"Just make sure you play itsafe," says Charles Valinotti,senior vice president with QBERegional, which specializes inproperty and casualty insurancethrough subsidiaries GeneralCasualty, Unigard, FarmersUnion Insurance and QBE Agri.He recommends that beforesummer is in full swing, youmake sure your backyard isready for the season's get-togethers and activities.Hit the deckThe U.S. Product SafetyCommission says deck collapseis one of the most serious recre-ational safety threats, caused byshoddy construction or poormaintenance. Valinotti says youshould review local codes tomake sure your deck's railingsand spindle widths are in com-pliance. "If you see a loose stepor handrail, fix it," Valinotti says."Otherwise, it's an accident justwaiting to happen." So beforeyou host that first deck party:* Do a deck check - Makesure the deck is secured to yourhome by heavy-duty steel boltsspecially designed to securewooden structures. If your deckis simply nailed or screwed on,it could pull away from thehouse.* Inspect the wood - Doesyour deck's wood need to betreated and sealed? This helpsprevent dry rot, wood splinter-ing and mishaps. It couldcause electric shock or create afire hazard," Valinotti says.* De-clutter for safety - Don'tleave toys, tools or lawn equip-ment in the yard. Prep your grillGas grills continue to be pop-ular for preparing outdoormeals. To squelch the chanceof fire and injuries:* Clean before you cook -"Once a year you need to giveyour grill a good cleaning,"Valinotti says. "Frequentlygrilling meats like steak andchicken will cause a lot ofgrease build-up." Disconnectthe gas and lift out the grill partslayer by layer. Once you getdown to the burners, make sureyou inspect them thoroughly.Completely clean the grill and
grates with soapy water.* Inspect hoses - Check yourgrill's hoses for cracking, brittle-ness, holes and leaks.* Invest in extra protection -Buy a grill pad or splatter mat toplace under your grill. These
naturally heat-resistant padsmade of composite cement orplastic will catch grease thatmisses the drip pan and helpprevent a flare-up.

According to the 2009 Profileof Home Buyers and Sellerscompiled by the NationalAssociation of Realtors, for-sale-by-owner (FSBO) proper-ties totaled only 11 percent ofreal estate sales between July2008 and July 2009 — lessthan the previous year. In keep-ing with previous trends, themedian price of FSBO homeswas considerably less thanthose sold through a real estateprofessional — $172,000 vs.$215,000.
The primary reason sellerschose to go the FSBO routewas to avoid paying an agent’sfee or commission. However,FSBO sellers also acknowl-edged that they encounteredmany challenges. Nearly one infive reported that knowing howto prepare their home for salewas difficult. Setting a realisticprice and dealing with paper-work were each cited by 15percent of FSBOs as the tough-est task in selling their homes.Even successful FSBO sellers
aren’t necessarily “sold” on thepractice. Only 15 percent saidthey would sell a home them-selves in the future, while 56percent indicated they weren’tsure and 29 percent said theywould definitely use a realestate professional for theirnext home-sale transaction.

Can you imagine living in a175,000 square foot home?That’s how large GeorgeVanderbilt built his NorthCarolina home, the Biltmore, in1895. With 250 rooms and 43bathrooms; everyone canagree the home had morespace than his family, hisfriends, and friends of hisfriends could ever hope to use.The real question is what sizehome is right for your family?Even though the averagehome in the United States is farsmaller than the Biltmore, it is afact that Americans have tend-ed to build larger and largerhomes over the years. In 1973,the typical newly-built homewas 1,660 square feet. Near theend of 2008, the average sizehad grown to more than 2,500square feet. That representsnearly a 50% increase in theaverage home size in a singlegeneration. But lately, that trend haschanged. Builders are now see-ing demand for smaller homes.By early 2009, according tofederal government data onnew housing starts, the aver-age size of homes haddecreased to 2,400 square feet.One of the other trends is notjust smaller homes; but higherend mid sized homes thatinclude the amenities of largerhomes such as gourmetkitchens, granite countertops,large master bathroom suites,and open floor plans; but incor-porated in a smaller overallfootprint.You may be very surprised ifyou total the square footage ofthe rooms in your home that
you regularly use. Severalyears ago I actually measuredthe size of the rooms that mywife and I used use on a week-ly basis and the total was justover 1,600 square feet out of afive bedroom home. Studiesshow that few Americans actu-ally regularly use much over1,900 square feet of their largerhomes.A number of factors are mostlikely the reason for this newtrend towards smaller but moreupscale homes. First, family size has beendecreasing over the years. Theaverage household in 1960 had3.3 people, while in 2008 it is2.5. Families don’t need tobuild homes with a lot of bed-rooms if they aren’t planning tohave as many kids as previousgenerations. Also, Americans are becom-ing more focused on energyconservation and energy costs.Clearly a smaller new home willcost less to heat and cool thana larger new home with similarenergy-efficient features, andwill leave a smaller carbon foot-print on the environment. Notto mention proportionallyreduced overall long termmaintenance costs.Clearly, the economy is alsoimpacting new home buyers’decisions. Cost-conscioushome buyers are choosing toinclude more and higher-qualityfeatures in their new homesrather than just increasing theoverall square footage. Manyrealtors report that buyers areexpecting homes with upscaleinterior finishes at all pricepoints in today’s market.
