A Home From HomeThe current owners bought the barn as a
second home in 2004 and have enjoyed
spending time here with family and friends
over the years. The owner explained: “We
bought the house 11 years ago, when we
were looking for a holiday home in the
Norfolk Broads. It had just been converted
and the layout and space really appealed to
us. We’ve enjoyed many an occasion here
with family and friends over the years and
we spend as much time as we can here
ourselves, at least twice a month. When
we’re not here, the house and the grounds
have always been professionally looked after
by local tradespeople, to keep them well
maintained.” As you step into the entrance
hall, taking in the stunning galleried landing
and vaulted ceilings, it’s easy to see the
appeal of this lovely conversion. Originally
part of a working farm, the 150-year-old
barn was converted in the late 1990s, using
traditional materials in keeping with the style
and period of the original building. “The
conversion was so well done, we’ve never
had to make any structural or decorative
changes during the time we’ve owned the
house,” the owner remarked. “The décor is
light and neutral, which complements the
wooden beams and stone flooring, and one
of the wonderful things about barns is that
the walls are very thick, so it’s warm in
winter and cool in summer.”
Space In AbundanceThroughout the ground floor you find an
abundance of living space, including the
family room with its impressive full-height
chimney breast, a mezzanine floor currently
used as a games area with a snooker table,
and the spacious sitting/dining room with full
height windows giving lovely views over the
gardens. An equally large breakfast kitchen
provides a wonderful sociable area for family
to gather. The owner smiled: “We love the
fact that this is very much a traditional barn
conversion, with the original beams, vaulted
ceilings and the lovely big farmhouse kitchen,
which easily takes our 10-seater table! All of
the rooms are very spacious, which makes it
a great house for entertaining. The family
room with its brick chimney breast is a
particular favourite area for people to
congregate.” Upstairs, there are three
double bedrooms, with an en-suite shower
room to the master bedroom, and a family
bathroom. A further bedroom can be found
on the second floor, along with a large
amount of storage space in the eaves. The
owner remarked: “The space is one of the
things we’ll miss about the house; it’s around
3,500 square feet in all. We’ve looked at
other properties in the area, as we want to
keep a home in the Broads but downsize a
little as our family have grown up, but
everywhere we’ve looked at feels small
compared to this! It really is a super
property.”
A Place To RelaxOutside, the barn has access from both the
front and the back, with ample space for
parking, a double cart bay and attractive
gardens with views over the adjoining fields.
“The house is tucked away on a peaceful

definitely the kind of place you can relax and
enjoy bike rides with the family, walks by the
river and, of course, boating on the Broads.
Clippesby is a small hamlet with just six
properties, mainly barn conversions, and the
local church, which organises lots of parish
activities. Most of the residents are local and
we have some very nice neighbours. The
Broads villages are all in easy reach and it’s
seven miles to the beach at Winterton,
which is a traditional Norfolk fishing village.
The village of Fleggburgh is a mile away, with
local shops, pubs, schools, a doctor’s surgery
and a sports club, and holds community
events throughout the year. The town of
Acle is just three miles away, where you can
find supermarkets, shops, banks, schools and
just about everything else you could need,
and you can get to Norwich or Great
Yarmouth in around 20 minutes by car or
10 minutes by train from Acle station.”

Family RoomThis forms the focal point of the barn, its
stunning two storey height vaulted ceilings
immediately catch the eye as does the
