WHILE owning your first home is moreattainable now than it was five years ago, buying your dream home near the river oralong the coast may is still no easy task.
The median house price in Perthdropped $50,000 to $420,000 in the yearended December 31.
Housing Industry Association chiefexecutive Chris Lamont said lowermortgage rates and the boost of the firsthomeowners’ scheme had made it moreaffordable for first-home buyers to owntheir own home.
“For would-be first-home buyers, conditions have improved significantly andclearly many Australians are taking up theopportunity to get into home ownership,”
Mr Lamont said.“Previously, a household would have to
be earning in the order of $85,000 toafford a modestly-priced home withoutgoing into severe mortgage stress,” MrLamont said.
According to a federal governmentreport, this figure is now $70,000.
Mr Lamont said the improvement inhousing affordability means that even thoseon a more modest income can nowcontemplate a home of their own.
Prices in Perth’s affluent suburbs mayhave fallen up to 20 per cent over the pastyear, but this represented a fall in currentselling prices and not real values.
According to veteran Western Suburbsagent David Airey, buyers and sellersneeded to distinguish between paperprices and real prices to get a properunderstanding of the blue-chip marketwedged between the river and the sea.
“A better way to measure value trendsis by looking at the resale price of aproperty,’’ he said.
“In other words, did the house increasein price or go backwards between sales?”
Recent analysis by REIWA found that of
the 1266 sales in the Western Suburbs lastyear, only 29 - or about two per cent -recorded a negative resale value.
“This REIWA data also shows that theaverage fall of those which went backwardswas 7 per cent, while the average gain inthose which had positive growth betweensales was a healthy 133 per cent,” Mr Aireysaid.
Wembley recorded the greatestnumber of negative resales, with fiveproperties selling for less than they werepurchased for.
This was followed by Claremont andMosman Park with four negative resaleseach. Cottesloe had three and City Beach,Floreat, Nedlands and Subiaco had twoapiece.
REIWA president Rob Druitt said whilehouse prices in the Western Suburbs haddropped slightly, the demand to live thereremained high.
“If sellers are in no hurry to sell thenprices will remain strong,’’ he said.“However, if unemployment fallout fromthe resources downturn ripples throughthe Western Suburbs then we may seemore people having to downsize.’’ ■

Turnaround comingin social structures
Resale values holding up well
CARMELLE SANDEREditor
Those on moremodest incomes
can now affordto buy a home
Buyers and sellers need to distinguish between paper prices and real prices.
THE social structures of some ofAustralia’s wealthiest suburbs coulddeteriorate as quickly as theirhouse prices, while “underdog”locales become increasinglygentrified.
Dozens of traditionally wealthysuburbs – including Subiaco andFloreat in Perth’s Western Suburbs– have all seen average house pricestopple in the past 12 months, according to sales data compiledfrom property information serviceRP Data.
Demographer Bernard Salt, apartner at KPMG, said the financialcrisis was taking a toll on poshersuburbs – and a new breed ofwealthy residents would surface.
“The ‘oomph’… has been takenout of the top 20 per cent ofincome earners,” Mr Salt said.
“People just don’t have themeans to maintain those expensivelifestyles any more.”
Mr Salt said he expected pricesto continue to fall in affluentsuburbs over the next 12 months.
Louis Christopher, managingdirector of SQM Research, said theupper end of the market was alwaysmore volatile when the economywas suffering.
“I think we can directly attributethe falls to the economicdownturn,” said Mr Christopher, who also heads property researchat Advisor Edge. “When you see arecession, the upper end of themarket tends to be more affected.
“Finance executives have beenhit hard.”
Many homes in posh suburbswere being rented out becauseowners were having trouble selling,he said. “They’ve ended upbecoming reluctant landlords.”
Mr Salt said people such asbanking executives, who havetraditionally populated prestigioussuburbs, would be forced to moveout and workers in high-growthsectors would most likely replacethem.■ Mark Schliebs
While house prices in the Western Suburbs have dropped slightly, the demand to live there remains high.

THIS chic North Perth home was a labourof love for its owners.
“My husband is a builder and he built it,so there’s a lot of love in it,” owner, MrsBlack said.
“We also had a lot of input in the designof the house.”
Everything from waterwise plants to thekitchen sink has been carefully thought out, resulting in a beautiful home with cleanlines, high quality finishes and practicalliving spaces.
Little touches like retractable awnings, tinted windows, shadow-line cornices andcustom made square kitchen sinks havemade a big difference to its style andcomfort.
Interior design is clean cut andcontinuous with pale CaesarStonebenchtops and cream terrazzo floor tilesused in both the kitchen and bathrooms.
Mrs Black said she deliberately keptthings simple, preferring to add touches ofcolour using accessories.
A frosted glass look features on built-inwardrobes in two bedrooms and onfeature windows at the front.
Another prerequisite for the owner wasample storage space.
There is a generous storeroom underthe stairs, and a massive storage roomunder the roof is accessible by aretractable, pull down ladder.
“It's not just about storage, it's aboutpracticality… we tried to maximise everyspace in the house so that it is practical tolive in,” she said.
A standout feature is a rear studio withbathroom, attached to the double garage.
Also at the rear, a covered alfresco areahas timber decking and a Tasmanian oakceiling.
A smaller alfresco area on the north sideallows light into the centre of the house.
Sheoak floorboards that flowthroughout the living area and the stairswere also the owner's handy work.
“My husband takes a lot of pride in hiswork and a lot of love and sweat went intothe floors and the doors of our home,”Mrs Black said. ■

THE garage used to be an insignificant partof the home, somewhere down the end ofthe driveway and more often than not, forone car only.
Fast forward a few decades and thenumber of cars per household has more thandoubled, and then there is room for theboat, the canoe and surf skis.
Double and even triple garages are nowalmost mandatory and on a small houseblock, this can mean a significant portion ofthe house is occupied by garage.
They particularly stand out on narrowblocks where the garage can literally accountfor the whole front of the home.
Therefore, it makes sense to have a nicegarage door.
Enter Designer Garage Doors, a WAcompany which custom-builds garage doorsto complement thearchitecture of a home, ensuring the garage is not aclunky eyesore.
DGD sales and marketingmanager Tim Anscombe saidgarage doors had definitelybecome an importantconsideration in the minds ofhomeowners, particularly forthose building new homes butalso people renovating olderhomes.
“The garage door takes up atleast 30 per cent of the front ofa house, so it is of importanceto people,” Mr Anscombe said. “But it doescome down to the individual, and some takeit more seriously than others. Some peopledo the garage door as an afterthought, whileothers work their fences and other externalfinishes around the garage door.”
DGD works directly with the architects, builders and homeowners to design doorsfor newly designed homes and can also
match historic residences. There is even adesign that looks like an old-fashioned swingcarriage door but conveniently operates byremote control.
On the modern front, Mr Anscombe saidaluminium frames and cedar doors were themost popular, and if you’re a neat and tidytype, the latest look is a garage door you cansee through.
To take the guesswork out of choosingthe right garage door, the design team atDGD will demonstrate on computer exactlyhow it will look.
After taking a photo of the home, differentgarage doors are then superimposed ontothe house so the client can experiment withhundreds of designs, colours and styles.
“The trend is moving towards aluminium
frame doors because you can do a bit morewith them,” Mr Anscombe said.
“But we are prepared to work with justabout anything. If the client gives us an idea ofwhat they want, we’ll then do our best torecreate it.” ■Designer Garage Doors7/15a Success Way WangaraContact: 9303 4599

MADONNA might have started a trendwhen she proudly wore a jacket emblazonedwith Mrs Ritchie in crystals across the back atthe premiere of her husband’s film Snatchback in 2001.
If Madonna had employed EmbroidMe inClaremont to do the embroideryusing the finestquality SwarovskiCrystals, shewouldn't even beable to pick themoff now that hermarriage is over.
EmbroidMe canpersonalise logosand names usingthese stunningcrystals to create aunique gifts for house warmings, pets, lovedones or even yourself.
Aprons, cushions, kitchen mitts, bathtowels, caps and even T-shirts and caps canbe given a touch of sparkle, and SwarovskiCrystals really do sparkle.
“Its application is limited only by your
imagination,” EmbroidMe proprietorElizabeth Bain said. “It can be applied toanything porous, basically anything that theglue can penetrate.”
Elizabeth and husband Graeme first sawthe crystals used asembroidery at a tradeshow in the easternstates and Elizabethknew it was theproduct for them.
“I'm not a 'blingy'person, but when Isaw them I knew I hadto have them for thebusiness,” Elizabethsaid.
“It is a uniqueservice and Swarovski is the top of the range.
“When we decided to go ahead we knewwe were not going to compromise withcheaper crystals.”
There are 35 EmbroidMe stores inAustralia and the Swarovski Crystals areexclusive to the Claremont store.
