Shanghai ICC

This mixed-use development on Huai Hai Middle Road draws inspi rat ion f rom the beauti fu l plain tree lined streets of Shanghai as well as the Shikumen façades from its rich history. The alfresco dining experience as well as the street lined shops, and the public park which makes the city so beautiful is the design inspiration and concept. It is also the vibrancy of the neon-lit buildings and the interaction with the people walking down the street that the designers wanted to bring into the heart of the project. The scheme encompasses two commercial towers that lead down to a seven-storey retail podium and the adjacent residential towers three and four. It features extensive glazing (not the norm for retail design), and has many public design features such as the sunken courtyard, w inte r ga rden, landscaped pod ium roof terrace, countdown square, as well as a green "parkscape" along the southern edge of the site. These lead down to "Fifth Avenue" below ground that links the retail basement levels to the new MTR Station. "Fifth Avenue" is the underground continuation of the fabric of Huai Hai Middle Road, adding another layer to the scheme.

Award information:The Asan City Government held the "Asan Baebang Mixed-Use Project Competit ion" in March, 200� in Asan, South Korea. It is a privately-financed international competition w ith many par t ic ipants inv i ted, including DRDS Architecture. The project presented here received the second place in al l the competition entries.

Awarded reason:Asan Baebang Mixed-use Project is an integral part of the Asan New City Development Plan, a 3,��3,200 sqm new city. The development goal is to provide a base area as a self sufficient, multi-functional city, linked to the National Capitol and Administration District, which will shift its function and focus to Asan.

The mixed-use project consists primarily of off icetel and off ice components housed within 4 high- r ise towers. These include 114 residential condominiums. A multi -function podium, including culture, research, healthcare, commercial and public space unites the project at the base. The project size is �12,000 sqm. The site area is 51,3�� sqm. The site coverage is �0%. The site is nestled between a hil ly woodland to the west and Jangjae Creek to the east. The KTX Chunan Asan Express Railway Station is within a short walking distance. Proximity to the bus l ine system and pedestr ian/bicycle circulation routes also link the project with the rest of Asan in an eff icient and sustainable manner. The featured high-rise tower is �� stories with a total area of 204,�05 sqm consisting of 60,600 sqm of office and 78,400 sqm of officetel including 114 residential units. The average floor plate size is 1,�00 sqm. Floor plates are designed with efficient lease depths in mind. The angular façade creates a crystalline effect that dynamical ly ref lects and harmonizes with the sky. Towers A and B are 4� stor ies in height consisting of off icetel with a total area 1��,�25 sqm. They are focused on family oriented living. Typical floor plans consist of � units facing southeast, south and southwest. This configuration, based on desirable views, inform the tower shape. Tower C is 3� stories in height consisting of officetel with a total area 15�,4�5 sqm. The tower consists of small sized residential units. The bui lding form ref lects ground configuration of a public park and offers bridges that are linked to the north hill. Each unit is oriented to the southeast with a view of the public park.

Wilson City Centre is a major new development in the w ider cent re of Sa ra jevo, of fe r ing spacious r iver v iew off ices, contemporar y retail facil ities, entertainment in a l ively and accessible area. The concept of retail draws on extensive research of contemporary western Europe shopping malls. The "V-sign", also called the "peace sign" and the "victory sign," is a hand gesture with the index and middle fingers open and all others closed, facing the viewer. Originally, however, its symbolic meaning was love; signing " love" and saying "peace" was a hippie anthem and mutual greeting. The designers have adopted and integrated this sign as a main theme of the building façade to express well deserved peace in the country's

colourful history. The gesture has been well praised by general public as well as authorities. It is important that this major new development should contain a rich and varied mix of uses. Successful "towns" thrive on diversity, rather than a single use that is deserted in the evening. In this way it becomes a desirable place to live, shop, meet, stay, relax and work. It will be the benchmark for future urban regeneration of Sarajevo. A piazza is an open square in a city, found in Italy. It is used to refer to an open urban public space, such as a city square. The piazza remains a centre of community life that is only equaled by the market-place. Piazza now generally refers to a paved open pedestrian space, without grass or planting, often in front of a signif icant bui lding or shops. Proposed Piazza would act as a social heart offering lively town-square-like environment. The piazza will act as a natural hub; as a desired destination for weekend or evening city walks. Stylish office towers emerging from the square will create desirable business address. Up-to-date business faci l it ies in combination with f lexibi l ity and eff iciency wil l maximize rental yields. North orientation of the river frontages offers 'floor-to-ceil ing' glass elevation to create class "A" impression with panoramic city and river views. Proposed State of the art shopping mall wil l attract customers with variety of retail units, with interconnecting walkways enabling visitors to

easily walk from unit to unit. Natural daylight will be fuelled through scenic roof lights sliding along attractive sculpture-like central curvilinear form. Car parks are designed with a great deal of flexibility between office and retail car park. Office and retail have different peak hours. With this in mind office car park is shared by retail in retail's peak hours (weekends) and similarly retail car park caters for office needs during the weekdays.

Cumulus is a proposal for Grorud that believes in the latent potentials of the site: its latent ecolog ies and orders , the envi ronmenta l presence in outer city low density urbanism, the mix and publicness of the blunt peripheral programmes and the under ly ing ideas of modern light and lit dwelling manifest in the existing housing slabs of Grorud centre. Cumulus thus is a st rategy to re-cycle, de-sector ise and confront these latencies and interweave them through a concept of (water) flow: the project conceives social spaces as related to environmental dynamics and develops a close – but not too close – public sphere inherent to the loose aggregate at hand. Cloud! The white and heavy cumulus congestus cloud serves as performative model to develop an architectural

t ypo logy fo r th i s synthes i s i ng app roach: undetermined and open on the ground, heavy and stable on first floor, a spongy heap in the sky. It floats above and fixates rudimentary every day programmes, it enables an intimate and lit inhabitation of the skies.

Awarded reason:It created a systematic pattern at the important intersection of Long Shan Road and Tai Hu Road that would serve as a point of orientation for the further development of the business park.

The proposal for the International Business Centre Zhi Yuan takes up the principle of duality as its fundamental design concept. Two axes, two towers, two squares and a similar number of cour tyards def ine the planned bui lding complex. The individual bui ldings and their uses are arranged in relation to one another according to the dialectic principle: high and low, closed and open, private and public, in alternating ser ies. Two blocks, U-shaped in plan, are to be constructed on the plot. The ends of the buildings are terminated by two s lender h igh- r i ses, which are rotated and offset with respect to one another to create a complex structure of defined external and

internal spaces. The two-and-three-storey plinth buildings have rental premises for restaurants, shops and banks, designed for flexibility of use; the towers of different heights are reached through spacious foyers on the ground floor and are connected to one another by bridges at some of the upper levels.

The site for the Urban Oasis development at Beach Road is located at a strategic point within Singapore’s city centre, connecting three distinct districts and forming a confluence point and hub for businesses. The 35,000 sqm island site commands panoramic views whilst also enjoying a high degree of vis ibi l ity of the city. The Urban Oasis is an unique mixed-use development comprising of office, hotel, retai l and residential components within a garden setting. The public plaza at ground level i s des igned to create a l ive ly u rban park, activating and vitalizing the area. The integral design implementation of sustainable

technologies const itutes the dr iv ing force behind the design. The development comprises of minimum 40% office use and minimum 30% hotel related uses, with the remaining usage reserved for residential and retail components.

XERO Project

Awarded reason:XERO Project reaches beyond the one-block competition site located near Dallas's city hall to propose a new district that enacts a symbiosis of agriculture and daily life.

XERO Project envisions a high-density, zero-energy, agriculturally oriented pair of buildings on the site of existing surface parking lots in a derelict district adjacent to Dallas City Hall. This project is about civilising city streets through the use of greenways and creating high-density housing in the middle of the city. By filling in the vast emptiness, making connections with the surrounding neighborhoods, addressing extreme weather and street conditions, and providing a clear focus, XERO creates a place that Dallas can value and use.

Awarded reason:The concept of design is based on a clear comparison of public and urban space typology, which builds the city.

The concept of des ign of D raga -Š iben ik and incorporat ion of the newly p lanned development into the existing structure of the city is based on a clear relation of the public city spaces and the typology of development, with the constituting elements of the urban development of the city being its public spaces, streets, squares, walkways, parks, whi le the constituting elements of the typology used to bui ld the city, the architectural shapes developed through time and, shaping its urban and morphological sequences. Low vertical structures, up to 10 storeys (40 meters) are a distinguishing mark of the business centre, and are harmoniously incorporated into the system

of vertical structures in the city skyline. This facet of the composition and design of large scale, i.e. the entire view of the city, was carefully studied using 3D simulation of the potential view of the wider city area.

T h e p ro posa l a i m s to weav i ng tog eth e r the dis jointed par ts of the city of Gi jón by eliminating obtrusive barriers and allowing for a soft transition from the landscape to the urban centre. The large location, sweeping through a vital part of Gijón's centre consists of a flowing sequence of four parts: the station of the 21st Century, the station square, the boulevard extension, the roof landscape. The four urban e lements together ach ieve inv i t ing cross connections and cross views between different neighbourhoods, between the station and the beach, while establishing a primarily pedestrian platform for new mixed-use developments, including housing, retai l, off ice and leisure functions. All traffic is bundled on the city side of the masterplan, whereas the beach side is reserved for pedestrians. The park of la Moreda i s expanded towards the ra i l s , w ith the in between spaces replanted with Asturian foliage.

Magma Towers

It is a mixed-use building locating in the exclusive area of Valle Oriente, in Monterrey, Mexico. A two storey commercial block facing Frida Kahlo Avenue, is complemented in the rear façade with a single level of speculative office space. On top of the large basement that these two elements representing and their respective underground parking area, raise two dark gray towers of monolithic appearance. The space that stands between them at the lobby level contains most of the amenities, such as the swimming pool, bar, gym, green roof garden, as well as other common areas. The different façades consist of a faceted geometry that creates a great dynamism in the shape of the building. At the same time, the substractions in the tower’s façades are generated in order to create balconies in a certain number of apartments. The randomly designed windows give great rythm to the façade.

Awarded reason:The great variety of housing configurations generates an image of great freedom in it’s composition, where double height lofts and penthouses coexist with standard one and two bedroom apartments, with or without balconies, in a wide variety of dimensions.

Puerta del Sol Towers

This project, located in a large development area within the urban sprawl of the city of Monterrey, offers a mixed-use complex with 30 0 apar tments, �,0 0 0 sqm of commerce, and 2,500 sqm of offices. The intention in this project was to locate the commercial premises in the first two levels, facing the Puerta del Sol Avenue, while the offices were located in the third level. The body of these premises and offices is detached from the apartment building by an inner vehicular circulation. In this way, the different areas that conform the complex are separated, even the parking zone. The skin

Arnhem Central Transfer Hall

The Transfer Hall project is the central piece of the Arnhem Central Masterplan, linking different programmes and levels. The building shelters the facilities and waiting areas for the trains, trolley buses and bus stations, as well as commercial areas and a conference centre, and serves as the linking hub between these transportation modes, the city centre, the Coehoorn area, the parking garage and the office plaza.

Scala Tower

Awarded reason:The design of the Scala Tower grows out of the context with a starting point in the volumes and cornice heights of the neighbouring buildings.

Visible from the Central Station, the Town Hall Square and the Tivoli Gardens, Scala on the Axel Square is located on a central traffic, cultural and commercial site in Copenhagen. Acting as the visit ing card of Copenhagen to the surrounding world in the heart of a potent mix of élite and popular culture, the designers wish to continue Scala’s function as a place for concerts, cinemas, shops and restaurants. The designers propose a building with a starting point in the historical Copenhagen tower, which is made up of two basic principles: a base that relates to the urban space and life unfolding near the building, and a slim steeple that reaches towards the sky and becomes part of the Copenhagen Skyline. From the surrounding city space, the house rises towards the sky. At the top, a clear principle for a tall and slim tower, at the bottom, a beautifully modelled volume that merges with the surrounding city from building to city space.

Sky Village

By creating a tower that is a grid structure with a minimal pixel size, any configuration can be imagined and filled in. The grid-size of 7.8 metres × �.� metres combines a good parking grid, a proper housing unit and office type, which can easily accommodate a large variety of tenants, e.g. young people that want to live close to the city and starters in the office market. Small offices and home offices make up of a vertical SOHO. The units, or pixels, can also be joined together to form larger spaces to accommodate larger apartments, hotel rooms or offices. A sustainable structure arises, as well as a mixed use building.

Urban Resort Saint Petersburg

The "Resort" of Saint Petersburg is a perfect example to incorporate the structure of a building with its surrounding environment. The shape of the construction equals an artificial landscape. With its different undulations, the membrane equals mountains that accrete and accumulate the snow, which is omnipresent in the city. The white roof cover of the building shows a contrast to the colours and materials of whole complex. The building claims to transmit an iconic value that is marking its public use. The skin has been designed that besides its formal language and its special character, based on folds, expresses several characteristics of identity related to the

Two public plazas have been designed at the oppos i te ends of the s i te and major programmatic elements have been located next to them. 38-floor high hotel has been placed next to the eastern main pedestrian plaza and 37-floor high residential condominium tower has been placed next to the western entry plaza. The main pedestrian circulation – recalling abstracted river – runs between two public plazas and cascades down to the shopping mall negotiating 1�metres level difference between main entry plaza on the east and secondary entry plaza to the west. Hotel tower is directly connected to the main pedestrian entry plaza and announces the development from the distance, creating a landmark within the city. Residential tower addresses the surrounding low-rise residential area without creating negative sunshade. Most of the residential units feature private, double height walkout sky-gardens providing view of the Bosphorus Strait.

squares is then carved out within the site itself, spreading out as a fluid extension of the locality. From Avenue de Paris or Avenue de Sydney, where the squares are formed, one can wander along the interior street and across a sequence of inter-connected, ineer squares. This route is that of a major shopping street, punctuated at a certain point with the market hall on one side and the departement store on the other. The scheme strives for a genuine mixture of indoor and outdoor spaces and large green terraces. It is conceived as a series of levels stacked on the top of one another, gradually opening as they rise skyward like a conch-sell, encouraging natural light to penetrate throughout. Green space has not been conceived as a vast isolated

garden, but rather as cut-out garden fragments serving different functions. As a whole, the project becomes a receptacle for greenery in multiple and magnified form.

Adjacent to the Burj Dubai, two dancing towers designed by Curtis Fentress rise more than �00 feet, or 210 metres, with a graceful cadence. The towers suggest two dancers bowing in rhythm with one another – one convex, one concave, artfully connected yet independent. To create this illusion of two towers bending and folding in a dance, an innovative structural system was developed to allow floors to extend beyond the core support with a framework of diagonal braces tying together sections of cantilevered floors. One tower was designed with 28 floors of five-star hotel suites with 435 guest rooms and 14� serviced apartment- l ike units. The project is a mixed use development in a very dense urban area of Hanoi. Programmes are office, hotel, apartments and commercial. The challenge of the site is the large area to be developed versus the limited street frontage. The connections will be provided by the hotel, putting the public function both into the very top as well as the very base. The top connection forms a three-storey panorama zone. The recreation functions of the hotel (bar, pool, spa, gym) will be located on top of the hotel. The residential and commercial complex of the "Wind Towers" stands in the unique setting of Gelenjik, the famous resort on the Black Sea, with fine sand beaches, crystalline water and high, rocky mountains. The project covers a total area of about �0,000 sqm, containing residential, commercial and recreational spaces, organised in three slender towers resting on a large base. The towers, each 100 metres in height, contain apartments of different sizes, for a total of 30,000 sqm of residential space. A shopping centre with an area of 11,500 sqm is organised at the base of the three towers. The shopping centre, on three levels, contains a supermarket, small shops, boutiques and recreation spaces. The upper level features a cinema with four theatres, a bowling alley, a playroom for children and many bars and restaurants of different types.

The Republic Square is a part of a large-scale development across the city of Almaty. The building is a long tower which is anchored to the ground by a 3�-metre diameter spiral, which will be divided up between retail, office, hotel and residential spaces. The spiral provides major support for the structure and encapsulates the five public venues near the ground level. In between these five spaces, four courtyards let nature in and are each shaped to represent the four seasons of the year. A new city plaza is created within the spiral. This enclosed plaza or "winter garden" connects the former capitol site to the west with large scale retail and housing areas to the east.

Concept of this awarded project stems from forming a unified structure that will reconcile the surrounding urban matrix. Two interacting volumes, a tower with 20 floors and a lower building with 5 floors, unite the planned goals and achieve high quality relations with the neighbouring buildings. A semi-open atrium between the two buildings connects them with the surrounding public pedestrian surfaces. The underground floors are reserved for garage spaces, ground f loor for shops, bars and restaurants. There are 20,000 square metres of office space, and an unique viewpoint at the top of the tower. Simple but at the same time attractive effect of the façade design, made by pulling glass modules in and out, gives the building recognition and uniqueness.

Istanbul Seaport is a mixed-use master plan consisting of retail, entertainment, office, hotel, hotel-managed apartment, conference facilitie, pleasure boat marina, mega yacht harbour and cruise ship terminal. The project is situated on the Miramar Sea at the foot of the Theodosian Wall just west of the main historic and cultural area of Istanbul. The master plan is designed to preserve views of the historic wall by creating view corridors, a three-hectare viewing plaza and a descending skyline that step down to the height of the historic wall. The cruise ship terminal is oriented to provide spectacular views of the Marble Gate. The low-rise buildings on north facing elevation are faceted in plan to emulate the faceting and towers of the historic wall. They will be clad in locally quarried stone to match the historic wall.

Situated on a triangular plot, this "double loop" resembles the form of an "�". It features both an introverted atrium and courtyard garden. Called Raffles City, the building will incorporate retail spaces, of f ices, hous ing and a hotel . The philosophy behind the Raffles City concept is to integrate mixed uses in an urban context, but in such a way as to give this concept a twist by focussing on where the urban context meets the landscape of the city. The Circle is one of the world’s most ambitious airport real estate projects. Dubbed “The Circle at Zurich Airport”, the new building will accommodate services from cultural to office through health and beauty. The design was part of a bigger competition held for a former industrial harbour area in Amsterdam. Here new sustainable mixed-use buildings had to be introduced in order to make the area also suitable for living. Developed as a part of the Mercedes-Benz Hotel Tower Competition for the city of Yerevan, Armenia, the "All Seasons Tent Tower" from OFIS Architecture is a quake-proof building, which is capable of resisting gravity load and the forces resulting from earthquakes. The first tower, the hotel, takes as a reference point something unique in the Arabic world, the moucharabie, a kind of wood carving bema. This device, which allows one to observe without being seen, is generally made from small pieces of turned wood assembled according to an often-complex geometrical plan, forming a closely woven grille. All the buildings rest on a horizontally “cut out” base, like the dry cracked ground. The rifts allow light to pass through and protect visitors from heat. The idea recreates a place similar to the traditional Medina, but in a contemporary and innovative version. The 3 residential towers are positioned close together, creating a play of perspective from oblique lines, solids and voids, just like superimposed stones.

The project consists of three main structures, which are raised above the plateau: a residential building, a hotel and an office building. They are connected to the ground by three legs, which contain the entrance and the main public functions of the programme. The legs are connected to the urban plateau above and below ground. The towers are designed to maximise the panoramic view over the city and its environment with a major emphasis on the direction towards the Mount Ararat. Each tower can be build as individual structure. However as they connect at the upper floors, there lies the potential of l inking them and enable a synergy between the different programme parts regarding circulation, maintenance and use. The resulting form appears to be a flower-like shape. To create a consistent image, the towers have the same front layer of the façade system, but different solutions at the second, inner layer.

Breaking with the traditional box-like shapes, the architects filled out the space set by the urban regulations, and subsequently hollowed out this shape until the maximum allowed volume was reached. In doing so, the strong, recognisable outer shape, is contrasted by beautiful open inner spaces and at the same time the proposed shape allows for a flexible development in programme between shopping, offices and housing. The programme can be distributed flexibly, with the main division between commercial spaces on the ground floor and the cores reserved for the apartments on the higher levels. A four-storey retail mall with a department store and movie theatres serves as a base for five residential towers and three office towers. These towers range from 24 to �2 storeys in height. Located in Changchun, China’s northeastern Ji l in Province, “Changchun1�4�”, formerly Changchun diesel engine plant factory built in 1�4�. The site will be transformed to become a high-end mixed-use commercial area. The new “Changchun1�4�” site will marry dining, entertainment, office and residential with its own kindergarten designed for its residents. Commercial potential is maximized thanks to intentional positioning of each function. The iconic entrance enhances the site, giving its users a complete overview of the old and new architecture styles. Tailored to the local culture and weather conditions, each existing building is seamlessly integrated together with the new creating a flexible and comfortable landmark in the region adaptable to al l seasons. “Changchun1�4�” is an outstanding project case study of how to transform an industrial site into a successful mixed-use commercial centre.

L.A.R.S.’s strategy is to pull on-hand conditions and continuities across the location and the highway and let them work with, against or next to each other. At the base of the project lies the mall “jump-over”: the foot print of the existing shopping centre is scaled onto the opposite side of the highway. An underground car park materialises this conceptual site – defining measure. The complementary initial is brought about by the landscape “swirl”. The three nearby landscapes are extended and pulled towards each other via bridging platforms across the highway. The emerging morphology is decisively determined by the demands of a landscape related dwelling. L.A.R.S. distinguishes two practices: viewing and walking. “Walk blocks” form a U-shaped compound with an open courtyard orientated to the landscape connections. In contrast, the viewing towers build up a tight relation to the surrounding hilltops. They are turned towards a specific vista and are placed in such a way that they do not restrain each other’s sight lines.

At the site of the Mutkvari River, flowing through the middle of Tbilisi, a mighty complex facility was envisaged. The complex includes an amusement facility, casino, sports centre, shopping mall, hotel, and office. The requirements of the programme were not much strict. Through an analysis of the programme, the architect reached a result that each required facility was a fluid and variable from the functional detail to the volume. Based on the analysis, an extremely luminous idea was led. The idea was to cover the various facilities with a monolithic structure. Also, the architect planned to create a suitable iconic landmark for the capital while reserving the flexibility and the programme. Also, the required bridge across the Mutkvari River became a part of the architecture. The architecture connecting the historical area across the Mutkvari River with the elastic bridge was named “FENIX”.

The project’s mass is sensitively sited to respect its immediate context – establishing a friendly pedestrian experience of plazas, quads, and arcades that provide space for the enjoyment of life. The form, an extruded quadrangle, is carved to maximise openness, flow of activity, and views through the large contoured centre. The proposed project is a mix-use building that, in addition to housing the College’s Centre, will include two-level street fronting commercial space wrapping the entire base of the building as well as an open-air campus “Arts Quad” – that serves as the main distribution level to various programmatic components of the College. The project also incorporates an office component; a meeting facility, an athletic centre, a residential component with small studio, and one-bedroom rental units; and a 300 rooms, full service mid-range hotel. The parking garage is proposed to be completely underground, innocuous to the above ground functions.
