    Special Update

have heard of April Showers, butnough is enough already.

Well its not if you were affected by all theecent flooding, but rather to what degree.

Where you one of the lucky ones simplyealing with longer than normal commutes,r you where one of those unlucky enougho have completely flooded out? Either wayne of the two was sure to have impactedou as of late. Since so many of us whereirectly impacted and we have been flooded

with calls, no pun intended, I thought it besto do a quick FAQs section.

Where do you start?Establish how much water you

ave taken on, and see if you can isolatehe source. Never go into a basement orrawlspace if the water has gotten abovelectrical outlets or into equipment that

may have live electricity. Ensure that theower is turned OFF before venturing intohe affected area. Be sure to take plenty ofhotos if you wish to make any insurancelaims.

Once you are sure it is safe youan begin by pumping water out. Do sosing a water pump from a local hardwaretore. You could also rent one fromarger stores, depending on availability ofourse. Be sure to establish if the pump isubmersible or not, some go into the waterthers do not.

    Removing damaged goods andquipment:

If it got wet chances are it gotrashed. Sorry to say, but most items will

eed to be removed and replaced. In themajority of cases it is easier to just cut yourosses and start over. The amount of effort

some things take to clean and restore dodont make up for their value. Especially, with mold being able to form so quickly.

All drywall and particle boardwill need to be removed. When watercomes into contact with drywall it createsthe perfect storm for creating mold veryquickly. When replacing affecting buildingmaterials look for ones designed to handlewater or moisture. Typically you can buywood and sheet rock designed to handlemoisture at local retailers.

What does Mold look like, andwhat should I know? This area can be a little trickier but

here are a few quick things to know. One,is that mold can begin forming in as little as24-48 hours. Mold seeks warmth, moisture, and food. The exact environments we areleft with in this area after flooding occurs. This is why the when in doubt throw it outrule is so important in flooding cases.

Mold can not simply be treatedor stopped by running drying fans anddehumidifiers despite popular belief. Theydo assist in removing the element of

moisture, but to not stop what has alreadyformed. They also have a tendency tointroduce the mold spores into the air

tream by recirculating indoor air with highowered fans.

What you need to do is focusn removing water damaged goods and

materials, as well as filtering your air as bestou can. We are using Guardian Air RGFamps to ensure we are killing airborne moldpores, as well as filtering the damp mustymells associated. This along with higher

uality media or electronic air cleaners asroven effective in this scenario. With our

most recent equipment changes we haveeen adding both options to all sceneries

where this took place. The adverse healthffects associated with skimping on airreatment as well as building materials justoesnt seem to make sense in my mind.

What equipment is covered andwhat has to be replaced?

Well the brief and to the pointnswer is really nothing is covered, and

verything should be replaced. Accordingo GAMA water heaters, and certainppliances should absolutely be replaced.

The manufacturers do not cover floodamaged parts under product warranties.

Unfortunately, these costs are all on youo cover, so be sure to check with yournsurance when making flood claims.

Typically, we stand by the facthat hot water heaters absolutely need beeplaced, and boilers, furnaces, air handlers, ould be potentially salvaged with the rightarts. All depending on the amount of waterhe equipment was subject to. In the case of

water heaters their exposed insulations andlower burner compartments make them aMUST replace item.

We follow the manufacturers courseof correctable items and replacement parts. This ensure proper equipment life as well asreduces the chances of breakdowns. Flooddamaged components in our industry neverseem to function the same thanks to thecorrosive nature of water versus metal andelectrical components.

Rebuilding & Recovery:I do not believe anyone reading this

who has experienced flooding before, butyou never truly feel safe again. It is as if nomeasure of prevention you take you still getthat small spark of fear every time it rainsout. Even a small amount. At the end ofthe day there is really only so much we canphysically control besides moving to preventfuture Floods. It really all just starts withhoping for the best.

The things you can do is startby making repairs with the idea of future

moisture in mind. At the very least ensuyour repairs are done using available watproof materials. If water has gotten theronce, it is hard to imagine it can not gethere again at some point in time.

Look for programs offering relifor flood prevention and measures youcan take at home. For example somemunicipalities susceptible to flooding havflood control and prevention programsassisting residents. They help to offset cassociated with preparing your sewers fr

backing up into the home.Having gone through it once m

all we can really say is that it sucks. Itsinconvenient, can be costly, and can taklong time to recover from. However, withe right support and help we can survivthings like this. Make ourselves a littlewiser and prepared for events like this ithe future. If you would like to see morinformation about this topic just check othis page we created:

It might take a week, a month or even a year, but once any control hasbeen underwater it presents a serious hazardfire or explosion in the caseof gas controls, fire or shock in the case of electric equipment.

Because so many things can go wrong as a result offloodwaters, its usually

cheaper, and always safer, to replace rather than repair.

Well I hope all of you and your

pets survived the recent raining andflooded we just had. I know that a lotof my four legged friends were affectedby all this rain. Wether it was becausetheir walks where hampered, or becausethey were looking for a yard to go to thebathroom! Did you see some of theseflood waters.

Where the heck were we supposedto go to the bathroom? That water wasreally high in some areas!

Any ways, with all this rain alsocome the increase in flower and pollenproduction. The very thing that not onlylooks good, but drives my skin crazy!Ohhh, nothing makes me itchier more thanall this ragweed, pollen, and mold in theair. It is unfair that going outside andplaying in my favorite places has to drivemy skin so crazy.

I do not think people realize just

how much we can suffer from these everworsening allergy seasons. I heard thatthis year is predicted to be the worst oneon record. Oh great, I thought last yearwas bad.

Thankfully, my house and officeare both equipt to help me survive thisseason. My parents are doing their best toadjust my diet and bathing accordingly tohelp my skin recover. The oatmeal based
