From theroof to the foundation,and from the front doorto the back, a homeconsists of literally thou-sands of components.Ideally, these compo-nents might all have anunlimited life ex-pectancy. But given therealities of day-to-dayuse, how long can ahome owner reasonablyexpect a home compo-nent such as a windowor roof to last?A study conducted by

the National Associationof Home Builders(NAHB) and sponsoredby Bank of AmericaHome Equity providesinsight into the life ex-pectancies of a numberof products in the home.The study intentionallyoverlooked consumerpreferences, acknowl-edging that if they wereconsidered, kitchencounters would be re-placed long before theend of their useful life,and rooms may be re-painted only once in 50years. Other factors thatcan have a significant ef-fect on life expectancyinclude maintenance,proper installation, the

level of use and thequality of the materials.And some components,while remaining func-tional, become obsoletedue to changing tech-nology or improve-ments. InsulationAccording to thestudy, all types of insula-tion can be expected tolast a lifetime if they areproperly installed andare not punctured, cut,burned or exposed to ul-traviolet rays and arekept dry. Proper installa-tion not only extends thelifetime of your insula-tion, it also ensures thatit will perform properly,resulting in reduced en-ergy use and expenses,as well as increasedhome comfort. WindowsWindows, becausethey can be exposed toextreme weather condi-tions, have a muchshorter life expectancy.The study, which polledexperts in the variousfields, found that alu-minum windows canreasonably be expectedto last 15 to 20 yearsand wooden windows

can last up-wards of 30years. Animportantelementof main-tainingyour win-dows is thewindow glazing — theputty that secures theglass to the sash. Overtime, this glazing cancrack, resulting in draftyand loose panes. Avail-able at any hardwarestore, glazing can be re-placed by simply chip-ping or scrapping off theold putty, cleaning thewindow thoroughly andinstalling new glazingwith a putty knife orcaulking gun. Sometypes of glazing requirea coat of latex paint forweatherproofing. RoofsLike windows, the lifeexpectancy of a roof de-pends on local weatherconditions as well as ap-propriate maintenanceand quality of the mate-rials. Slate, copper andclay/concrete roofs canbe expected to lastmore than 50 years.Roofs made of asphalt

shingles shouldlast for about20 years;fiber ce-ment shin-glesshould lastabout 25

years; andwood shakes for about30 years. In regards toroof maintenance, it’simportant to be proac-tive to prevent emer-gency and expensiverepairs. Look for includedamaged or loose shin-gles; gaps in the flash-ing where the roofingand siding meet ventsand flues; and damagedmortar around the chim-ney (especially at thejoints, caps andwashes). If you see anysigns of damage, call aprofessional to repair it. PaintAlthough some aviddecorators may repaintevery six months,homes usually need tobe painted every five to10 years depending onthe content of the paint(its glossiness), its expo-sure to moisture andtraffic. Quality paints areexpected to last up-

wards of 20 years. Exte-rior paint conditionsshould be regularlymonitored in order tocatch problems earlyon. Assessing paint fordirt, mold, cracking,peeling, fading and rust-ing — and repairing im-mediately, usuallythrough simple cleaningmethods such as scrub-bing or power washing— can end up savinghome owners muchmore costly repaintingjobs in the long term.

Remember, thesenumbers are averages,with usage, weather,maintenance and anumber of other factorsinfluencing life ex-pectancy. Chances are,changing trends will dic-tate a shorter life span,as home owners updateand remodel theirhomes.
