For Americans looking toachieve the dream of home-ownership, today’s historicallylow mortgage interest ratesmake this a great time to buy ahome. Currently, 30-year, fixed-rate

mortgage rates are below fivepercent, according to FreddieMac — among the lowest ratesrecorded in 40 years. Asrecently as June 2007, thoserates were around 6.75 per-cent, and they were in the dou-ble-digits a little over 20 yearsago.Why are interest rates so low?

Much of it is due to the recentrecession and its aftermath.With the economy in thedumps, demand for loans fellsharply. At the same time,investors sought safe places fortheir money, moving away fromstocks and towards fixed-returninvestments such as U.S. treas-ury securities and mortgages.Also, the Federal Reserveincreased funds in the financialsystem to keep interest rateslow and to support the mort-gage market. The combinationof weak loan demand and theinflux of funds translated intolow interest rates on mortgagesand other loans. Since mid-2009, the U.S.

economy has gotten better, asseen in improved gross domes-tic product (GDP) numbers andin declining unemploymentrates. Although the economyis still in the early stages of arecovery, the expectation is thatinterest rates will eventuallymove higher. All of this means that now is a

great time for home buyers, butthis opportunity will not last for-ever. As the U.S. economy

rebounds, demand for loanswill rise. When the FederalReserve sees that the economyis in better shape, it will takeaway the additional liquidity ithas injected into the financialmarkets. Investors will moveaway from fixed-income assetssuch as mortgages. All thismeans that interest rates willrise in the not too distantfuture. When interest rates go up, the

effect on monthly paymentscan be dramatic. A $200,000,

30-year, fixed-rate mortgagewith a five percent interest ratehas a monthly payment of$1,074. At six percent themonthly payments increase to$1,199 — an increase of $125a month. Total interest pay-ments over the life of the loanincrease by a whopping$45,165!Home buyers who are waiting

for prices to drop further couldbe making a costly mistake.Using the example above, ifloan rates went up to six per-cent, the home’s price wouldhave to go down 10 percent —to $189,000 — to maintain thesame monthly mortgage pay-

ment. House prices have stabi-lized or even started to inchupwards in many markets, andit is unlikely prices will dropthat much. Low mortgage rates and
