Welcome to the first edition for 2017! This issue, there is a massive focus on water in the Green Scene section. As many of you know,

water is a scarce commodity and in view of the nationwide droughts we’ve endured over the last few months, Growthpoint is more committed than ever to this cause. We’ve implemented water saving initiatives throughout our buildings, office parks and retail centres.

We have had a number of important announcements, including our launch into Central and Eastern Europe and our second group of Greenovate Awards winners. Don’t forget that there are only a few months left before the Operation Destination winners are announced! During 2016, dam levels reached all-time lows and severe restrictions kicked in all over the country. To address this problem, we decided

to benchmark every office building in our portfolio – in terms of water use efficiency. Using a series of algorithms, in conjunction with building performance parameters (such as GLA, water consumption, location and occupation density), we were able to determine which buildings needed assistance with water saving initiatives.

In total, more than 93 buildings were audited and proactively targeted for water saving initiatives. These buildings, combined with others in our portfolio, managed to save in excess of 24 million litres of water every month. This equates to 660 household’s water consumption every month or the filling of 10 Olympic-sized swimming pools.

We will continue to look at other ways of recycling and saving water throughout our Office, Industrial and Retail portfolios.

PLUS 94, one of South Africa’s leading market research companies, was established in 1998 by Sifiso Falala (the CEO, pictured) and his partner, Tirhani Mabunda. The company was created in

order to fill the demand for quantitative and qualitative research in the advertising and marketing fields. Since then, the company have grown exponentially and now have offices in Johannesburg, Cape Town and Durban. PLUS 94 is a 97% black owned and the company prides itself on being a mirror image of the demographics of South Africa’s population.

PLUS 94 have been a client of ours since August 2003, and occupies office space in Pencarrow Office park, situated in the La Lucia Ridge precinct. This area is regarded as one of the prime office nodes in Durban, being in close proximity to Gateway Shopping Centre and various public transport.

The company’s major clients include Standard Bank and the Airports Company of South Africa. They have three permanent staff in Durban who are supported at any given time by up to two hundred freelance staff. PLUS 94’s commercial performance, social relevance and progressive thinking have earned them a reputable position in the South African business sector, and we are proud to be a part of their successful growth and expansion.

Construction of a R150-million office block was undertaken in 2003, on Site C1 of the old power-station site located in Cape Town’s prime Foreshore precinct.

The extraordinary building of granite, glass and aluminium design, was conceptualized by SK Architects. The development, now known as ENS House, is a prestigious fourteen-storey wedge-shaped building and provides around 15 000m² of A- grade office accommodation and about 2 000m² of ground floor retail accommodation. Original anchor client, legal firm ENS, have grown significantly over time and now occupy the entire office component. The majority of the retail component houses DHL’s ever-busy courier business. The magnificent development stands adjacent to the Cullinan Hotel and the Investec building (also Growthpoint owned) and faces the Cape Town International Convention Centre.

Site B which is located immediately between ENS House and the Investec building was recently acquired by Growthpoint and an exciting mixed-use development is planned on the site.

Cape Town CBD has defined boundaries with Table Mountain to the South and the sea to the North. The city has fairly limited scope to grow

and remains one of the few places in South Africa, where the commercial hub has remained in the city. Of the available office space in Cape Town and surrounds, approximately half – 1million m² is situated in the CBD. The other half is situated in the other major commercial nodes which include, the Waterfront, Century City, the Northern and Southern suburbs.

This concentration of commercial office space in the CBD is mirrored in the Growthpoint Office portfolio – of the 382 000 sqm² of office space owned by us in the Cape ,150 000 sqm² is situated in the CBD.

The Cape Town City Improvement District is particularly active in the city and besides dealing with the social issues of crime, pollution and poverty in the area, they do a significant amount of marketing for the city. This is clearly reaping rewards, as the area enjoys ever-increasing numbers of tourists and international visitors, and night life in areas such as Bree street is active and includes initiatives and cultural experiences that are attended by predominantly families – around 70%.

The interest in the CBD influences the demand for residential homes, and the growth of residential conversions (of generally older buildings) from commercial to residential spaces. As a result, this has reduced the supply of office space in the CBD. While the national average of office vacancies exceeds 10%, in Cape Town this vacancy percentage is nearer to 7,7 % for A and P grade space in the Cape Town CBD.

Opportunities for new developments do exist in the CBD; though they are often not easy to implement and factors such as Heritage overlay zones can create significant doubt about development rights, often resulting in long gestation periods. The city administrators continue to support investment and development in the area and encourage densification and tall buildings in the ‘financial district’ of the city, including the foreshore.

We were fortunate enough to successfully bid at an auction for one of the last remaining sites on the Cape Foreshore – Site B. It comes with 17 500m2 of existing bulk and is situated between two of our existing buildings. This area will be developed shortly.

Hot off the heels of Black Friday in November, was the mayhem and madness of the festive season. As expected, some of our malls did

tremendously well, in terms of growth in sales. Turnover at the 66, 000m²regional shopping centre, Vaal Maal, grew by a

whopping 25% for December 2016, which shows that the recent 15,000m² extension delivered in both visits and sales.

Turnover at the 46,594m² Greenacres shopping centre in Port Elizabeth, which also recently underwent a major revamp and extension, grew by over 10% during the same period.

Our 14,708m² Gardens Centre in Cape Town, saw its turnover grow by the same figure. This is an impressive result and in keeping with the significant growth and popularity of smaller centres across the country in 2016.

Some of our small regional centres performed reasonably well, achieving above 7% growth mark. These included the 38,951m² Paarl Mall in the Western Cape and the 33,590m² Golden Acres shopping centre in Cape Town. The 37,310m² La Lucia Mall in Durban also achieved similar growth numbers during December.

Paula Abdul and The Big Bang Theory’s Mayim Bialik have joined Nobel Prize laureates, international sports stars, a US vice-presidential

candidate and all Jews, have united in over 1000 cities across the globe for The Shabbat Project. The concept is simple: Jews of all walks of life, from across the spectrum, young and old, from all corners of the world – unite to experience one full Shabbat together. The Shabbat Project was introduced in South Africa in 2013 by Chief Rabbi Warren Goldstein (from Pretoria), and later, the international Shabbat Project was born. The tagline of the Shabbat Project, ‘Keeping it together,’ encapsulates the twin ideals of the initiative – unity and wellbeing.

To support this project, Brooklyn Mall became a ‘Partner in Pretoria’. The mall added the Shabbat Project posters to the touch screens in the centre, bringing an awareness, not only to the Jewish community but to the broader Pretoria community too. They also promoted the campaign on social media and through in-centre advertising mediums (with an estimated rand value of R50,000). In addition, the mall sponsored R2,500 gift cards (these were exchanged for R200 Woolworths vouchers), which were utilised for the grocery shopping for the Shabbat Suppers in Pretoria. We are proud to be a part of this fantastic community-building project.

expansion and upgrade of several of its existing brands, it also

welcomed several new clients.

The R420 million revamp and expansion of Vaal Mall in Vanderbijlpark is now completed. Some 15,000m² was added to the centre, increasing

its size to 66,000m² and ensuring it remains the preferred and dominant regional shopping centre destination in the greater Vaal area.

With the expansion, Vaal Mall not only saw the expansion and upgrade of several of its existing brands, it also welcomed several new clients. These include exciting new restaurants, fashion retailers and a seven cinema Ster-Kinekor complex – with one being a Cinema Prestige.

Major anchor clients include Pick ‘n Pay, Woolworths, Edgars and Game and with the addition of the new three-level parking deck, there is ample parking for over 3000 cars.

On Saturday, 21 January 2017, The Sharks hosted their ever-popular

Sharks Fun Day at Growthpoint KINGS PARK. A mid-morning of fun and family entertainment was on offer for the entire family with the entire Cell C Sharks squad in attendance.

A crowd of over 5000 supporters attended the event, with fans interacting and challenging their favourite players during a round of touch rugby, amongst other activities. Entry to The Sharks Fun Day was free – a great way to thank the fans for their loyal support. The turnout was excellent and is testament to the support the Cell C Sharks receive from the community.

Joost was a warrior and represented our country with distinction on the

international circuit. He was one of our greatest players, and unfortunately recently passed away from Motor Neurone Disease. Gary Teichmann, The Sharks CEO was fortunate to have played with and known Joost and expressed his condolences to the family.

In November 2016, we celebrated the graduation of the eight small businesses through Property Point’s partnership with Attacq.

The companies that graduated are: In Coatings owned by Sipho Mbatha; Zehlile Engineering & Projects owned by Zenzele Sibanda; Kapcor Construction owned by Caroll Masevhe; Sandwind Coatings owned by Sibongile Shikwambana; Oakantswe Construction & Projects owned by Tebogo Moloi; Kopano ke Lesedi Landscaping owned by Linah Mogale; Ndivhuwo Mavuko Trading & Projects owned by Ndivhu Lefosa; Invelaphi Engineering owned by Gilbert Ovana and Frans Mutola.

Their success was celebrated at a graduation ceremony held in Waterfall Estate where Morné Wilken, CEO of Attacq, congratulated the companies on graduating and commended the entrepreneurs on their significant achievements.

The eight Attacq Property Point incubation companies generated R57,2 million in total revenue, reported a median annual revenue growth rate of 35.8%, were awarded R30 million in contract value (after being actively involved in the programme) and created 65 full-time jobs.

For its outstanding performance, Sandwind Coatings was awarded R70, 000 by Attacq for its business. Runners-up each won R25,000 for their businesses.

Keynote speaker at the graduation ceremony was Jo-Ann Strauss, the popular former Miss South Africa, media entrepreneur. Strauss shared her own entrepreneurship journey and praised Property Point for its positive impacts and encouraged graduates to never stop learning.

We recently supported the ASHA Trust, a training service provider of Early Childhood Development support programmes for home-

based crèches. Fourteen women based in Thokoza (Johannesburg), participated in a foundational ECD skills development programme. This is designed to provide basic knowledge and understanding of the early childhood education framework in South Africa.

In November, we attended the certification ceremony of these 14 practitioners, with one of them sharing their story: “We now know that we are just not caregivers but developers. We have grown through all the modules. We persevered and did not close our centres. Children don’t learn through sleep; they learn through play.”

growsmart�s expansion & success

This is our second year for the Maths and Science competitions. There will be a total of 306 participating teams in the Maths, Science and

Literacy competitions. We are also expecting 240 story book submissions for our story writing competition.

The Growsmart launch took place on 3 February and recorded its highest attendance so far. The competition format was explained to the participating schools and they received their Practice edition and 1st Edition newspapers. The practice edition is used to identify the competing teams from grade 4-6, and the first edition gets used for the competition and is studied by the learners.

The competitions will start in May and will be taking place in the new venue, President High school situated in Richmond Estate,

Goodwood. This is an exciting move for the competition and will enable us to host all of the competitions on one premises. This school will play host to 60 school teams or 180 learners a day.

2 Encryption In early 2016, Apple and the FBI got into a legal showdown

over an encrypted iPhone. Since then, encryption technology—which allows consumers and companies to secure their data and devices—has grown ever more popular, especially within corporates. The New York Times, for instance, is now accepting news tips via the encrypted app Signal, while most websites encrypt their content in order to guard their web communications.

3 Artificial Intelligence AI is already showing its awesome potential in tools like Google

4 Snapchat & Apple Last year, Snapchat continued rapid growth among millennials while

preserving its cool cachet with new features. Apple unfortunately lost its sparkle as its investors worry that new plugs are stale and its product pipeline is dry. This pattern looks to continue this year.

5 Tech vs. TrumpTrump and top tech executives reached a truce last December, meeting

for a photo-op in Trump tower amid public proclamations the relationship would be productive. But the look on the face of Apple CEO Tim Cook during the meeting is probably reflective of what the future has in store.
