What NOT to do when selling your homeBy Bernice RossInman News Service
With the credit crunch and huge amountof competition from distressed properties,"normal sellers" have had a tough time get-ting their properties sold. If you must sellin this market, it's absolutely critical thatyou price your property right.
Pinpointing the best possible price foryour home can be a challenge. If you over-price your property in today's market, it canstay on the market for months. If values inyour area are declining, the longer you taketo sell, the less money you will net. If youwant to net the most from your real estatesale, avoid these common seller pitfalls:
1. Basing the list price for your home onthe list price of other properties
This is probably the most common mis-take that sellers make. They look at whatother properties are listed for in their neigh-borhood and base their price on those num-bers. This is a huge mistake. To correctlyprice your property, the only accurate"comparable sales" are those propertiesthat have closed either for all cash or wherea lender has funded a loan. While proper-ties may be selling, many are not closingdue to the credit crunch. Appraisals are ahuge issue. The reason is that a property
worth $200,000 today may be worth$196,000 when it closes 60 days later. Ap-praisers are aware of the issue and often setvalues more conservatively as a result.
You can obtain comparable sales infor-mation online from real estate brokeragesites, Realtor.com and multiple listing serv-ice (MLS) Web sites. These online re-sources are a great starting place. Thechallenge is that they often lack up-to-datesale and/or price-reduction data. The bestsource for comparable sales information isa competent local broker who has access tothe most up-to-date MLS data.
2. Basing your list price on what youpaid for the property
Many sellers believe that what they paidfor the property influences their currentsales price. "We paid $200,000 for theproperty three years ago. We have to sell itfor at least $218,000 to break even." Thisreasoning is based upon a very commonfallacy. Many people believe that theagents and the sellers determine the priceat which a property will sell.
The truth of the matter is that the real es-tate market is like the stock market. Thebuyers -- not the sellers or agents -- deter-mine whether a property is saleable in any
given market. For example, if you paid $80a share for IBM stock and today it's sellingfor $50 a share, if you wanted to sell for$80 per share, you wouldn't be a seller intoday's market. The same is true for yourreal estate. The price you paid for the prop-erty has no bearing on what the buyer willpay. (It does make a difference in terms ofyour tax liability and a host of other issues.)
3. Overestimating the value of your im-provements or upgrades
Many sellers have a challenge under-standing how the improvements or up-grades that they have made to the propertyimpact value. Some improvements do in-crease value. Generally these includeadding square footage or bringing yourproperty up to the same standards as mostother properties in the area. Most improve-ments, however, make your property moresaleable, but they don't necessarily add tothe value.
For example, assume that you have whitetravertine marble countertops throughoutyour home and distressed walnut floors.These features make your home more at-tractive to potential buyers, but normallydon't add much to your sales price. The rea-son is that those improvements have no
value to a buyer who prefers dark graniteand plush carpets. Also, if you overimproveyour property by making your home sub-stantially larger than that of your neigh-bors, you probably won't recoup thatmoney either.
4. Testing the marketSellers often want to "test" the market.
"Let's list it at a higher price for a fewweeks and see what happens." This is ahuge mistake. Real estate professionalsknow that all listings have a "honeymoonperiod" where the listing will have the mostshowings. This normally takes place duringthe first 30 days the property is on the mar-ket. The reason is that buyers who have notyet found a property attempt to see newlistings as soon as they come on the mar-ket. This initial rush normally drops offafter the first 30 days. After that, showingsare normally limited to new buyers cominginto the market. If you don't sell during thehoneymoon period, there's a high probabil-ity that your property will be on the marketfor an extended period of time. You cangenerate additional interest with a price re-duction, but it never creates the attentionyou receive when you first list the property.

Q: I live in a 900-square-foot house inEast Oakland, Calif., built around the 1920s.I'd like to remove my fireplace. My livingroom is very small and has only oneopen/available wall, which faces east. Thefront wall faces the street to the north and isall window. Then there is the wall with thefireplace (west), which is flanked by awningwindows, and the third wall (south) opensentirely into the dining room, with beveled-arch corners.
I need another surface for art/decorations,or perhaps there is a flat-screen TV in mydistant future. With only one wall to workwith, demolishing the fireplace would addvalue to the room/house. The wall alreadyneeds significant plaster work that's goingto take it down to the lath to be repaired. Ifigure whenever I get that done, I could havethe fireplace removed. In the four-plus yearsI have lived here, I've fired up the fireplacetwice. What are your thoughts regardingvalue lost or gained?
A: We see your point about ripping out the
fireplace. Over the years we've had fire-places in many of our homes. We really did-n't use them much. Our family home innearby San Leandro had two fireplaces. Weused the one in the family room once ortwice each winter, and the one in the livingroom wasn't used in the 20 years our familylived there. On the other hand, there is someprimal pleasure we all seem to experiencefrom the warmth of an open fire.
Most people view a fireplace as a plus.The disadvantage is that a wood-burningfireplace is messy and inefficient. Modernbuilders compromise by installing more ef-ficient gas fireplaces with all of the ambi-ence and none of the mess.
All in all, taking out the fireplace is not abad idea. But it may take a lot more than rip-ping out the brick and installing drywall.You'll have to fill in the hole you'll make,and that could involve the structure from thefoundation to the roof.
If the fireplace is sound, there is a possi-bility that you can avoid a full-blown dem-olition by removing the fireplace face, thenbricking in the opening and extending the
wall framing to cover the opening. Lookoutside where the brick meets the exteriorwall. If there is no cracking or separation be-tween the siding and the brick, the fireplaceis sound. If there are gaps or cracks, there'sprobably some settling and the fireplaceshould come down. Consider getting a pro-fessional to take a look. A civil engineerwould be a good choice for this job.
If an all-out demolition is in the works,you're looking at a big job and probably alot of money. Once the firebox and chimneyare gone, you'll be looking at a big hole fromfoundation to roof. On the outside, the foun-dation and footing will have to be rebuilt.Then the wall, ceiling and roof must beframed to match the rest of the exterior, theinterior ceiling and the roofline. Sheathing,building paper and siding to match the ex-isting exterior wall is next, followed by in-sulation, drywalling and finishing theinterior. Finally, the roof will have to bepatched.
That is a lot of work to get a little wallspace. If you can leave the exterior intact,the project is more manageable. It would in-
volve stripping out the portion of the fire-place that extends into the house and remov-ing the plaster from the wall. Werecommend you take off the lath also and in-sulate the wall before you drywall and finishit.
With the wall open it's also a great oppor-tunity to upgrade your electrical system witha few well-placed receptacles. It's also timeto install TV cable in the wall. Have theelectrician put a plate over the boxes andcover them with a picture until the flatscreen appears.
As far as value gained or lost, it really de-pends on what the job is going to cost you.If the fireplace needs total demolition, ourguess is that it's going to be cost prohibitive.If the bones of the fireplace can stay, it'sprobably doable. As far as future value, thatdepends on the next buyer. Personally, wedon't have fireplaces now and don't missthem. So, for us, they have no intrinsicvalue.
