    This Signage Design Code forms part of the Development Control Regulations for Discovery Gardens, and pursuant to Section 2.2 of the Master Declaration of DiscoveryGardens, has the force and effect of those Development Control Regulations.

    4.1.7 Any wall, surface or structure which is altered in any way (e.g. by way of painting, drilling or other penetration) for the purposes of installation and affixing a sign must be reinstated to its original conditionupon the removal of any sign.

    4.1.8 Signs must be constructed of durable materials and must not present any adverse fire risks.4.1.9 Signs must relate to the premises on which the sign is erected (i.e. no third party signage is permitted), unless otherwise approved by the relevant authority.4.1.10 Signs must not obstruct or interfere with the safe and efficient movement of traffic and must not adversely impact on pedestrian safety.4.1.11 Signs must not advertise a shop, product or good no longer operated or sold.4.1.12 Signs must not obstruct doors, window openings, rescue and evacuation areas, drainage areas, or utility services.4.1.13 Signs must not adversely impact upon the prevailing character of a building, or the locality in which it is mounted.4.1.14 Illuminated signs must not cause a light nuisance to nearby properties.4.1.15Signs must not alter the appearance or function of any architectural feature and/or building element (e.g. GRC pre-cast panels, architraves and the like).

    (a) The use of neon, flashing, blinking, flickering or animated lighting, or any other highly reflective material, is not permitted.(b) The use of fluorescent or otherwise bright colours within any part of a sign is prohibited.(c) Signs must not block access to or views of any religious, historical or cultural buildings.(d) Signs should be consistent in scale and proportion with adjoining shop signage.

    4.1.16 All cabling/wiring and any such electrical equipment must be properly insulated and concealed from view to ensure such equipment does not present a safety/fire hazard or an unacceptable visualimpact.

    4.1.17 Signage must be properly maintained in a good and serviceable condition at all times.4.1.18 Signage painted directly on building faades is generally not preferred.

    4.2 Special Design Provisions Specific Signage Types

    4.2.1 Primary Tenant/Building SignagePrimary tenant/building signage is to be in accordance with the following criteria:

    Signage is to be placed on the second floor balustrade (refer to Figure 1) to identify theprimary tenant of each building so it can be easily read from the street and footpath duringthe day and night.

    Signage on all buildings is to be for identification purposes only and should be centrallylocated on the primary elevation within the zones indicated in Figure 2.

    The sign should not to protrude more than 200 mm at any point from the building faade. Individually illuminated lettering is the preferred form of signage. Box signage, except in the form of company logos, is considered inappropriate and is

    unlikely to be approved.

    4.2.2 Awning Signage

    Awning and related signage is to be in accordance with the following criteria:

    The location of awning signage shall be limited to the top of the ground floor level archwaysonly with no upward protrusions from that height (refer to Figures 4 - 6).

    Awning signage attached to and protruding from a building is to have a height of 800 mmand be at a height of at least 3200 mm above ground level and accord with the otherdimensions specified in Figure 5.

    The sign should not protrude more than 1500 mm from the building faade at any point,measured from the inside of the column.

    4.2.3 Wall Signage

    Wall signage is to be in accordance with the following criteria:

    Signage can be placed on the external building columns (refer to Figures 7 and 8) to identifyindividual tenancies so it can be easily read from the street and footpath during the day andnight.

    The location of wall signage shall be a minimum of 1800 mm above the base of the columnand not extend above the top of the ground floor level archways.

    The sign should not to protrude more than 50 mm at any point from the building faade so asnot to present a hazard to pedestrians.

    Individually illuminated lettering is the preferred form of signage. Box signage, except in the form of company logos, is unlikely to be approved.

    Note: Such signage will need to comply in particular with the general design provisions regardingsafety in Section 4.1.15.

    4.2.4 Board Signage

    Board signage is to be in accordance with the following criteria:

    The location of board signage shall be limited to the top of the ground floor level archwaysonly with no upward protrusions from that height (refer to Figures 9 11).

    Board signage attached to the building is to have a height of 800 mm and be at a height of atleast 3200 mm above ground level (refer to Figure 10).

    Board signage in this location is preferred over box signs. Box signs are unlikely to beapproved as they present an unacceptable visual impact.

    Individually illuminated lettering is the preferred form of text displayed on board signage.Front-lit signage is also acceptable where the lighting mechanisms do not present a safetyhazard or impact on the architectural style/character of the building.

    Where backlit or individual illuminated lettering is proposed, a backing board should be usedto conceal electrical cabling.

    Note: Such signage will need to comply in particular with the general design provisions regardingsafety in Section 4.1.15.

    4.2.5 Suspended Signage

    Suspended signage is to be in accordance with the following criteria:

    The location of suspended signage shall be limited to the centre of columns at a height levelwith the top of the ground floor level archways only with no upward protrusions from thatheight (refer to Figures 12 - 14).

    Suspended signage attached to the building is to be at least 3200 mm above ground leveland accord with the other dimensions specified in Figure 13.

    Suspended signage should display the company/tenancy logo only. Box signage, except in the form of company logos, is unlikely to be approved.

    Note: Such signage will need to comply in particular with the general design provisions regardingsafety in Section 4.1.15.

    4.2.6 Flag Signage

    Flag signage is to be in accordance with the following criteria:

    The location of flag signage shall be limited to the centre of columns at a height level withthe top of the ground floor level archways only with no upward protrusions from that height(refer to Figures 15 17).

    Flag signage attached to the building is to be at least 2400 mm above ground level andaccord with the other dimensions specified in Figure 16.

    Flags should be made of fabric/canvas or the like.

    4.2.7 Banner Signage

    Banner signage is to be in accordance with the following criteria:

    Each building is permitted to display only one (1) banner at a time. The maximum area of any banner must not exceed 100 m2 or 30% of the elevation on which

    it is mounted, whichever is the lesser, subject to ensuring the banner will not present anunacceptable impact on the architectural character of the building. The maximum areaincludes any framing or trim used to differentiate a banner from the structure against which itis mounted.

    Any displayed banner is to be treated as a temporary fixture to a building; the permanentdisplay of banners is strictly prohibited. A banner may be exhibited on a building wall for aperiod not exceeding 60 calendar days from the date of fixture, after which time the buildingowner(s), or their representatives, may apply for an Extension of Time (renewal), if sorequired. Extensions of Time (renewal) requests will be granted at the discretion of NAM.

    A banner:o must not extend horizontally beyond the edge of the building;o

    must not cover any balconies or architectural building treatments;o shall be located preferably on a secondary building faade, rather than a primary

    faade/frontage (refer to Figure 18).

    No support, fixing, suspension or other system required for the proper installation of abanner may be exposed, unless designed and constructed in a simple, neat and tidy manneror as an integral feature of the banner.

    The banner must be capable of removal at short notice and in the event of Shamal winds,the banner is to be removed and kept down for the duration of the event.

    Banners shall be maintained at all times and cleaned when necessary.

    4.2.8 Window Signage

    Window signage is to be in accordance with the following criteria:

    Signage within a window (refer to Figure 19) should cover no more than 40% of the totalwindow area (excluding the Signage Registration Number). Where full windowsignage/covering is a requirement of the use e.g. women's salons (refer to Figure 20), thiswill be assessed on a case by case basis.

    Illuminated window signage must not cause a nuisance to nearby residential premises orpassing vehicles.

    A maximum of two (2) window signs may be used per premises (excluding the SignageRegistration Number).
