    Project Manager for design-phase and construction-phase commissioningservices for a 220-villa timeshare unit complexThisconfidentialprojectwasthesecondphaseofa160-villacomplex.Becausewater

    damagehadcausedashutdownand$10millionrenovationtothefirstphase,the

    ownerrequesteddesignphaseandconstructioncommissioningservicesduringthe

    secondphaseforthetwomajorcontributorstofirstphaseproblems:thebuildingenvelopeandtheHVACsystems.Mr.Scottprovidedtechnicalexpertiseaswellas

    managedamulti-disciplinaryprofessionalteamforthisproject.Design-phase

    commissioningservicesincludedmultiplepeerreviewsofthebuildingenvelopeand

    HVACsystems.BuildingenvelopeandHVACdetailsanddesignswerereviewedfortheir

    potentialtocausemoistureproblems;andsuchpotentialproblemsweredocumented

    fordiscussionandadjudicationwiththeownersdesignteam.Duringconstruction

    sitetowitnessdestructiveinvestigationsbytheownersconsultants.Building envelope water intrusion investigation at a North Floridaapartment complexThis20-buildingapartmentcomplexhadexperiencedwaterdamageinmanyofthe

    apartmentunits.Mr.Scottperformedabuildingwaterintrusionevaluationforthe

    owner,anddeterminedseveralentrypointsforwater,includingimproperlyflashed

    moistureandmoldissuesinthehotandhumidNewOrleansclimate.Additionally,the

    ownerwasconcernedaboutuseofarelativelynewtypeofexteriorcladdingsystem.

    Theownerrequestedadesign-phasepeerreviewofbuildingenvelopeandHVACsystems.Mr.Scottmanagedateamofarchitectsandmechanicalengineersduringthree

    designphasepeerreviewsatthe50%,75%,and95%constructiondocument

    milestones.Mr.Scottalsoperformedpeerreviewoftheenvelopesystems.Services

    includedadjudicationmeetingswiththearchitect/engineerdesignteamandfocused

    This20-year-oldresortpropertyhotelexperiencedmoldandmoistureproblemsfrombuildingenvelopewaterleaksthroughthewindowsandstuccosidingcomplicatedby

    negativepressurizationinducedbytheHVACsystems.Mr.Scottmanagedateamof

    architectsandmechanicalengineersthatinvestigatedthemoldandmoistureproblems,

    aswellasperformingtheenvelopeinvestigation.Basedonfindingsfromthe

    investigation,theownerdecidedtoreplace/reconstructthefaadeandHVACsystems.

    Mr.Scottmanagedthedesignteamproducingconceptualdesignthattheownerused

    drivenrain.Buildingtypesinvestigatedincludedbasehousing,basedormitories,office

    structures,industrialbuildings,andafirestation.Inadditiontoassessment,assistedincreatingmoldremediationprotocolsandreviewedreconstructiondocuments.

    Project Manager for mold, wind, and water damage assessment of sixtimeshare unit properties in Southeast US affected by 2004 hurricaneactivitySixtimeshareunitpropertiesintheSoutheastUSownedbyoneentitysufferedmold,

    wind,andwaterdamageduetohurricaneactivityin2004.Someofthepropertieswere

    affectedbytwohurricanes.Propertiesrangedinsizefrom30to2,500units.Mr.Scott

    managedtheprojectteamandperformedthebuildingenvelopedamageassessment.

    This5-starislandresortintheMaldivessufferedwaterdamageduetotheDecember

    2004tsunami.Mr.Scottinvestigateddamagecausedbythetsunami,includingphysical

    damagetostructureandmold,andprovidedareportonrepairandremediation

    methodologies.Theinvestigationincludeddestructivetestingandinfrared

    Building envelope assessment at a South Carolina elementary schoolThisone-storybrickandmetalroofschoolbuildinghadanumberofwaterdamage

    issues.TheconstructionmanagerrequestedabuildingenvelopeandHVACevaluationto

    helpdeterminethecauseofthewaterdamage.Mr.Scottperformedthebuilding

    envelopeinvestigation,anddiscoveredmanybuildingenvelopefailureproblems,

    includingimproperlydesignedandinstalledflashingatbricktolowroofintersectionsandimpropersealingofmetalroofridgecaps.Infraredthermographywasusedto

    locatefailedflashingconditionsandwaterintrusion.

    Building envelope and plumbing related water damage evaluation at a mid-Atlantic state college dormitory building

    Theowneroftwo5-storycollegedormitorybuildingstotaling500bedsrequestedan

    assessmentofcausesofwaterdamageandmoldpursuanttolitigationtorecoverfor

    damages.Becauseofwaterdamageandmoldproblems,thedormitoryhadbeen

    evacuatedin2003,fouryearsafterconstruction.Mr.Scottwaspartoftheteamthat

    performedevaluationsofthebuildingenvelope,bathroomconstruction,plumbing,andHVACsystems.Problemsincludedincorrectlydesignedandinstalledshowerpansand

    walls,incorrectlyinstalledwaterclosets,poorbrickmortarjointwork,missingweep

    holesinthebrickconstruction,missingandimproperflashingandcounter-flashing,and

    failingsealantjoints.

    Assessment of water damage caused by vandalism in a Central Floridatimeshare unit resortVandalshadcausedwaterdamageinthisunder-constructiontimeshareunitbuildingby

    cuttingafourth-floorwatersupplypipeintheeveningcausingovernightfloodingof

    severalunitsfromthefourthtofirstfloors.Gypsumboardandwoodtrimhadalready

    beeninstalledandpainted.Theresortownerrequestedawaterdamageevaluationto

    determinetheextentofwettedbuildingmaterialsandopiniononrepairmethods

    (dryingoutversusreplacement).Mr.Scottwaspartoftheevaluationteamthat

    performedinfraredthermographyandmoisturemeterassessmentsandaidedin

    buildingenvelopesystems,whichincludedaluminumandglasscurtain-wallassemblies

    installedinconcreteblockconstruction.Mr.Scottparticipatedinmediationsessionsfor

    thisproject.

    Managed microbial remediation of two Florida courthouse complexesForthe500,000-square-footPolkCounty,Florida,complexandthe118,000-square-foot

    MartinCountycomplex,Mr.Scott'sdutiesincludedpreparationofspecifications,bid

    Allthreecomplexes,whichtotaled90buildings,wereone-coatstuccoonwood

    framingandsheathing.Issuesincludedwaterintrusionandwater-inducedstructural

    damageduetoproblemswithstucco,roofflashing,windows,balconyslabs,railings,and

    attachmentsofitemssuchasshutters,downspouts,andelectricalequipment.The

    extentofdamagesrequiredremovalandreplacementofallstuccoandlargesectionsof

    woodsheathingandstructuralframing.

    Performedbuildingenvelope(wallsandroof)investigationsforowner/operatorofa

    1980sfour-storyhotelinDaytonaBeach,FL.Waterintrusionandmoldgrowth

    problemswereprimarilycausedbyimproperapplicationofaroofcoatingsystemonthe

    existingroof.Problemswiththeoriginalstuccosystemalsocontributedtosomewaterintrusionproblems.Theoriginalroofandcoatingwereremovedandreplacedwitha

    newmembraneroof.

    Performedbuildingenvelopeinvestigationsforhomeownerassociationata156unit

    townhomecondominiumcomplexinCentralFlorida.The35buildingsinthecomplex

    thestuccoonwoodframing.Servicesincludedidentifyingsourceofproblems,expert

    opinionreport,litigationsupport,andconstruction-phaseconsulting.

    Project Manager for water intrusion investigation of a North Central Floridaapartment complex

    Performedbuildingenvelopeinvestigationsfordeveloper/operatorofa224unit

    apartmentcomplexinNorthCentralFlorida.Thecomplexcontains27two-andthree-

    storybuildingsconstructedofstuccoonwoodframingandsheathing.Waterintrusion

    duetoproblemswithbuildingenvelopecomponents,includingstuccoandwindows,

    causedmoldgrowthandstructuraldamage.Thebuildingsalsocontainedlatent
