20
stories with a minimum height of 25’ and a minimum frontage of 25’ and
no minimum setbacks. Please refer to the plan for additional restrictions.
Environmental: The Texas Commission on Environmental Quality has
determined that the property has attained cleanup requirements
required for petroleum storage tanks once in place on the property. The
commission provided a “Final Certificate of Completion” in 2011.
UtilitiesThe property is served by sewer including 10” gravity main along W. Erwin
St., an 8” gravity main running east and west through the center of the
property, a 6” main running along W. Ferguson St. and an 8” main running
north and south along N. Bonner Ave. (See Utility Map on Page 6). Water
lines (6”) run along W. Erwin St., W. Ferguson St. and N. Bonner Ave.
Public TransportationThe City of Tyler provides citizens with a safe, dependable and efficient
public bus system with various bus routes serving various lines (red, green,
yellow, blue and purple) with specific segments of the City. The
Downtown and Medical districts are served by the Red and Green lines.
RestaurantsDowntown Tyler features a nice variety of excellent restaurants including
Rick’s on The Square with southern fare and a recently added oyster bar,
Jakes Steakhouse, Don Juan Mexican, Bistroll’s Asian Fusion, and the
latest addition, Jack Ryan’s Steak house located in the People’s
Petroleum Building on the square. All restaurants are within a 5 – 10
minute walk of the property.
Medical District Tyler’s Medical industry employs some 20,000 people in four separate
hospitals. The Medical District is located one mile southeast of the
property.
Cultural Facilities Downtown Tyler has the largest concentration of cultural institutions in the
City. They include the Tyler Main Street Gallery, Liberty Hall and Liberty
Theatre, home of the East Texas Symphony Orchestra, Tyler Public Library,
Discovery Science Museum, Caldwell Auditorium, Smith County Historical
Museum, Goodman Museum, and the Train Depot and Museum.
