Auctions allow the buyers to set the market value with what they believe the property is worth. Auctions are usually the fairest system to allow the market to set the value, which often surprises the seller
If you plan to buy property in the future, chances are
you’ll be doing it at auction. If you want to bid with
confi dence, it pays to be prepared.
For many of us, our only experience of auctions is bidding on a signed footy jersey at a charity event or buying an
item of clothing from eBay. But if the sellers of your dream home choose to offer their property at auction, there’s a chance you will have to make the biggest purchase of your life through the bidding process. Of course, attending and potentially buying a house at an auction needn’t be daunting and, with a little homework, there’s a good chance you may even score a better deal than you would have if the house was sold by private treaty.
An auctioneer of six years’ experience and the Real Estate Institute of Australia’s Australasian Auctioneering Champion, Jason Andrew, says potential buyers should always prepare themselves by going to auctions and watching the process. “[To explain why this is important] I use this analogy. You go to the circus and see a man juggling chainsaws, you go up and ask how did you get so good at it and the juggler says you start practice
juggling with the chainsaws when they are turned off,”
says Jason. “See as many auctions as you can, get used to the process and ask the agent and the auctioneers as many
questions as you can.”
For buyers and sellers, auctions can be a great benchmark for property prices and, particularly when the market is volatile, auctions can come into their own, provided the involved parties have realistic expectations of what a good price is.
Michael Davoren has 30 years’ experience as an auctioneer and is the former president of the Real Estate Institute of Australia and the Real Estate Institute of Queensland. He says now is a good time to buy or sell at auction, or at least to study the auction results to get a guide for prices.
“The market is very volatile at the moment and people are struggling to put prices on properties,” he says. “Auctions allow the buyers to set the market value with what they believe the property is worth. Often this is a fair price. It also eliminates the scenario of a seller putting a high price on the property and scaring away potential, serious buyers,
or the seller putting too low of a price and losing out completely.”

Conditions in the current property market on the Sunshine Coast would suggest it is likely we will see an increase in the proportion of properties being sold this

How auctions workBefore the auction, the seller will set a reserve price. Once the bidding meets the reserve, the house will be sold to the highest bidder. If the bidding does not reach the reserve, the highest bidder can negotiate with the vendor to pay an agreed-upon amount. If the buyer and seller cannot come to an agreement on the price, the house will be passed in.
Have your fi nances in orderBefore the auction, set a budget and a maximum price that you will stick to. It’s easy to get excited and forget your budget. The winning bidder will need to sign the contract and pay the holding deposit. This deposit is usually around 10 per cent of the purchase price, so organise your fi nances before the auction. Traditionally, you will need to settle the remaining amount within 30 days of the auction. Ensure you have seen and approved the terms and conditions of the property – if you have the winning bid, you are committing to abiding by these terms and conditions.
Research Go to plenty of auctions before actively participating in one. Don’t be afraid to chat to the real estate agent and request a copy of the contract, including condition report, existing tenancy agreements (if any) and rates before the auction. Inspect the property and plenty of others so you can better make a decision on a fair price for the property you want.
Vendor, dummy and co-owner bidsA vendor bid occurs when the auctioneer places a bid on behalf of the seller with a view to assisting the property reach its reserve price. Vendor bidding can be done only by the auctioneer or another legally permitted person and should be declared as part of this auction’s process before the auction begins. Dummy bidding is just false bids made by non-genuine crowd members. They have no intention of buying the property and are there purely to infl ate the price. Dummy bidding is illegal. A co-owner is a person who has a fi nancial share in the property, such as a divorced spouse, who wishes to buy out the other owners. Co-owner bids cannot be made through the auctioneer and are not announced during the auction. However, co-owner bids are declared in the rules set out before the auction starts.
How are auctions regulated?The Real Estate Institute of Queensland has guidelines detailing the code of practice for this state’s auction industry and are designed to protect both the buyer and seller.
Tips for new bidders at a real estate auctionIf you are intending to buy a property through auction, here are four key tips that will help you through the process. Seek help if needed – if you do not feel comfortable bidding yourself, get a professional or experienced bidder to do the bidding for you. Bring photo ID – you will need to bring photo ID with you to register as a bidder. Make yourself known – introduce yourself beforehand to the agent and auctioneer. This way, they will know to keep an eye out for you. Pest and building inspections – get any pest and building inspections done before the auction, because if you are successful, you will need to sign the contract on the day of the auction.

Jason says he is already noticing a steady increase in the number of auctions. “We’re starting to see auctions build up a slow momentum,” he says. “More and more agents are encouraging sellers to consider auctions. I think this is also connected to the agents and sellers being more educated about the whole auction process.
“One of the biggest misconceptions we face is that most people think auctions are reserved to unique properties or million-dollar properties. That’s not entirely true – we like to say anyproperty is an auction property. Auctions are about competition and the key is to get the most people there to compete to buy it and also bring the price up.”
Jason adds, “Considering the majority of Australia’s population are within the $0 to $600,000 price bracket, properties within this price bracket tend to do better at auction as they have more competition.
“We are also noticing more and more in-room multi auctions, particularly on the Sunshine Coast. We fi nd these can be very successful as they are in a controlled environment where it’s all about selling. There are fewer stickybeaks and we fi nd more and more serious sellers come from far and wide with the one mindset of buying.”

For buyers, understanding the protocol and regulations governing auctions is important to ensure you are in a position to bid on the house you want to buy. Being prepared means ensuring as much of the typical groundwork when buying a property – such as building and pest inspections and loan pre-approvals – has been completed before you turn up at the auction. But there are other things to consider before attending the auction, Michael says. “Buyers should check out the auctioneer by looking at other auctions they are holding, to see them in action – see how he or she performs and works,” he says. “Don’t be frightened to approach the auctioneers and [selling] agent prior to the auction, get familiar with them. Introduce yourself and your intentions.

“Ask the agent prior to the auction the conditions of the property, as the conditions can vary from property to property,” he adds. “In some instances, it’s also possible for you to negotiate with the seller on the conditions.”
Those conditions Michael refers to are key to ensuring you are in a position to purchase the house in the event your bid ends up being accepted by the owner.
Before the auction, he says, you must be in a position to put a 10 per cent deposit down “at the bang of the hammer” and then ensure you can pay the balance of the amount in 30 days, to settle – basically, you must have pre-approval for a loan based on what you are able to or are prepared to pay for the property. “Traditionally, you can’t make it subject to fi nance, building and pest [inspection] after auction,” Michael says.
When selling your property at auction, choosing the right agent is key. A good agent will market your property effectively and advise you on a reasonable reserve price. “Don’t leave any stone unturned when it comes to marketing your property,” Jason adds.
Michael agrees. “There is no point in putting your property up for auction if the agent doesn’t market it properly,” he says. “You need to let people view it prior and get some solid leads leading up to the auction. You also need to choose the right agent – they do all the work
before the auction. I cannot stress how much the marketing of the property is so important as this will assist in getting a reasonable reserve price. The agent’s role is critical.”
While it may not be possible to savour the occasion as you stand in front of the auctioneer deciding whether to raise your hand one last time or whether your bid will be topped before the hammer comes down, Andrew says there are a lot of positives about buying at auction if you go in with the right frame of mind and are well prepared. “Have a strategy. Know what you do and what you want,” he says. “Make the opening bid, so you show your cards early and dictate the momentum. Do so with confi dence so you lead the charge but also lead the price where you want it.
“And most of all enjoy the experience.” Preferably as you crack open a bottle of champagne to celebrate your purchase.

Henzells Agency held its March in-room auctions at Monaco in Caloundra last Friday morning, with 12 properties offered for sale. Auctioneer Jason Andrew took centre stage in front of a crowd of around 75 people, and healthy bidding combined with some skilful negotiating led to six out of 12 properties being snapped up by keen buyers. Henzells Agency sales manager Jason Jaeger says the sales team is enjoying great results at present. “The consistency and hard work they have put in is really paying off for the sellers,” he says. “We sold two properties prior to auction and three on the day, plus another went under contract just after.”

Every Australian man believes his home is his castle, but only one local can claim his

Bernd Benecke (alias King Bernadus) had a vision for Sunshine Castle at Bli Bli a decade ago when he bought Australia’s only Norman-style castle for $900,000, transforming it into a multimillion-dollar business and one of the only tourist attractions of its kind in Australia, luring up to a thousand visitors a day. The decision to sell now is bittersweet for the Swiss-born historical collector.
“From the beginning we had a strategy and now we have new plans to create something really new here on the Coast to do with kids and a model railway,” Bernd explains. “I feel sad, well no, I don’t feel sad
actually because I am pretty adamant that someone will carry on what we have done and we think it’ll probably be someone from overseas buying it.”
Sunshine Castle has undergone major changes since it was fi rst built by a Scotsman in 1972 to exhibit fairytale and doll collections. In the past fi ve years, Bernd and his daughter Birte Benecke-Uhrig and son-in-law Stephan Uhrig have invested more than $2 million in the property, more than doubling the size of the stone fortress. The venue now includes an 80-seat great hall for feasting, commercial kitchen, 24-metre lookout tower, 88-car visitor parking facility, cafe, retail shop, children’s play area, dungeon,

choosing neutral colours for their benchtops, and brightening things up with a fruit bowl or a designer vase,” he says. “A lot of people don’t spend more than fi ve years in a house, whereas the stone will last more than 20 years, and this sort of colour scheme doesn’t date.
“A natural stone benchtop also adds resale value to the house. We’ve done some jobs where all we’ve done is replace a bright Laminex benchtop for a black granite one, and it makes the old kitchen look like a million dollars.”

A local couple has recently refurbished their kitchen with a new natural stone benchtop from local company
Mirror Stone. Sales manager Phill Duckworth says the clients wanted to modernise their kitchen and give it a sleek, classic feel.
“Firstly they’ve taken out the high-top bench to create a more open-plan feel,” Phill says. “There’s also an under-mount sink in the kitchen, which helps to streamline the look, and a grooved drainer board built into the benchtop, which adds visual appeal.”
The benchtops are 20-millimetre natural stone with a 60-millimetre mitred-edge dropface, which Phill says is popular because it gives the effect of a thick slab of stone. The client has also used the same stone as a splashback, and then fi nished off the kitchen with white 2-pac cupboard doors and stylish chrome handles. Phill says a natural, understated look like this is what people are going for in their kitchens at the moment.
