LANDGATE has developed anew Map Viewer using its vaststocks of historical aerial imagesto show how your street ortown looked when it was firstestablished compared to how itlooks today.

The photos provide a pictureof how WA has developed overthe years, with some earlyimages dating back to 1948.

Landgate chief executiveMike Bradford said many peoplewere unaware Landgate had anarchive of historic aerialimagery.

“Images collected over morethan 50 years have beenbrought together in MapViewer,” he said.

“A simple address search

delivers the latest aerialphotographs; users can thenselect from numerous olderimages available on their chosenlocation.

“With a click, users of MapViewer will also be able tocreate a virtual movie of thechanges to where they live, acascade of images transitioningfrom the old to the new.”

He said the free service waseasy to access and navigate.

“More competitive house prices has been amajor factor in this trend. Sellers have had toadjust their prices because of the large number ofproperties for sale in these areas and these morecompetitive house prices are now attractinginvestors back into the market,’’ she said.

“The latest REIWA figures show that in thenorthern coastal areas up to nearly 70 per centof sellers are now discounting their prices whilein Rockingham/Kwinana the figure is more than80 per cent.

“Our company is also finding that moreinvestors are buying properties in these moreaffordable coastal suburbs because propertiesrental returns are now increasing.”

Ms Tucker said that weekly rents in thesecoastal suburbs were showing signs of rising withthe Perth rental vacancy rate falling to 3.4 percent during the September quarter.

“REIWA figures for this period show that theweekly rents in northern coastal suburbs such asPadbury rose by 5.6 per cent and further south inWarnbro, weekly rents jumped by more than 6

per cent over the same period,’’ she said.“In addition, property investors are attracted

to these more affordable coastal suburbs becauseover the longer term they can deliver high ratesof capital growth.

“For example, the suburb of Beldon, with amedian house price of just $440,000, hasachieved an annual increase in the value ofproperties of nearly 13 per cent over the pastdecade while the suburb of Rockingham, with amedian house price of $389,000, has achieved anannual price growth rate of 12.5 per cent overthe same period.”

Ms Tucker said new homes in these affordablesecond-tier coastal suburbs were the bestinvestment option because newer propertiesoffered the maximum tax depreciation benefits.

“Currently, DEPPRO estimates that only asmall minority of property investors claim theirfull tax depreciation benefits by obtaining adepreciation schedule from an authorisedcompany,’’ she said.

“The cost of this tax depreciation schedule canbe as little as $600 (which is fully tax deductible)even though the cash flow benefits it can delivereach year may be several thousand of dollars foreach property.

“However, property investors in WA have toensure that they comply fully with the guidelinesset down by the Australian Taxation Office.”

“Australia’s hunger for fixed-interestrates is well and truly becoming a louderrumble, with demand lifting from a troughof 0.88 per cent of home loan approvals inJanuary 2010 to 10.9 per cent inNovember,” Ms Sheppard said.

“The popularity of these less flexibleproducts offering a set term of steadyminimum repayments increased 3.2percentage points last month, indicatingrising borrower caution and conservatismin the face of higher interest rates andliving costs.”

Ms Sheppard said the value of peace ofmind over repayment level should not beunderestimated; however, choice of homeloan type must always come down toindividual financial circumstances, needsand lifestyle. ■
