Dear Residents,

Good afternoon and hope you are enjoying your summer!

It has come to our attention that we have had some ‘uninvited guests' at our pool this year. We need your help.

We have had reports of people hopping the fence, people leaving the gate open and strangers walking into the pool area.

Entering the pool area without a fob is considered TRESPASSING!

We are asking all residents to take your cell phones to the pool and call Courtesy Patrol Specialists (855-775-4222) or the police if

patrol is not on duty, should you witness anyone jumping the fence or if you strongly suspect a person might be trespassing. This

includes residents that no longer live in Aliso Villas that are still using the pool without being invited by an 'accompanying' current-

resident. Residents of Aliso Villas #2 DOES NOT SHARE OUR POOL!

Please be prepared to provide proof of residence here in Aliso Villas should you be approached by a our security patrol officer,

Courtesy Patrol Specialists, Joe or association official such as our AVHOA Community Manager, Jamie Hackwith with Amber Prop-

erty Management or a current Board Member.

It is important to understand that these restrictions must be enforced due to our community insurance policy requirements and

obvious local and state safety regulations.

Also, smoking is strictly prohibited inside the pool area or in the proximity of the pool common areas.

The pool gate should remain closed and locked at all times. Current residents may only enter the pool complex with a FOB or if

they are accompanied by a current resident with a FOB. Please note that the current resident in possession of the FOB is the re-

sponsible party for the guests they are allowing access to the pool. Please do not give anyone access to the pool if they are not

your guest and do NOT loan your pool FOB to anyone.

The Life Ring and pole hanging on the side of

the pool by the TOT WADER are NOT toys.

These are life saving devices if needed as there

is NO life guard at the pool. By playing with

the life ring and hook, they may not be available

when they are desperately needed. Please

obey the pool rules and NO NOT PLAY with

these devices. If caught, you may have your

pool privileges suspended for the remainder of

the year.

Landlords within an HOA are responsible for ensuring that their tenants play by the association’s rules. To prevent rule viola-tions, be sure to provide written copies of all HOA policies and

rules, and be sure your lease agreement is in writing and adheres to the HOA’s governing documents. If your tenant does violate a policy or rule, you will need to remedy the situation using resources available to you in your lease agreement. If the violation results in fines, it is up to you to pay the HOA and then be reimbursed by your tenant. And be aware that if you are unable to correct the issue, your HOA may pursue appropriate legal action against you. Renter responsibilities Renters’ rights are protected under the Fair Housing Act as well as state landlord-tenant laws. Rules or policies that violate any rights protected by state or federal law are not legal and cannot be enforced. That said, renters do have a responsibility to live up to the lease agreement they signed—which should require compliance with all association governing documents—as well as local and

federal laws. LANDLORDS—-EDUCATE YOUR TENANTS

Aliso Villas Pool: Is open from 9AM—9PM—Memorial Day to Labor Day to our residents and their guests. Please read and obey all posted rules for your safety and others. When you are at the pool and our security guard, Joe, (or any one in management) asks to see your pool fob, please cooper-ate. He has a job to do and making sure the people in the pool belong there is part of his job. Yes, he knows most of the long time homeowners and residents, but he still has a job to do, so please comply.

GUEST PARKING: Residents are reminded that park-

ing in the guest parking areas is prohibited. These areas are only to be used by non-resident guests. Furthermore, please be advised that guests cannot park pick-up trucks or vehicles that display a truck license plate in guest parking when visiting. These vehicles MUST be parked on the city street. Resi-dent parking in Guest parking will be towed at the owners expense. All vehicles must be parked facing the correct direction.

ALL VEHICLES PARKING IN ALISO VILLAS MUST HAVE CURRENT REGISTRATION, LICENSE PLATES

MUST BE DISPLAYED CORRECTLY.

MAIL BOX KEYS: The HOA nor Amber Management

have mailbox keys. If you are missing your mailbox keys, you may call a locksmith to drill out and install a new lock at your own expense. If damages occure, you will be re-sponsible. The mail person must be able to get into the box from the back to distribute the mail, please do not do anything that may hamper their job delivering the mail.

CLOSING GARAGE DOORS: It has been and continues

to be an ongoing issue here, residents do not close their

garage doors. The rule book states you are only to have

the garage door open for entering or exiting your garage.

This is a safety issue, your open garage for 2 of the units in

your building is direct access to those two units. IF per-

chance someone were to enter either one with the intent to

do damage, the entire building could easily be affected. If

you have a neighbor that does not close their garage door,

please do everyone a favor and ask them to please close

their garage door. Not only can someone enter, so can

rodents, and once inside the building, they can get inside

the walls into EACH unit. PLEASE comply with the rule

to keep your garage door closed.

OFF SITE OWNERS, instruct your tenants to keep their

garage doors closed per the rules and for their health and

safety. Fines may be levied against your assessment ac-

count

FIRE LANES: Residents are reminded that the drive-

way to and behind all garages are posted fire lanes.

These areas must be kept clear of vehicles at all times.

As a safety concern for emergency access, residents are

urged to call Coastal Towing (949-380-7796) when vehi-

cles are parked in blocking entrance to garages.

Aliso Villas HOA maintains a cruise account with Coastal

Towing to cruise our driveways and cul de sacs 24/7 and

any vehicle found in violation of the fire lane policy will be

towed immediately at the owners expense.

TOWING FROM YOUR ASSIGNED PARKING STALL

(SPACE TOW): If an uninvited person has parked in your

assigned parking stall, call Coastal Towing at

949-380-7796 and have them towed, at their own expense.

To do this, you must present proof of residency associated

with the parking stall. (Anything showing your address) to

the tow truck driver prior to the tow.

The HOA will not get involved with this issue.

ARCHITECTURAL INFORMATION All owners and/or residents considering any EXTERIOR

alterations, modifications or changes, are required to obtain

approval from the Architectural Control Committee (ACC)

prior to commencement of work.

This would include, but not limited to the following; security

doors, patio covers, light fixtures, deck gates, landscaping,

central air conditioners, etc. ANY ITEM ON THE

EXTERIOR OF A BUILDING.

Any exterior alterations not approved by the ACC, will

result in a hearing before the Board of Directors and

possible fines assessed due to non-compliance of the ACC

guidelines and required to remove the changes.

NOTICE TO ALL RESIDENTS— 4’ WHEEL STOPS WILL BE

INSTALLED IN EACH PARKING STALL DURING THE WEEK OF

OCT. 15-18. THIS PROJECT WILL TAKE APPROX. 4 DAYS TO

COMPLETE. WATCH FOR

NOTICES—YOU MUST MOVE YOUR VEHICLE SO THIS CAN BE

DONE—IF YOU DO NOT MOVE, YOUR VEHICLE MAY BE

TOWED AT YOUR EXPENSE.

WHILE ON GARAGE DOORS: I recently received a

demanding email from a homeowner saying he needed

his garage door fixed, it would not stay open. He was

apparently unaware that the hardware for your garage

door belongs to the Homeowner, the HOA only maintains

the garage door itself. (And YES, we ARE looking at re-

placing all wood garage doors with metal roll ups in the

next 1-2 years.)

Roofs have been the boards top priority and with only 11

more flat roofs to go, we are almost there!

Do you use your garage for parking per the HOA

Rules?

Clean out those garages and use them per the

CC&R’s. If everyone used their garage for parking,

there would be plenty of parking for everyone!

Residents dumping unwanted items in the common area. If

you know the address of anyone doing this, please report it

to Management, your name will remain confidential. Mat-

tresses, kids furniture, old TV’s, clothes, and desks are

among the items we find. These items are most often found

at the end and/or beginning of each month when tenants

move in or out. OFF SITE OWNERS: make sure your

tenants know to call bulky item to have these items removed

without costing the HOA!

Recently (NOT IN OUR HOA) a 13-year-old boy died when a board used to prop open a garage door gave way and the door came down on his neck. The 13 year old was playing with his skateboard when the two-by-four propped under the garage door to keep it open, dislodged about 11 a.m. Thursday and he became pinned under the door.

Police said the 13 year old was trapped for as long as 15 minutes before a relative found him on the floor of the garage.

He was taken to the hospital and pronounced dead a short time later.

"The springs were old and needed to be replaced and would no longer hold the garage door open".

Don’t wait until the springs on your garage door get so old and worn out that they no longer can hold open the door, re-place them before they create a horrible accident.

The hardware on your garage door is the responsibility of the homeowner, please don’t let what happened above happen here! If your door is not staying open or is not staying as wide open, check the springs, you need to replace them now.

Though this was not in our community, there ARE residents that do prop open their garage doors the same way and creating a very dangerous situation for anyone happening to be in the area when that door happens to close.

Replace the springs on your garage door if you are doing the above to keep the door open. It’s time for new springs!

ATTENTION OFFSITE OWNERS: To prevent unnecessary violations and fines against your account, PLEASE educate

your tenants about the rules of the HOA. Your tenants are expected to comply with the rules just as ALL residents

are required to comply.
