DIRECTIONS From the M54 Junction 7 proceed south along the minor road towards Little Wenlock and The Wrekin. After two miles turn right at the T-junction. Pass the public carpark on the left. The entrance to an old county track/road (Hatch Lane) is marked on the left by a brand new galvanised barrier with horse access and kissing gate. Visitors to the wood must park leaving access to all these clear. Visitors may walk along the county road/track – which still has a tarmac surface intact – and access to the woodland is easy to the left of this track. The purchaser of Maddock’s Hill Wood and Quarry will be given the combination code/key in order to open the barrier and gain access leaving the track clear for other properties up Hatch Lane. DESCRIPTION Maddock’s Hill Wood and Quarry forms part of a large, mainly native broadleaved woodland that clothes The Wrekin and its associated foothills just to the east of the Shropshire Plain. These woodlands have all been managed for many thousands of years for fuel and timber to supply some of the oldest mineral working areas in the world. Indeed, Ironbridge “the birthplace of industry” is just 4 miles away. As such it is quite likely this woodland and all its neighbours may well have been an early source of fuel before coal became the fuel of choice. Maddock’s Hill Wood is designated by Natural England as Ancient and Semi-natural Woodland (ASNW) as shown on the Forestry Commission’s Land Information Search map. This designation indicates the land has been under continuous tree cover since at least 1600 AD.

This is clear from the profusion of bluebells, dogs mercury and wild garlic visible under a canopy dominated largely by oak, lime, ash and hazel. Purchasers with an interest in small scale timber harvesting will delight in the quality of the oak standard scattered throughout the wood. Part of the wood is also designated by Natural England as a Site of Special Scientific Interest (SSSI). The quarry, which forms the eastern edge of the wood, is quite a deep cut into the hill. Previously known as Ercall Quarry this was active until 1981 when nature was then allowed to take over. Since then an interesting mix of plant and tree species has recolonised the bottom of the quarry leaving the rock faces exposed as a habitat for mosses and lichens. This part of Maddock’s Hill Wood is a fascinating place for those interested in rock formations and how nature re-clothes areas that have been exploited by human activity. Access to the woodland is easy off the old county trackway. This still has a tarmac surface that remains relatively intact. Further access into the wood can be gained along the footpath that heads northward towards The Wrekin golf course. As the path gains height and passes along the golf course boundary wonderful views of the surrounding area open up. It is also possible to approach the edge of the quarry faces from this path. Visitors to the wood should be aware that serious injury could result from approaching these edges and we advise visitors to take particular care. Similarly, if approaching the quarry faces from inside the quarry visitors should remain vigilant for falling rocks. There is a current felling licence in place until 2020 for thinning purposes with no replanting obligation. This licence excludes a small area of SSSI dating back to the 1960s.

MADDOCK’S HILL WOOD AND QUARRY TAXATION After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax. Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
