Introduction.

IMPLEMENTATION OF INTEGRATED ENERGY MANAGEMENT TO OBTAINED THE ENERGY EFFICIENT CONTINOUSLY

Grha Wonokoyo which is the head office of Wonokoyo Group has been desigend as an energy-efficient building. It is called, “ Passive Design Approach”. But not only with the design we can get significant efficiency.It also need a way to get a significant energy efficiency and can be applied continously, by applying Integrated Energy Management. This concept is an integration of operational management equipment system,consistenly checking, well planned maintanance program and also completed with building occupants behaviour. In general, electricity energy consumption in buildings is 40% of the operational costs, but for to Grha Wonokoyo that applied Integrated Energy Management electricity consumption is only 21% of the operational costs.

Integrated Energy Management is an implementation of electrical equipment systematization, consistenly checking, well planned maintenance program and the building occupants behavior concern in using energy. Include :

A. Equipment Systematization. 1.1.1. Air Conditioner Systematization

- Air Conditioner activated configuration, from 6 units, there are only 4 units that being activated at office room and each configuration is rotated every week. There are 3 configurations for this activated and each configuration, already calculated each cooling load for the convenience the occupants.

- Activated hour limitation, being non active ineffective hour at office and meeting room.

- Set at local remote temperature between 22⁰C up to 24⁰C ( office area ). - All this system is centralized with Centralized Remote so the building

occupants can not change. This arrangement is to minimize the load of wasted Air Conditioner, it can reduce the use of Electrical Energy .

1.1.2. Lighting Systematization - Lighting activation for office room arrange as below :

C. Maintenance program is well arranged and applied consistently.

Preventive maintanance program for all equipment also give contribution to this electrical energy saving. So it is needed to framing preventive maintanance program and consistently applied. Based on experience, a good preventive maintanance program can contribute 11% of electrical energy saving.

D. Building Occupants Awareness Building occupants awareness for this electrical energy saving done by get the all occupants used to unplugg all the electrical equipment from its power outlet after office hour. To make sure this activity, Floor Manager has to control and check this. If the electrical equipment still plugg on its power outlet, even the equipment already turn off, but still can cause flowing electrical energy.

The next target is despite the occupancy rate increased until 100% (currently 91%) but the Energy Efficiency Index (EEI) can still be less than 100 kwh/m2/year (based on operational 2000 hour / year)

1. IMPACT

1.1. Energy Saving. Grha Wonokoyo at its early operation already implemented Integrated Energy Management so the energy using, especially in electrical can be more efficient. So the energy efficient that we obtained, we compare between Equipment System Design ( HVAC, Lighting & Power Outlet ) . 2.2. Top Level Management Commitment The Key of success on Energy Management Programme is Top Level management commitment. The commitment of Wonokoyo Group on energy efficiency is clearly express strongly in the company strategic ie. to be cost leader, competitive and grow. To realize the management commitment, the building has been design & installed with VRV system for Air Conditiner. We also do a good housekeeping through maintenance program which is done periodicly. The Commitment of Wonokoyo Group Management to support energy efficiency the Grha Wonokoyo explains as follow :

Management Practise Target for efficiency is continuously improved from year to year based on last operation performance and compiled in company budget. To achieve the target, activities done based on standard operating procedure.
