My name is RJ Salerno and I am proud to be a part of the
Century 21 Mike Bowman, Inc. team of which has the
distinct honor of being the Official Real Estate Company
of the Dallas Mavericks.
Some of the career endeavors I am proud to state and stand
as my qualifications, I have served honorably in the United
States Army during the Kuwait conflict of the 1990’s. I
have also been a successful independent business owner
for over 20 years in the industries of Insurance and Real
Estate. In the insurance industry I helped many seniors
achieve their financial goals with the varying insurance products that I provided. I
have served as real estate agent and owner in the past and I am proud to have
served many Sellers and Buyers achieve there next transition of life. I am well
aware of the demands it requires to properly do the job at hand in helping people
walk side by side to accomplish their transition of buying or selling a home. I have
also been a business owner of a local cleaning and restoration company; of which I
was the former owner and founder of ACE Carpet Care until its successful
purchase by Dry Force, LLC. of Grand Prairie, TX.
I have had a love and passion for the real estate industry going back as far as I can
remember…..My primary goal along the way has been to give the people I work
with a resounding satisfaction of a job well done that they’re not accustom to.

wealth of knowledge and understanding to help assist you and your family through

Create a “property positioning statement” to help identify target prospect groups
Provide Realtor staging recommendations
Place the home in the local/regional multiple listing system (MLS) with multiple photographs
Install lockbox if appropriate
Install a for sale sign in the yard if allowed and if appropriate
Place a brochure box on property (if appropriate) stuffed with nicely done information sheets Add property listing on www.Realtor.com, Zillow.com and Trulia.com (premium placement)

Take photographs of exterior views, key rooms, and special features
Create and reproduce a full color property brochure
Create and reproduce mini-brochure cards - 200 of these will be provided to seller
Email color digital flier to a select group of luxury agents
Create a bound property brochure book to include photos and description of home, area information, school info, neighborhood or building covenants and restrictions (or relevant documents), utility costs, property vendor lists, and other information as agreed upon by seller. This property brochure book will be available in the house for prospect review. Additional copies will be available upon request for serious prospects.
Offer twice monthly reports on market activity in the relevant area and price point
Compile follow-up reports for showings
Host a “broker open” event for area agents
Work with seller to create a room-by-room showing guide
Create a digital property brochure on agent’s website with website sign rider on yard sign
Implement additional customized marketing initiatives for the property
Realtor or Realtor’s representative will attend closing

Three percent professional fee paid to selling brokerage firm/agent

Former FSBO CEO sells home the traditional way Founder and former CEO of ForSalebyOwner.com, Colby Sambrotto listed his 2,000 square foot New York condominium on his own through online classified ads and FSBO sites, but after six months, he opted to hire New York broker Jesse Buckler who immediately advised a price change as the listing was not attracting the right buyer. After giving up on the DIY route, Sambrotto’s decision to hire a broker led to attracting multiple offers, closing for $150,000 over the original asking price. The Wall Street Journal reports the listing sold for $2.15 million including a 6% commission.

AGBeat columnist Herman Chan said, “If people want to take a stab at For Sale By Owner (ie FSBO), go for it. But well over 80% of FSBO’s eventually have to list with an real estate agent to get their house sold. It’s harder than it looks!”
NOT A NEW DILEMMA Marlow Harris, Seattle Residential and Investment Consultant at Coldwell Banker Bain Associates told AGBeat, “The ForSaleByOwner.com founder’s dilemma is one we see quite often and is not unusual. Trying to sell your own property yourself or using a discount brokerage, is not the solution for everyone. Unusual properties, properties in the higher price range, these are more difficult to sell and often require specialization.” Harris continues, “We see these choices across the board, from single family homes to huge housing developments. For instance, Vulcan, one of Paul Allen’s companies which has invested heavily in Redfin, does not use Redfin to market their many condominium projects. They use traditional real estate firms such as John L.
