“I’ll miss the big starry skies – there’s nolight pollution and the views are totally

unspoilt.”

Pretty As A Picture“The sweeping drive sets the

scene, its front elevation an

absolute dream. As you roam

the grounds you’ll admire the

views, while inside there’s so

much more to peruse – from

the beautiful country kitchen

to the beams above this

spacious home has so much to

love.”

This charming character cottage is set in its

own little oasis, just a mile from the thriving

historic market town of Aylsham. Originally

three workmen’s cottages, Pockthorpe

House is a truly compelling residence,

boasting its own wood, pond and stable

block, as well as uninterrupted open

farmland views.

Welcome HomeWonderfully set back from the road and in

the middle of its own enchanting grounds,

Pockthorpe House makes an immediate

impression on you. And that impression is

one of being welcomed with open arms into

a very special home. The current owner has

beautifully upgraded and further improved

the property while allowing the original

character to shine. The kitchen forms part of

a recent extension and is a fantastic light and

airy room where bifold doors allow the sun

to flood in and vaulted ceilings enhance the

sense of space. “It’s a great place for parties.

In summer you can throw open the doors

for summer barbecues and serve drinks on

the breakfast bar, while the firepit keeps it

warm on the terrace on cooler evenings.

When it’s just me at home I like to breakfast

in here watching the birds feeding at the

table outside.”

What A CharacterNo home is complete without a character

or two – and Pockthorpe House certainly

has that in abundance. Built around 200

years ago, the property boasts numerous

original exposed beams, with a splendid

inglenook fireplace in the sitting room and

another in the snug. Pretty sloping ceilings

characterise the bedrooms, with the really

super master bedroom also benefitting from

a proliferation of exposed trusses. Views

from every angle of the property are just

delightful, overlooking the extensive and

varied gardens and open farmland. No

matter where you stand in the gardens,

looking back at this wonderful house you

could easily be transported back two

centuries, when pleasures were simple and

time taken to appreciate them; you really

can be in your own world at Pockthorpe

House.

Peace And PrivacyThe house is well placed in the middle of

the plot, surrounded by a fantastic garden

where you can really relax with just the

sound of the birds. It’s incredibly private and

very secluded. The woodland area bursts

into a riot of colour each spring with

daffodils and snowdrops, while in summer

the owner allows it to grow with cow

parsley and long grasses attracting an

abundance of butterflies. Deer pass through

the surrounding fields and a variety of birds

visit regularly, while in summer the

magnificent magnolia perfumes the air. “It’s a

wonderful garden. You’re completely private

out here but you have these amazing views

stretching for miles.” Pockthorpe House sits
